Refund Policy
A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.
General Guidelines
●Pets: NO PETS ALLOWED. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.
●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.
Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.
●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.
●Trash: Dispose of all trash in outside bins before departure.
●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.
●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.
●Windows: Keep windows closed for security.
●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.
●Storage Closet: Keep this area closed and locked.
●Consumables: Leftover items are at your discretion; freshness is not guaranteed.
●Furniture: Do not rearrange.
●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.
●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.
●Illegal Activities: Will result in immediate eviction.
●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.

My family and I loved staying in this beautiful house on the beach! I love how it was nice and flat no big steps to climb. Some of my group has trouble climbing stairs so this was perfect. The walk to the beach wasn't long. The property was clean and nice. I would love to stay here again sometime!

The house is easy to find and has plenty of parking for 3 vehicles in the driveway. The road in from is a major thoroughfare but is surprisingly not overly busy so we never had problems exiting or entering the property. The house is especially good for sharing as all the bedrooms are in different parts of the house creating great privacy. The kitchen placement is a little different as things have to be carried down a hallway to the eating area. The house is well appointed and comfortable. The back porch offers great relaxed views and comfort to watch the waves roll in. We especially enjoyed it in the afternoon with our libations and snacks. I would suggest a roll up shade on the pergola to allow the same experience in the morning without the sun baking you. The ocean in front was shallow enough to allow lots of wading and sitting in the surf without danger. The beach is great for shelling and the Coquina shells number in the "jillions". It is long and straight so it's perfect for relaxed walking (or running). The Publix supermarket is a short drive and has several restaurants there including Beaches with very large portions and Fire Wok for the budget minded but really good Chinese food. As a recommendation, O.C. Whites, Harrys and Casa Raina in St. Augustine were all very good. We were there for a very pleasant 10 day stay.

We have stayed at multiple beach houses, at multiple beaches, in multiple states. We agreed that this was a favorite house and beach. The house was perfectly outfitted, the layout was awesome. Each bedroom couldn't have been further from the other, extremely private. Each with its own full bathroom. And the windows.. wow. We will definitely return. Thanks for perfect stay!

The house had plenty of space, was beautifully decorated, comfortable spaces, the most lovely beach views from most rooms, and the best location( right on the beach but only single dwellings close by!) it had all kinds of beach equipment and a gas grill.
