Set in the peaceful Highland village of Insh, this welcoming cottage offers the perfect base for exploring the Cairngorms National Park while enjoying the space, tranquillity and slower pace of rural Highland life. With a large garden, peaceful views and a cosy wood-burning stove, it provides a comfortable retreat in every season.

Surrounded by open countryside and some of Scotland's most beautiful landscapes, this is a home built by people who understand the pull of an early morning run or a long day on the trails — an ideal base for families, couples, runners and cyclists looking to recover properly, away from the busier tourist centres



At the heart of the home is the bright and comfortable living room, where large windows look out over the garden and create a wonderfully peaceful place to relax. Comfortable seating, garden views and a traditional wood-burning stove make this a welcoming space throughout the year. In summer, sunlight pours into the room while the garden provides a tranquil backdrop. In autumn and winter, guests can return from a day exploring the Cairngorms, light the stove and settle in for a cosy Highland evening.



The adjoining dining area provides plenty of space for family meals, planning the next day's adventures or simply spending time together after a day outdoors. The cottage combines comfort and practicality with one double bedroom, two twin bedrooms and two bathrooms, making it well suited to families, couples travelling together or small groups exploring the Highlands. The annexe provides another kingsize bedroom with a shower room, a small kitchen and living area - perfect for grandparents or guests who like a bit of space. A separate utility room with a washing machine and tumble dryer is ideal for longer stays and for guests returning from walking, cycling or outdoor activities.



Outside, the large garden provides a wonderful sense of space and privacy. Surrounded by nature and Highland scenery, it is the perfect place to enjoy a morning coffee, watch local wildlife or simply appreciate the peace and quiet that makes Insh such a special destination.



The location is one of the property's greatest strengths. Insh Marshes Nature Reserve, one of the most important wetland habitats in Britain, is nearby and offers exceptional opportunities for wildlife watching, photography and peaceful walks. The area is renowned for its birdlife and changing seasonal landscapes, attracting visitors throughout the year who come to experience one of the Cairngorms' most special natural environments.



History lovers will enjoy exploring nearby Ruthven Barracks, one of Scotland's most dramatic historic landmarks. Standing proudly above the River Spey, the barracks offer fascinating insight into Highland history alongside stunning views across Badenoch and the surrounding countryside.



For outdoor enthusiasts, the opportunities are endless. The area offers excellent walking and cycling routes, from gentle woodland trails and lochside paths to more challenging mountain adventures within the Cairngorms National Park. Loch Insh is just a short drive away and provides opportunities for watersports, paddleboarding, sailing and family activities throughout the year. The wider Cairngorms are home to ancient forests, mountain trails, wildlife encounters and some of Scotland's most spectacular scenery.



Kingussie, often regarded as the capital of Badenoch, is only a few minutes away and offers a range of independent shops, cafés, restaurants and local businesses.
