The apartment is spacious and furnished in colonial style : it is located within a historic complex from the 1700s, overlooking an inner courtyard used as a communal garden. It is on the first and last floor and has a large separate entrance. It has no neighbors on 4 sides. It enjoys side lake views and enchanting views of the inner garden, historic lemon houses, mountains and the entire town of Limone. It is located in a pedestrian area , opposite are a bakery and bistro . The private underground garage is located about 40 m from the house , where there is a bakery to buy fresh croissants and bread every morning.

The apartment can accommodate up to 4 guests, two couples or a family . We do not accept more than 4 guests, even in case the fifth is a child.
The entrance is guarded with CCTV cameras.

We cannot accept infants or children under 10 years of age. Children over the age of 10, are to be counted as adults at the time of booking.

There is a tourist tax of €2 per person from age 10, payable in cash on site before departure.

Despite being a central apartment near the Lake promenade , it is soundproofed and very quiet, in a pedestrian area. Available to guests is the use of a private garden overlooking the lake, with chairs and table and sun loungers, respecting the quiet after 23.00 hours ( see our guide in the brown book ) . In the basement there is a private laundry room with a LG washing machine ( USE THE ONE ON THE RIGHT , detergent included ) and a video-monitored storage room for bicycles .

There are remote-controlled fans and 'air conditioning can be activated ( from us by remote after the arrival )at a cost of €10 per day to be paid in cash before departure.

Possible additional heating costs if used out of season ( ask for details ).

Please note that if the apartment is rented by two guests who wish to occupy both bedrooms, the linen for the second bed has an extra cost of €40 per stay , to be paid in cash and we must be notified at the time of booking.

The room is exclusive and very bright. The island kitchen is equipped with an oven, microwave oven, dishwasher with latest generation steam function , American-style coffee maker, electric moka , Senseo Philips pod coffee maker , toaster and kettle, soda stream, blender and glass-ceramic gas cooktop with five burners.
In the living room is an LG fullHD 55-inch smartTV with satellite channels and access to Netflix or Prime ( via own account) , a MiniNest digital assistant with voice commands in English-Italian-German, and a station dock with Bluetooth connection for listening to music. Books in several languages and board games are available to guests. A 30-megabyte WiFI is present. The bedrooms are bright and each offers full HD satellite TVs , fans with remote control, 180cmx200cmx27cm king-size beds with memory foam mattresses and soft pure cotton linens .Each room has independent central heating.

The windows are soundproof and with mosquito nets in each room. Available to guests are bath and beach towels, portable deck chairs, cooler bag . The bathroom accessible from the hallway has a large walk-in shower with bench ; the en-suite bathroom has a bathtub with built-in shower. There are no bidets, but rather toilet showers. Courtesy products are made in Italy and paraben-free, based on thermal water.
