Five-minute walk through the park to the beach, ten minutes to 5th Avenue and the Cozumel ferry. Sleeps 10 across four ensuite bedrooms - built for families and friends traveling together. Hosted personally by Dan and Mariana.

THE VILLA
Two-story home in Playacar Fase 2, designed for indoor-outdoor living. Step from the living room and kitchen straight onto a covered terrace, private pool, and tropical garden.

- Upper floor: 2 King bedrooms, each with ensuite
- Upper floor: Twin Queen bedroom with ensuite
- Plus a guest half-bath on the ground floor

- Hand-thatched Mexican palapa on the rooftop, accessed through one of the upper bedrooms

GUEST ACCESS
You will have the entire villa to yourselves - all 4 bedrooms, the private pool, gardens, rooftop palapa, kitchen, and all common areas. Free private parking for 3 vehicles at the villa. Self check-in via lockbox, with full instructions sent before arrival. We are on call if anything comes up.

CELEBRATIONS
Birthday parties and family gatherings are welcome, up to 20 people. Playacar Fase 2 is a quiet residential community, so we ask that music and outdoor noise stop by 10 PM. Just let us know in advance so we can help you plan.

Villa Estefania sits inside Playacar Fase 2, a gated community with 24/7 motorized security. Quiet streets, mature gardens, and a five-minute walk through the park to the beach. Ten minutes to 5th Avenue and the Cozumel ferry.

GOOD TO KNOW
- Playacar quiet hours: 10 PM to 8 AM.
- Coconut palm in front of the house: please do not park your car directly underneath. Falling coconuts can cause real damage.
- No glass at the pool, please. We provide plastic cups and tableware.
- Sargassum season: seaweed can wash ashore on Caribbean beaches between April and August. The local beach club regularly clears its area, but conditions can vary day to day.
- Hurricane season: June to November. Brief power or water interruptions are rare but possible during storms.
- Check-in after 3:00 PM, check-out before 10:00 AM.
