The Space:

Set on a 1,500 m² property with 395 m² of living space, the villa accommodates up to 10 guests across two floors and a basement. The outdoor terrace is the centerpiece, featuring a 50 m² heated infinity pool filled with seawater and enhanced with hydromassage jets and a cascading waterfall. Sun loungers surround the pool, while an outdoor living area with comfortable seating, a summer gazebo with a dining table for ten, and a barbecue overlooks a lush Mediterranean garden.



The ground floor combines elegance and functionality with a living room furnished in a refined mix of dark and light tones, complete with SAT TV and a fireplace. Adjacent is a dining area with seating for ten and a fully equipped SieMatic kitchen featuring high-end appliances and a stylish island with bar stools. This level also includes a bedroom with a queen-size bed and an en-suite bathroom designed for guests with disabilities, offering direct access to the terrace and pool. A guest toilet, dressing room, and laundry room with an additional shower are also located on this floor.



An internal staircase with a glass railing leads to the first floor, where four thoughtfully designed bedrooms provide comfort and privacy. The master suite features two single beds that can be joined, an en-suite bathroom with an Italian designer bathtub and shower, and a private terrace with panoramic sea views. The remaining three bedrooms offer king-size beds, en-suite bathrooms with showers, and private balconies overlooking the Adriatic.



The basement is dedicated to wellness and entertainment, featuring a fully equipped gym, sauna, billiards table, and table football.



Guest Access:

Guests have access to the heated seawater infinity pool, gym, sauna, outdoor living areas, gazebo, barbecue, and all interior spaces. Private parking for four vehicles and one trailer is available, and family-friendly amenities such as a baby cot and high chair are provided.



The Neighborhood:

Located near the pebble beaches of Zečevo (approximately 350 meters) and Šepurina (about 1.8 km), the property is ideally positioned for discovering Rogoznica’s natural beauty and cultural attractions. The area is known for its pebble beaches, Dragon’s Eye Lake, and vibrant dining scene. Historic cities such as Šibenik, Trogir, and Split, along with the national parks of Krka and Kornati, are within reach for memorable day trips.



Getting Around:

The sea is only about 10 meters away, while Rogoznica’s center is approximately 2 km from the property. Nearby beaches include Zečevo at roughly 350 meters and Šepurina at around 1.8 km.



Other Things to Note:

Check-in is available from 16:00 to 22:00, and check-out is by 10:00. Smoking, pets, and events are not permitted. A security deposit of €1,000 applies. Included services feature tourist tax, villa manager, pool maintenance every seven days, baby cot and highchair, bed linen and towel changes every seven days, Wi-Fi, final cleaning, pool heating from 01.05. to 31.10., and parking.
