The ground floor seamlessly connects indoor and outdoor areas through floor-to-ceiling glass doors. It features a SieMatic kitchen with premium appliances and a central island, a dining area with high ceilings and seating for 10, and a cozy living room with a corner sofa, SAT TV, and a fireplace. A queen-size bedroom with an en-suite bathroom is located on this level, suitable for guests with disabilities and offering direct terrace and pool access. A laundry room and guest toilet are also available.



The first floor hosts four elegantly designed bedrooms. The master suite includes two queen-size beds, an en-suite bathroom with an Italian designer bathtub and shower, and a private terrace with a sofa. The remaining three bedrooms feature king-size beds, en-suite bathrooms with showers, and access to private terraces. Each room ensures privacy and showcases stunning sea views.



The basement is dedicated to wellness and entertainment, offering a fully equipped gym, a sauna, billiards, and table football.

The residence is located 2 km from Rogoznica’s town center, providing convenient access to local attractions and nearby historic cities.



Other Things to Note:

The home is fully air-conditioned with a Harreither cooling and heating system and includes Wi-Fi. The kitchen is equipped for gourmet preparation with a wine cooler, coffee maker, dishwasher, and more. A baby cot is available on request. Next to the property are two additional villas with the same layout, making the location suitable for larger groups.



Check-in is from 16:00 to 22:00 and check-out is at 10:00. Smoking, pets, and events are not allowed. A €1,000 security deposit is required. Included services are tourist tax, villa manager, pool maintenance every 7 days, change of bedlinen and towels every 7 days, wi-fi, final cleaning, parking, baby cot and highchair, and pool heating from 01.05 to 31.10.
