THE SPACE
Your own garden level in a gray 1890s Federal-style rowhouse on Capitol Hill: 733 sq ft, all yours, with a private entrance one step down from the sidewalk and a brick courtyard out back that belongs to this unit alone. Walk Score 98, so most guests park the car and leave it.

- Bedroom: queen bed, blackout shades, closet, hangers and a full-length mirror
- Living room: queen sleeper sofa
- Nook: double bed off the living area, closed by a curtain. Kids love it.
- Two sets of cotton linens per bed, plus extra pillows and blankets
- One full bathroom with a tub, towels, hair dryer, shampoo, conditioner and body wash

The kitchen & dining
A full kitchen for cooking in: full-size fridge and freezer, oven and stove, dishwasher, microwave, toaster and blender. Keurig pod coffee maker, electric kettle and tea. Cookware, a baking sheet, knives and cutting boards, cooking basics, dishes, glassware, wine glasses and an opener. Starter supplies are stocked so you're not shopping on night one, and Trader Joe's and Safeway are a short walk. The dining table seats four.

Living & entertainment
Open living room with painted brick, built-in bookshelves stocked with books and big garden-level windows. 50" Roku smart TV (sign in to your own streaming accounts).

Outdoor living
- Private fenced brick courtyard with seating, for the garden suite only. Morning coffee before the Metro, or a glass of wine after a day on the Mall.

Laundry
- Washer and dryer in the unit, with detergent to get you started. Iron and ironing board.

Comfort
Wi-Fi throughout. Forced-air heat and A/C plus mini-splits in the bedroom and living room, and a space heater for chilly nights. Cleaning supplies and a vacuum are on hand for longer stays.

GUEST ACCESS
The whole garden-level apartment is yours: bedroom, living room, sleeping nook, kitchen, full bath, laundry and the private brick courtyard out back. Self check-in with a keypad code at your own entrance, one step down from the sidewalk, so arrive on your schedule after 4 PM.

The upstairs unit is a separate rental with its own entrance. Owner storage closets aren't part of the stay.

GETTING AROUND
You won't need a car. Eastern Market Metro (Blue, Orange & Silver) is 2 blocks away, and a Capital Bikeshare dock is 1 block away.
From DCA (Reagan): Blue line straight to Eastern Market, no transfer. Your door is 2 blocks away.
From IAD (Dulles): Silver line straight to Eastern Market, no transfer.
From Union Station (Amtrak, MARC): about a 10-minute rideshare.
Driving in? Without a DC residential permit, street parking on most nearby blocks is limited to 2 hours, 7 AM to 8:30 PM on weekdays; the posted sign governs. Message us 48 hours ahead and we'll tell you the current visitor parking options.

THE NEIGHBORHOOD
Capitol Hill is DC's classic rowhouse neighborhood: tree-lined streets of 19th-century homes a few blocks from the Capitol dome. You're between Eastern Market and Barracks Row, so coffee, bakeries, 30+ restaurants and weekend markets are all on foot, and neighbors walk their dogs to Lincoln Park in the evening. It's a real residential street that goes quiet at night.

GOOD TO KNOW
- Check-in 4:00 PM. Checkout 10:00 AM.
- No pets. Service animals are welcome as required by law.
- No parties or events.
- No smoking or vaping of any kind, including marijuana, inside or out.
- Minimum age to book: 25.
- Please book the exact number of guests so we set up the right beds.
- The upstairs unit is a separate rental, so you may hear footsteps now and then. Pennsylvania Ave is a block away, so expect some city sound.
- Deliveries (groceries, takeout, packages) go to the front door. There's no mailbox access.
- A Ring video doorbell covers the front entrance (exterior only). There are no cameras inside the apartment.
- Licensed DC short-term rental.
