Everything !
Bed could be a bit softer

It was clean and quiet.
The bed. The mattress needs to be replaced. When you get in the bed you fall into a hole in the middle. Makes for an uncomfortable sleep. It’s hard to roll over.

I was very surprised at how all of the rooms have been updated and how clean and neat they were. It was also very quiet, so I'm guessing there were soundproof walls, which was nice.
I couldn't get the AC unit to work right in the middle of the night. It was very loud, but then got too hot when I tried to change the temp. It wasn't use friendly. I unplugged it and it got too hot in the room.

We waited over 15 mins for someone to check us in. I called the phone number numerous times and it went to voice mail. Finally when I got a hold of a person they were rude and said check in is not til 3. I said that I requested early check in and the person said that request was not received.
Check in staff. We stayed 2 nights and never received cleaning service. The web site stated their was a trolley service and their was not a trolley that went to the motel.

"Posizione ottima per raggiungere le spiagge di Wells e di Ogunquit. Comodi i tavolini di fronte alle camere che permettono di consumare i pasti all'aperto. Gradita anche la presenza dei barbeque. Stan..."
