Our family of 7 had a wonderful week here! We have been vacationing in Newport Beach for 25 years and this property is now at the top of our list. Updated, fantastic views of the beach AND the bay, wonderful hangout spaces, spacious bedrooms and A/C (a must for us) are a rare find. Add the best location on the boardwalk, an amazing rooftop deck, super generous amenities (beach chairs, bikes, paddle boards & beach games (to name a few) and an owner who is a 5 star communicator and cares that you have a wonderful stay and you have this property. We can't wait to return!

Lovely long weekend with my friends was well enjoyed by this beachside beauty. Gorgeous views in a home away from home.

It wasn’t the ideal weekend due to weather, however the stay was perfect. Five adults and one toddler stayer for 4 nights. We encountered unexpected weather that left us staying inside and playing games for 2 days. The patio view of the beach is great and there is a fireplace for wonderful ambience. The rooftop is perfect for sunrise/sunset views of the beach. There are tons of fun board games to play and puzzles to solve. We made the best of our trip and when the weather cleared, we had a day to enjoy other great amenities. The host is great. She gave us restaurant recommendations and even checked in on us to ensure we were having a good time. We have already booked another stay and will be back in a few months to enjoy the rest of what the house has to offer!

We had a great time and the owner was amazing to communicate with and very prompt in dealing with any issues we had. When we arrived the house was very dusty and sandy and the owner immediately sent the cleaners back out to the house. The location was amazing and could not be better and the house overall was great!

What a beautiful property! Ocean view, spacious floor plan, beach toys, bikes, roof top, surround system and awesome owners. You can’t go wrong with this property, we will be back!

The home was within walking distance of several restaurants. It is also located right on the boardwalk and we used the bikes provided to ride end to end. The weather and water was a bit cool but we sat on the beach each day. We even spotted a whale about 50 yards directly offshore. Easy check in and checkout. We would highly recommend!

Great house and epic location!

This property is awesome! The house itself was perfect for our two families of four (8 total). The four kids stayed in the bunk room and each family had their own full bath. Rooms are spacious. House came with all the necessities (bikes, chairs, paddleboards, umbrellas, and more) Close to the harbor for paddlboarding, boardwalk for walks and biking, beach-level patio for happy hour cornhole and rooftops for golden hour…we loved it all!

Not great but excellent property and host. We had such a wonderful time, everything is as it appears online. Amazing beach, ocean, sunset, sunrise and bay views from family room and rooftop. We plan to return.

Jessica’s place is fantastic. Location and layout for groups. My son spent hours digging in the sand and truly having the time of his life! It is a special place and I do hope to return again soon.

Its location near the Balboa Pier and Balboa Island Ferry, which we took several times, was ideal. We will definitely consider going back.

We really enjoyed our stay. The house is very comfortable and had everything we needed. Plenty of cruiser bikes to choose from to enjoy the boardwalk. Great views from both the roof top deck and back patio. Jessica’s communication was spot on. Would definitely stay again.

We rented this house for our son's 30th birthday. We had a great time and the layout and areas of the house were amazing. The pictures do not do this location justice. Only draw back was parking by the house for family but a large parking lot a few steps away. But if you only have 1 or 2 cars not an issue. The fire pits out front on the beach were nice and there was would and lighter fluid available for us. All the little touch like that was amazing. We woould rent this location again.

We've now stayed at this property twice. We love the location! We love the layout of the house. It fits our family of 7 great. It is well stocked in the kitchen. They have tv's with live channels (so we could watch MLB playoffs), board games, puzzles, great parking, enough bikes for the family and 4 long boards to enjoy. Can't wait until our next trip there!

We go on a Girls' trip every year (7 of us from different states) and chose Newport Beach for this one. The location couldn't have been more perfect. Right on the boardwalk, close to the pier, short walk to the Fun Zone and Ferry. It just took us a few minutes to get to Balboa Island to eat & shop. So much to do within walking distance! Our host was friendly and informative, with many great recommendations. The house was decorated nicely, with comfortable bedding. So many decks to choose from and the most amazing rooftop lounge for drinks at sunset. We had a lovely time and will definitely rent it again!!

A group of us rented this property for a conference in Anaheim. We could not have been happier with the rental experience. The location is perfect - right on the boardwalk. There is gear for the beach and the water. The rooms are great, as is the roof deck. And the owner was incredibly communicative and made everything super easy. Overall it was perfect and met every expectation.

My friends and I booked this place for a bachelorette trip and we spent 3 days in Newport and took a day trip to laguna which was a short Uber ride away. The house was amazing! The bedrooms were all on the main floor with a walk out to the patio which had a drink fridge and plenty of seating! The bathrooms were spacious and with 7 girls we needed the double sinks and extra mirrors! One girl even took a bath in the large tub they had. The second floor had the kitchen and living room with a balcony and large windows to look at the ocean. The most amazing part of the home was the roof which you access from a winding stairwell off the living room and opens to the most amazing rooftop grill and dining area! We grilled kabobs and had cocktails on the roof our first night and really enjoyed the space! This property was right on the beach and right next to the fire pits on Newport Beach. We bought wood from a local gas station but didn’t end up using them(Thursday there were plenty of pits-first come first serve- Friday they got claimed early) . The house had a few bikes we used to take a bike ride on the trail that follows the coastline up and down the peninsula. They even had a white bike for the bride with a cute basket! They had lots of water activity items we ended up bringing floaty tubes but there was a lot of other things to use in the garage. Last thing- check in and check out was so easy and Jessica the host was so nice and even suggested great local activities we checked out and had the most amazing time!! I hope to be back one day!
