Good room, superb location. We were on the far side from the pizza so quiet.
Checkin was challenging - arrived early and could not check in (understandable) but reappeared at 3pm and had to wait 30 mins. No iron in apartment (common in Italy and a real pain). Washing machine but no washing powder.
We had serious water leak from the ceiling above - and that was annoying *but* staff responded quickly and were very helpful.

There was no breakfast. It was an air b&b The location was perfect. Walking distance from everything. Unfortunately the shower was terrible. The head sprayed everywhere no water pressure. Leaked at the bottom and so small it was difficult to turn around.
The air conditioner worked but could never get to the right temperature: too warm or too cold
