Terrace hotel

Clean and good sized room. Lovely old building. Very central. Great for the station. They let you leave your luggage all day if necessary so avoiding the expensive luggage drops in the city.

A bit soulless in the public areas. Poor wifi. Television packed up before a programme I wanted to watch.

Location! Beautuful old terraced house. Quiet location. Helpful member of staff Simba! Extremely welcoming and helpful.

room 11. beautiful period building, nice big furnished room, including bathroom with a bath and good shower. bed big n comfy. fantastic lounge area to sit and relax in, would’ve liked to have a glass of wine or a whisky in there. i will next time. staff were fantastic and accommodating. we arrived early but room was ready ish. we were looked after till it was ready 15 mins later. accommodation is near to local amenities and a 10 min walk to york place or 20 mins to princes at.

i’m being very picky but nowhere is perfect. the room was a little dated re: carpets but it was a period room so still felt ok. the breakfast was a modest buffet option delivered to room night before. either a) go all out for hot breakfast in dining room or b) don’t bother and knock £15 off the daily rate of the room

I agree with comments made by many previous posters. On the plus side, the hotel is in a super location for exploring the centre of Edinburgh and the price is reasonable given the location. It has a very nice lounge for guests. Our room was quiet, a little "tired," but it had everything we needed and the bathroom was fine. The bed was very comfortable. On the downside, there is no staffed reception desk and there are a lot of posted notes telling you what you may and may not do while in the hotel. Rooms are on three upper floors with no elevator, so you might have quite a climb to your room. However, the biggest disappointment for us was the breakfast. We found it quite bizarre. As others have mentioned, guests are asked to fill out a form the evening before, choosing up to 10 breakfast items from a list. A bag with our chosen items was left outside our room door at 10pm each night. We got the sense that this protocol had been put in place during Covid and just never changed. Everything about the breakfast was mass produced, prepacked and "disposable." It was OK but felt cheap and a bit sad We would probably have rated this hotel more highly if there had simply been no breakfast "service." If you want a comfortable night's sleep near the centre of Edinburgh, this hotel will fit the bill but you might want to plan on eating breakfast somewhere else.
