Just need to keep a slightly better eye on maintenance. We had an issue with AC but to their credit it was fixed the same day as being reported so very good response. Loo seat was a little loose and shower head needs descaling. Neither of these would stop me booking again though.

Xenia is a fantastic place to stay in Rome.The rooms are clean modern and a good size. Its in a very conveniant location, situated inside a beautiful building with lots of character and very quiet. There's a bus stop a few metres away and lots of places to eat & drink.
Maria is a great host.

We stayed at Xenia Guest house for three nights. I communicated with the host Maria before our arrival to enable us to drop our bags off early before our check-in time.
Maria was very helpful during our stay giving us helpful hints for the area.
We stayed in a double room which was perfect for a short stay, very comfortable.
The communal area was great for us to make a coffee or get some water.
The location was perfect, able to walk all over Rome easily.

Everything. It was clean, room was quite spacious. There was a communal area with tables and chairs, water dispensing and coffee machine, where my family (who also stayed at the property) would meet and eat together sometimes.
Out of all the places we stayed, Maria was the most helpful and accomodating. I can’t praise her enough for doing everything she could to make our stay in Rome great.
Nothing. It was all great. Even the entrance to the building was beautiful.
