Front desk staff was friendly, professional and responsive. I loved the indoor hot bath (sento) and the breakfast was very good, especially the sardines. Definitely a much better breakfast than what I'm used to in a business hotel. There was a Doutor coffee machine in the lobby and it was free to use, except for a few hours in the middle of the day IIRC. The coffee was very good. Nearby S-Mall (a few hundred meters) had a supermarket and several chain eateries.
Pricier than similar hotels in Kyoto, which was surprising.

A couple minutes by foot from JR Tsuruoka. A couple minutes to the highway bus station (S-Mall), too.
Lobby coffee machine is excellent but hours from 10 to 3pm are not allowed. It is reasonable, but sometimes you arrive early and would enjoy a small cup.

The hotel was very near the mall (around 5 to 6 minutes walk), train station, and the bus stop and bus terminal. The room is spacious enough and the amenities are also complete. I love their pajamas. The breakfast included in my booking is very fulfilling.

given Room 214 and it is next to the trin track and every half an hour the train goes by and it is noisy.
