The first floor features a bright and open living area with sliding doors that lead to the pond front deck, a fully equipped kitchen with a gas range, dishwasher, and island seating, and a dining room with eight seats in front of tall casement windows looking out onto the water. Overall this place was great! Clean, comfortable, well appointed. Access to the pond was great for our 2 year old grandson. And it was not far from town and services/restaurants.Plenty of room for 6 adults and a toddler to hang out, but could use more seating in the living room - really only fits 5 adults and with renting for 8 it was not conducive to everyone.Sleeping: the twin beds are pretty useless for my 6 foot plus husband and sons. They are really only good for up to teenagers. 2 issues:No central air - the bedrooms have "portable" AC units and the bedrooms get cool (but loud). The rest of the house is really cooled with fans. It wasn't too bad while we were there, but the temperature was only in the high 70's to mid 80's. If it were those hot, humid 90 degree days, it might have been tough to be inside.Upon entering the bedroom over the garage there was an overwhelming smell of what we thought was gasoline which made it unusable. I called the host and honestly they weren't that helpful - told me to call the fire department. Finally came out with something to test for gas and said there was none, but really did nothing to resolve the smell. We found canisters of something we think is used to prevent mold due to the humidity and removed them. It got better but was still a bit musty. I would not rent with the intention of using that room unless those are removed ahead of time.2 suggestions:Need a better vacuum cleaner and a drain board for dishes.

"Family Tides" is great for Cape Cod getaways. The property is private with a nice yard and easy access to the pond. The multi level deck overlooking the pond is a natural gathering spot. The kitchen is well equipped and right off the dining room. A/C is only available in the bedrooms, not in the main living space. This was not a problem during our stay. We opened windows, and ran fans that were provided. The general maintenance of the house is lacking, with a few windows unable to open, and a leaky refrigerator, as two examples of the house's condition.
Overall we had a great vacation at this wonderfully located property!

We traveled from LA to stay at this beautiful home. The house was perfectly clean with delightful appointments throughout; the beds are very comfortable with top quality linens. The appliances are all brand new- I want that washer and dryer. :) The grounds are really special; the home has a fairy tale quality. The long winding gravel road makes it feel really private. The home and nearby garage apartment "appear" in the clearing as guests round the last bend on the gravel road. Situated directly on this stellar, crystal clean kettle pond- every day we thoroughly enjoyed using the kayaks and SUP's we had rented nearby. There are a lot of steps down to the pond- as is with every home on this pristine body of water- but thanks to the "landings" and the wide brand new steps- the stairs were a breeze as compared to some of the other Pond properties that have steep, scary stairs. We will absolutely stay here again.

Upon arrival you realize this is an investment property vs a personal vacation home. Exterior and landscaping are not maintained to expectations for the area. The pond is lovely; clear and clean, which we used daily for swimming and paddle boarding. There are 68 steps from the backyard to the water. The interior is vintage 80s throughout with minimal updates which is reflected in the listing pictures. Be aware that the air conditioning is portable units in each room which are poorly connected to the casement windows with duct tape, allowing insects into the rooms. The units are too loud to operate overnight. All of the bathroom doors in the main house and the primary bedroom door on the first floor do not close and latch! This is an issue for privacy and comfort. We stay at vacation homes 1-2 weeks each summer on the lower Cape. This rental overall didn’t meet our expectations for the area. There is a strict 9am checkout. A Del Mar representative was on our back deck at 8:20am on checkout day!?!
