PROPERTY DESCRIPTION
Living & Dining
The bright living area features a large flat-screen TV, spacious seating with an additional sleeper sofa, and direct access to the oceanfront balcony. The adjacent dining area provides seating for six, perfect for sharing meals while watching the waves.
Kitchen
The kitchen is equipped with modern essentials, including a Keurig coffee maker, a glass-top range and oven, a microwave, and a dishwasher—everything needed for effortless beachside dining.
Sleeping Quarters
The Master Bedroom is a luxurious retreat featuring a Serta King bed, a Bose sound system, direct balcony access, and a private en-suite bathroom with a glass-encased walk-in shower. The second bedroom offers two Twin beds and a flat-screen TV, with easy access to the adjacent hallway bathroom featuring a shower/tub combo.

Edgewater House offers an indoor pool, fitness center, a grand lobby, and a central Promenade. Sea Colony resort features a half-mile of private beach, 12 pools, world-class tennis, and a seasonal community shuttle.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is 7 people.
-There is parking for 1 vehicle.
-No pets, smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. We love the Edgewater House & Sea Colony & Bethany. We have stayed there several times in various units. This unit was as advertised. Everything we needed & great view. We had an issue with the AC which they took care of immediately. Our only negative is we always like to eat out on the balcony. Most of the other units we've stayed at usually had a high table & chairs to eat at. But this is just our preference. Nothing to take away from this unit. Thx for another great time. ❤️☀️🏖️🌊🐬

My family of 4 rented this unit in July 2022. Check in was easy. We were able to get in slightly before normal check in since the unit had already been cleaned. The unit was clean and linens we paid for were there. While we have no complaints, we would like to suggest a few things to improve on. The master blinds were nice but let in all the morning sun so it made it difficult to sleep once the sun came up. There was no ceiling fan as described and the bed had a plastic mattress protector on it which made us a bit sweaty at night. The money we paid for the linen package provided us with complete bedding but would’ve liked a few more than 6 bath towels for our family. Overall we had an excellent stay and would rent again and just come more prepared to better suit our personal needs.
