FLOOR-BY-FLOOR DESCRIPTION

First Floor: The ground level features an open-concept layout with a fully stocked kitchen, equipped with both a brewing coffee pot and a Keurig. This floor offers convenient single-story living for the primary guests, housing the Master Bedroom with a large walk-in closet and an en-suite bathroom featuring a double vanity and walk-in shower. A laundry room and powder room are also located on this level.

Second Floor: The upper level is designed for guest comfort and entertainment, featuring four additional bedrooms and three full bathrooms. A spacious loft area with a large flat-screen TV provides a secondary gathering space, making it an ideal "kids' zone" or secondary lounge area.

Clubhouse & Amenities: From your front door, you can walk to the community clubhouse, which features a fitness center, spa, card room, billiard room, and a large gathering area. Outdoors, guests can enjoy a large pool and an expansive patio area.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice, and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

-The maximum occupancy is 10 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-The property owners we represent do not permit reservations for groups under the age of 25.
