Located on a quiet, low-traffic street just steps from the community Clubhouse, this home is the ideal sanctuary for your next Delaware beach escape.

FLOOR-BY-FLOOR DESCRIPTION

Main Level: This home features an open-concept floor plan designed for gathering. On the Main Level, you will find a light-filled living area that flows into a well-equipped kitchen featuring all major appliances, a breakfast bar for 4, and both regular and K-Cup coffee makers. Share meals at the massive 12-seat indoor dining table or head out to the, fully shaded patio for an al fresco dinner at the outdoor table. The primary suite is also conveniently located on this level for easy access. The Main Floor Study provides a private corner for work or extra sleeping space with a queen sofa bed.

Upper Level: Moving to the Upper Level, you’ll discover an additional loft area—perfect for movie nights on the large-screen TV or a competitive board game session. This level also houses four large bedrooms: three queen rooms and one room with two twin beds. You will also find two full bathrooms and a dedicated laundry room with a full-size washer and dryer.

COMMUNITY/AMENITIES: Guests will enjoy the world-class facilities at Ocean View Beach Club, including a large community pool, billiards, sauna, and a clubhouse. The clubhouse provides sporting equipment such as pickleball rackets, ping-pong paddles, bocce sets, and basketballs. Exercise classes include yoga, spin, aqua toning, and Zumba, while massages are available by appointment (additional fees apply). Food trucks are often available on Friday and Sunday evenings.

The Beach Shuttle: To make your trip to the beach effortless, the shuttle runs Saturdays and Sundays, including Memorial Day, 4th of July, and Labor Day. Shuttles run on the half-hour from the Clubhouse to Bethany Beach (starting at 9:30 am) and on the hour for the return trip (last shuttle at 4 pm).

Located only 2.5 miles from the beach, Ocean View Beach Club is a treasured destination offering a peaceful atmosphere just a short drive from the water. You’ll also enjoy quick trips to Fenwick Island (6.5 miles), Ocean City (8 miles), and Rehoboth Beach (15 miles).

Use of community amenities requires the purchase of amenity. Passes can be purchased via credit card at the Clubhouse upon arrival.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 16 people.

-There is parking for 4 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
