It's a certified wildlife habitat, with natural wildflowers and plants that grow in a pristine prairie setting, which attracts lots of wildlife to the area. Nature lovers adore this waterside ranch setting, and the views of the sunsets over the mountains and river are amazing! Let's get to the river! The property has its own direct access to the river, which flows steadily all year long. (This access point isn't ideal for folks with mobility issues, but there are three river crossings close by which are). Bring your kayaks, tubes, and other water toys in order to make the most of your private access!



Outside, you'll find plenty of social space, with a wraparound patio, deck, and a screened-in gazebo, all with plenty of outdoor furniture and shade. For snacks and cookouts, there's a charcoal grill, and even a convenient outdoor sink! The water at the ranch is filtered by a whole-home conditioning system.



Plentiful windows allow natural light to fill the interior at Roadrunner Canyon Ranch, and the home is kept comfy with central air, heat, and ceiling fans. The living area and master bedroom have Roku-ready TVs. Books and games are provided for the kids, as well as a play area with a rock-climbing wall, large slide, and loft-style hideout, with Wifi throughout all rooms. The kitchen is equipped with modern appliances, and there's even a dedicated coffee station! Need to keep up with laundry? There are two stackable washers and dryers!



Three spacious bedrooms with eight beds (two kings in the master rooms, and four doubles and two singles in the bunk room) provide restful slumber after a day of adventure! The bunk room also features its own exterior access. The two full baths have showers with double shower heads, and clean linens are provided for all bedding and bath spaces. An additional half-bath is located by the kitchen.
