This brand new 2600 sqft, Bayview home is the ultimate retreat for family or multigenerational family getaways hosting 12 comfortably in 4 bedrooms and 4.5 baths. Located in the premier west end island community of Pointe West you will fall in love watching the fabulous gulf sunsets with over 700 sqft of wrap around balconies, perhaps enjoying a little bay fishing or birdwatching. Waters Edge offers shaded balconies and a ground floor patio area as well as being situated on a scenic pond; perfect for celebrating the end of the day with an evening cocktail and sunset views! The bayside pool is a quick stroll away and just across the street you will have access to the Pointe West private beach and beach club pool area. .
Your vacation begins the minute you walk through the door. Start your days in the bright and airy living area, full of colorful decor and comfortable furnishings. Plenty of seating for all, whether settling in for a cozy movie night, playing a game or sharing the memories of the day's adventures. Preparing meals is a breeze in the fully equipped kitchen with stainless steel appliances or perhaps enjoying delicious takeout from local restaurants on the kitchen island.
With two king bed primary suites, two bunkrooms (full over full in the first and 4 twins in second) , and a first-floor den complete with coffee bar, it comfortably sleeps 12, with room for more.(All bedrooms have ensuite bathrooms)
Pointe West Beach Club Access (Optional)
The Pointe West Beach Club is a privately owned facility offering resort-style amenities for guests who choose to purchase access. The resort fee is $25 per person (ages 4+) per stay, with a limit of three amenity bands per bedroom.
Amenities include:
* Beach Club pool and seasonally heated Bayside pool with lazy river
* Hot tubs
* Basketball and pickleball courts
* Modest game/exercise room
Access process:
* The Beach Club will send an invoice directly to you.
* After payment, wristbands can be picked up at the Beach Club Office (open daily, 9 AM–5 PM).
* The resort fee is nonrefundable; purchasing closer to your arrival is recommended.
Important information:
We manage the rental home only and do not oversee the Beach Club, its amenities, restaurant, pools, beach access, or elevators. Refunds or cancellations are not provided for closures or operational issues.
* Check in: 4 PM
* Check out: 10 AM
* Guests may enjoy the beach and Beach Club amenities before check-in and after check-out with wristband purchase.
* Condos are accessible by stairs and have one elevator per building. If the elevator experiences an outage, you will be required to take the stairs. Elevators should not be relied upon for guests with disabilities or other limitations.
* Minimum age requirement: 26+
* No prom, graduation, or high school groups, even with chaperones.
CANCELLATION/CHANGE POLICY:
* 31+ Days Before Arrival — You may change your dates (but the price might change), or you may cancel for a full refund minus a $100 fee and any travel‑insurance premium you bought.
* 30 Days or Less — No refunds and no date changes, no matter the reason — including weather or unexpected events.
Travel Insurance — Offered at booking. Helps protect you from losses due to unexpected events. Important because hurricane season is June–November.
Storm & Cancellation Policies — Additional details are in the rental agreement and should be reviewed carefully.

We loved our stay at this property! We were nervous about staying on the bay side and being too far away from the main pool and beach, but honestly, we’d choose the bay side now every time! You get 360 degree, unobstructed views from the 3rd floor where the living and kitchen are. And the sunsets over the bay…absolutely gorgeous! It was a very quiet and safe property and neighborhood. Perfect for families of all ages.

The house and its view are amazing! We had a wonderful time during our stay.One thing I would recommend is asking the host before booking whether the construction at the building next door has been completed or is still ongoing, especially if you plan to stay during the week rather than just on weekends. Construction activity may affect the overall experience depending on your schedule.Other than that, we thoroughly enjoyed our stay and would recommend the property.
