Welcome to Washington—a small town with a big heart in the heart of America. Here, guests can enjoy friendly Midwestern hospitality, a charming downtown, local history, and the peaceful beauty of Southeast Iowa, all without being far from larger-city attractions. Iowa City and Coralville are about a 45-minute drive away, Cedar Rapids is about an hour away, and the Quad Cities are also within easy reach, making The Gathering Place a comfortable home base for both relaxed small-town stays and regional day trips.

About the Home and Space
Located at 202 McCreedy Drive in Washington, Iowa, this pristine ranch home has been completely rebuilt from the studs and roof trusses up. Every surface, system, and finish is brand new and thoughtfully designed for comfortable group stays. Blending modern style, smart technology, and flexible gathering spaces, the estate is ideal for approved corporate retreats, multi-generational family celebrations, University of Iowa game-day stays, and other special occasions.

The accessible, ranch-style layout sleeps up to 10 guests in five bedrooms and includes three full bathrooms, two spacious living areas, dual laundry rooms, a dedicated garage gathering room, and a fully fenced backyard with a large patio.

Entry instructions: Enter through the garage walk door. Its secure smart lock will be programmed with your unique guest code so members of your group can arrive and unpack on their own schedule.

Parking: The garage is reserved exclusively as a gathering room and may not be used for vehicle parking. Ample Street parking is available directly in front of the estate.

House Rules
• Upon arrival we ask you to use the East door in the garage, your key code will only work on this door
• Shoe-free property: Please remove shoes when entering the home.
• Only registered guests may stay overnight.
• The number of overnight guests must match the reservation. Notify the host in advance of any changes; additional charges may apply.
• Smoking and vaping are not permitted inside the property.
• Parties and events require the host’s advance approval.
• Quiet hours are from 9:00 p.m. to 9:00 a.m.
• Strict no-pets policy: Pets are not permitted anywhere on the property.
• Do not park vehicles in the garage; it is reserved as a climate-controlled gathering room.
• Please respect our neighbors and keep all shared areas clean and tidy.
• Do not move furniture or remove any items from the property.
• Report any damage or maintenance concerns to the host as soon as possible.

During Your Stay
Heating and Cooling
The thermostat for the heating and air-conditioning system is located behind the 65-inch TV in the main-floor living room. Adjust it to a comfortable temperature within normal limits, then select Hold to maintain the setting.

Kitchen and Appliances
The open-concept kitchen features brand-new modern cabinetry, quartz countertops, an electric stove and oven, and a full-size refrigerator with ice and water dispensers in the door. For group meals, guests may use the traditional coffee maker, Keurig, standard toaster, toaster oven, large Crock-Pot, hand mixer, and other countertop appliances. The kitchen is also stocked with pots, pans, baking dishes, plates, bowls, cups, glasses, silverware, and basic cooking utensils for guest use. A premium Weber gas grill is available on the backyard patio, and a spare propane tank is provided.

Trash and Recycling
The main trash and recycling bins are in the small building outside the fence near the alley. Please place trash and recyclables in the appropriate containers. Collection takes place early Wednesday morning, so the bins may be moved to the street on Tuesday evening. Position them at least 6 feet apart and ensure they are accessible to the collection truck.

Laundry and Linens
For your convenience, the home has two laundry rooms—one on the main floor and one downstairs. Laundry detergent is provided for up to one load per day. Bath towels and extra bedding are available in each bedroom closet.

Entertainment
Enjoy entertainment spaces throughout the property. Bring your own Passwords to log into your favorite apps on the TVs. They are not hooked up to cable . The main-floor living room features a 65-inch smart TV, while the finished basement offers a 75-inch smart TV for a theater-style experience. The climate-controlled garage gathering room also includes a 75-inch smart TV, a high-end epoxy floor, and tables and chairs for family gatherings. Please return all remotes to their designated wall pockets when not in use.
Children’s toys and games are available, along with a premium cornhole set stored in the garage. Please use outdoor games only in the garage or outdoors and return all items to their designated places after use. The fully fenced backyard also features a spacious concrete patio and a Weber gas grill.

Garage Gathering Room
The garage is a dedicated, climate-controlled family event space and is not available for vehicle parking. It features a pristine epoxy floor, tables and chairs, and a 75-inch smart TV, with seating for up to 40 family guests. All gatherings must comply with the reservation terms, occupancy limits, and house rules, and advance host approval is required. Event guests must remain in the garage gathering area.
Outdoor Space
The private, landscaped backyard is fully fenced and features a large concrete patio for outdoor dining and gatherings. A premium Weber gas grill is provided for guest use.

Bedrooms and Sleeping
The home sleeps up to 10 guests in five bedrooms. Three bedrooms are on the main floor, including a private primary suite with a king-size bed; the remaining bedrooms feature queen-size beds. Brand-new vinyl plank flooring extends throughout the main level, while all five bedrooms and the basement living room have plush new carpet.

Bathrooms
The home includes three fully remodeled bathrooms designed to accommodate group stays. The primary bathroom features a premium bidet, and the main-floor bathroom includes a child's seat and a deep soaking tub.

Nearest hospital or urgent care: next block to the east. Washington Hospital, there is an Urgent care on the East side of town right on Hwy 92
Fire extinguisher: One located near the north door in the kitchen. One in the garage is to the east of the walk door

Emergency exits: House has three exit doors, the front door, one to the north and one in the garage. All 5 bedrooms have egress compliant windows
Please do not disable smoke or carbon-monoxide alarms. If an alarm sounds, leave the property immediately and contact emergency services.

Check-Out Checklist
• Check out by 11am.
• Place used towels in laundry basket on top of washer.
• Wash or load used dishes and start the dishwasher.
• Remove food from the refrigerator.
• Place trash and recycling in main containers in building next to alley.
• Turn off lights and unplug small appliances.
• Set the thermostat to 70.
• Close and lock all windows and doors.
• Send a message to the host to confirm departure.
