Home layout
You will come in through the back door from the covered carport, straight into the open kitchen and dining area, which flows into the living room. Past the living room, the hallway leads left to the king primary suite with its own full bath. A second full bath sits in the hall, and down the hall to the right are two private queen bedrooms, one on each side. A hallway door leads down to the unfinished basement, with one garage spot and a washer and dryer for long-term guests or by request.

Good to know: the washer and dryer are on the lower garage level, not in the main living area. We only provide access to this area upon special request in advance or for long-term guests who would like to utilize these amenities as it is an unfinished space.

**Long term reservations staying more than 30 days will require a security deposit damage protection hold and a slightly higher cleaning fee to cover longer cleaning. The damage hold is NOT a charge, but a temporary hold placed on your card two days before checkout to ensure coverage in the unlikely event of damages. The hold is automatically released within 5 days after your checkout date, pending no reported damages. You will be contacted if any damage claims arise.

**A flat damage protection non-refundable fee of $30–$80 will apply. This fee covers incidental damages for stays under 30 days, allowing you to enjoy your visit with peace of mind and no additional out-of-pocket costs for accidental damage. After booking, you’ll receive a unique guest portal link with your damage waiver agreement, including full details for your review and signature. All reservations require a signed rental agreement prior to arrival to confirm property rules, policies, and safety guidelines.
All rules of this agreement are not suggestions, they are mandatory for any guest staying on the property, and failure to adhere to them can lead to fines and/or eviction from the property without refund depending on the severity of the infringement. There will only be one warning before immediate eviction from the property.

PROPERTY ISSUES
Please contact us immediately if there are any issues during your stay. We will deal with any issues in a timely and professional manner. Please note that we cannot address issues to your satisfaction if we are notified after your stay. We can’t fix what we don’t know about.

HOUSE OPERATION
This is a lodging-only property. No parties are allowed in the house except if approved by the owner prior to your arrival.

The TVs are Smart TVs. You can use and log into any app you`d like on the TVs, just be sure to log out before you leave.

We offer biweekly mowing service and snow removal when snowfall is greater than 2 inches. Please be mindful to keep the yard clear of trash and pet waste so our team can be most efficient at their job.

This is a no-smoking property. Please fully leave the grounds if you need to smoke. You may not smoke anything of any kind anywhere on the premises, inside or outside. You will be charged a large fee if you smoke at the property.

Please respect the quiet hours of the neighborhood between 10pm to 8am. Our neighbors help make our place safe and homey, please return the favor.

The bath products are there for you to use, but please do not take them with you.

We understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 68 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee which is around $200 per repair.

TRASH
All trash must be bagged and placed inside the bins for pickup. Please wheel cans to the road for pickup.
Do not leave excess trash on the street as the city trucks will not pick up overflowing trash. The city will also not pickup any trash that put in recycling bins.

PET RULES
Please do not let pets on the furniture inside or outside of the house. Any damage or excess cleaning due to your pet will result in a fee. Please pick up after your pets in the yard. When walking pets in the neighborhood, we require you keep them on a leash at ALL times.

EARLY CHECK-IN/LATE CHECK-OUTS
Please observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. A fee will be incurred if the Airbnb is not vacated by check-out time.

CHECK-OUT INSTRUCTIONS
We would appreciate if you please help pick up the home after your stay. No checkout instructions are required as it is your vacation after all and we want you to enjoy your time and relax with us. If you do so kindly wish to help at check the following items would be very much appreciated:
--start cycle of any dirty dishes in the dishwasher
--place bag trash and place in outside trash bins
--place each bed set of used sheets, pillowcases, comforters, and blankets at the end of the bed for us to bag for professional laundry service (please do not take off the pillow protectors or mattress protectors)
