Excellent location, beside pier and amazing beach.
One or two of restaurant staff rude. However management very good and helpful in sorting out any problems.

Good Staff
Small rooms, untidy bathroom. Poor facilities, Very windy

Nice place to chill, very quiet
Food was very bad

The patio area was nice, good air con and close to the beach and pier.
Not well signposted, double check you haven’t checked room on the pier (we got moved to a bungalow free of charge due to low season), expensive yet disappointing coffee. Shops and restaurants about 1km from the resort.

Location.
Am glad I went when I did. Knocking down all infrastructure to make it a resort island. Give it less than 6 months and the island will only cater for the very rich

We arrived at the wrong pier on the island so the hotel sent over a long boat to collect us free of charge which was nice, there was a nice restaurant next door (not part of the hotel) that did great food with friendly staff. The hotel is right on the beach.
We booked a deluxe double room... when we arrived and were shown to our room and I was shocked at how dirty it was, we were very happy when another group of guests asked us to swap for their bungalow so they could have a room next to their friends. We moved to a bungalow which was fine at first, however we stayed for 5 days and not once did anyone come and clean the room/make the bed/change the towels and we kept finding hundreds of ants in the bathroom and the bedroom which we had to keep cleaning away ourselves. We had no hot water for the entire time we stayed and all of the running water we did have was a dark yellow, cloudy colour. The power also would cut off every few hours. We had breakfast included in the room, which we ate once during our stay due to the EXTREMELY rude girl behind the bar who rolled her eyes at us whenever we came in and said hi and then just told us NO when we tried to order anything. We complained to another member of staff who just shrugged us off. The hotel is only really catered for the large groups of Vietnamese visitors who book up multiple rooms at a time and are very noisy as they shout back and forth between the bungalows as if no one else is staying there. Apart from the restaurant next door, the hotel is a 30 minute walk to any other restaurants/bars. And although it's not the hotels fault, half of the island has been bought out by investors who are demolishing half of the current properties and tearing up half of the beach which is very very noisy. I would just avoid this place, it's worth far from what you pay for. There are much much nicer places further up the beach that I wish we'd booked instead.

Breakfast was very disappointing. You can choose from plain rice, soy sauce, noodles and watermelon. Everything was gone already at 9 and the staff was not very interested to offer something else.
One day they had a big group tour which was very loud and we had to escape to the other side of the island.

the bedrooms are big and in fairly good state.
some staff very nice
not enough water pressure in the bedrooms.
a water leak in the ceiling during heavy rain.
no coffee nor tea for breakfast the first day
95% of the staff does not understand English

it’s a great property, clean- book a bungalow as opposed to room on the pier- as they are more comfortable/ clean and beds are softer.
the food was very delicious and tasty- often quiet- but a good place to eat.
We were gratefully upgraded- so the bungalow villa was amazing.
We felt like we were ignored by the staff a lot- no one spoke English- so you could not ask questions about the menu or how to order breakfast etc.
They seemed to serve a local group of people first- and we would have to go and get the menus ourselves and go to bar to order as they just would take forever to serve us.

The room was very big with a sofa & coffee table as well.
We had a small fridge & kettle in the room.
We extra big bed that was very comfortable.
The bathroom was spacious with a good shower. Also had pump containers of shampoo & shower gel, great way to save on plastic.
The entrance doors are sliding glass, which has a good view to the beach.
The restaurant food was extremely delicious and very reasonable prices.
The beach in front of the hotel was clean, plenty of sunbeds.
WiFi reception was quite good.
We had no safe box in the room.
The sliding door lock was very hard to work, struggling to get the key out sometimes.
In front of the room was a large pond of stagnant water. It contained various bits of trash.
Most of the lights did not work.
The TV had been remfrom the room, so we were unable to connect for some music.
I had to make 2 reservations to get the dates we wanted. But unfortunately, we ended up having to leave early due to partner having a fall and injuring his knee.
We paid a penalty for early departure. But the hotel booked us as a no-show for one of the bookings & tried to charge the full amount. Luckily, Booking.com contacted us to confirm their & managed to sort it out.
Communication with staff is difficult as they speak no english, we found this throughout Cambodia.
It's not the hotels fault, but the beach it quite dirty. Walking down to the hotel (as we were dropped at the wrong pier), we noticed how unkempt the beach is. It seems not all the hotels take the time to clean the beach.

Breakfast a la cart, 1 plate per person, good quality but small portions.
The hotel is definitely old, the walls and roof of the rooms have a lot of dark spots and missing paint.
The cleanliness of the room is just medium.
It is at the end of saracen Bay, so you will need to walk a bit on the beach to reach the rest of the restaurants and bars.
The beach in front and near the hotel is really dirty, full of garbage, not pleasent to stay at.

On the beach, and pier just 20 meters, room confortable, nice staff (most are limited in English)
Double price charged for public holidays, for this price I expected more than a dirty bathroom (spider web everywhere, black trace on the wall etc.)
Restaurant food is really average also and overpriced (but same everywhere in Koh Rong Saloem), but breakfast is good.
Management allow local tourists to use their karaoke night time so difficult to sleep in this condition.
Staff howls very early the morning when they start to work to communicate together...

Great location on the beach
Breakfast poor, didn’t have half the menu
Lots of thing’s listed not there: no TV, slippers, dressing gowns, etc

The resort is nice, and rooms are clean. Breakfast is good but not alot of western options.
Manager is helpful and kind and made an effort for our stay.
The provide clean towels and bedding daily.
They offer catering for big companies , which can make it less relaxing. Sometimes there was no place to sit on the beach. If a big company has booked for the night, it's best to inform guests before hand that there will be loud music untill late and shouting. Breakfast was not catered for western culture and sometimes there breakfast buffet was empty when there was a big group and they didn't refill the food.

The staff is lovely and the management tries to make your stay as comfortable as possible. The free of charge stand-up paddle opportunity is great. We loved the spacious family villa!
While the food was good, more options, e.g. Western style coffee and a bit more generosity for the included breakfast would have made our stay an even better experience.

The property is a bit far from the rest of the resort but it has a private vibe, good for people who just want to have a relaxing weekend with their friends or family.
all in all, it was a wonderful experience. definitely recommend!!!
