Location is a 15 walk from the end of princes street plus it has parking . Room Was nicely decorated and furnished and the bathroom was excellent good location

I was in the annex but that’s actually across the public road which in the morning is busy with commuter traffic . Not an issue for me as there were traffic lights but if less mobile or raining it’s not ideal to have to go outside to get breakfast .my superior room was in the what they call the garden level in Edinburgh elsewhere it’s called a basement . So my view was of a wall

Didn’t realise we weren’t in the main building but not the end of the earth

We were generally very happy with our stay at The Roseate. Edinburgh hotels do seem to be on the expensive side, and while we felt the stay was slightly pricey, the overall standard was good. The location worked well for us. It is around a 20-minute walk into the city centre, and there are also very convenient bus connections, with stops right outside the hotel. Breakfast was excellent and very tasty, although at times the service felt a little chaotic. The staff throughout the hotel were all extremely friendly and helpful, which made a very positive impression.

Our main disappointment was discovering that our room was in the basement of a separate building across the main road from the main hotel. We had not quite expected this. The room itself was fairly small, but it was very clean, well equipped and, most importantly, very comfortable.

Had to ring door bell for 5 mins to gain access at night. Room tiny. Window wouldn’t shut. No where near standard of other luxury hotels.
