About this condo rental
Located in Madeira Beach, this lovely condo for $554 per night is a great option for your next vacation. This large, beachfront, updated condo is setup perfectly for your Florida vacation. The master bedroom is furnished with a premium quality King size bed and walk-in bathroom. Walk out to the balcony from the master bedroom, and enjoy waking up to the sights and sounds of the Gulf of Mexico from the King bed. The second bedroom is setup with two Queen size beds, and the third bedroom has two twin size beds. The second bath with tub/shower combo is situated easily between the two bedrooms, and has been updated nicely. With plenty of sleeping for all, there's also plenty of space. The condo has over 1450 square feet of space and is one of the largest in the building and certainly one of the largest three bedroom condos on the beach! With two reserved parking spaces (rare along the beach!), a full size washer and dryer in the condo and a beautifully fully-equipped kitchen, the property is well setup for a week or a month, and the views will keep you coming back for more. What a wonderful condo! Our family of 5 really enjoyed our stay. We spent a ton of time on the balcony looking for dolphins and watching sunsets! We would definitely stay here again!

My thoughts are not meant to bash the rental unit, however it did not meet expectations in some important areas. The unit itself is fine. Great view, decent patio area, and is located near many things to do and see.
The building itself and outside areas are tired at best. Huge ashtrays at the elevators in 2023? Within a few hours of our arrival having taken our shoes off at the door proved interesting. Those of us in bare feet and light socks saw black/dirty bottoms. The floors were filthy.
In order to reach the Gulf facing patio one must manage to open and close a very large sliding glass door which is well past its expiration date. It is tough to open and impossible to close from the outside. The rollers are dead, need lubrication etc. and it makes a tremendous amount of noise, but so do the similar doors in proximity to our condo 406. Irritating at best.
The kitchen is not what we as cooks would consider well or even properly stocked. Invest $100 in utensils not from the 1950's or garage sales.
The elevator went out one day. The toilets randomly "burp" and need care to flush. Invest in new ceiling fans (old, tired), soft close toilet seats rather than the current thin plastic slammers. Very affordable ante's for renting.
While the 4 of us enjoyed out time in Mad Beach area I would not choose to stay at this property again. Some may find my thoughts picky, but it is nowhere near a 4+ star property.

This was our second trip to Mad Beach, same complex different unit. We booked 2 next to each other, this unit was great & we found everything we needed and more! We love the ocean view!

Overall we had a good time...The condo we stayed in was very nice and had plenty of seating both inside and on the balcony for all 8 of us. The beds wasn't very comfortable in our opinion but nothing sleeps as good as in your own bed. The water pressure in the showers wasn't very good either. Their is only 1 elevator at Las Brisas which was sometimes in convenient. Las Brisas also isn't gated which at 1st wasn't an issue but did become an issue because you have people coming in and parking in your parking spots.

This condo is well located on the beach and close to anything you could possibly need. It was comfortable for our large group, clean and well stocked, especially in the kitchen. Management staff was quick to answer any questions and provide help when needed. I wouldn’t hesitate to stay here again!

The location of the condo is perfect. Beach right outside your door, plenty of comfortable chairs on lanai facing beach, adequate sleeping arrangements, well stocked kitchen, plenty of towels, and restaurants right across the street!

This was our first time back at the beach since February 2020 and our first time staying at Las Brisas. Overall, the location is great - centrally located between John's Pass and our favorite restaurants in North Redington. The unit was much too big for our party of three, but my son enjoyed being able to pick both his room and his bed. The kitchen is incredibly well-stocked, and we greatly appreciated the welcome pack of paper goods! The beach amenities within the unit were also a great touch! We only had a couple minor complaints. Within the unit, it seemed like only half of each outlet worked (top vs. bottom). It made plugging in all of our chargers a little complicated. Within the building (which is definitely NOT in the purview of the rental company, so no hard feelings toward them), there seemed to be a LOT of smoking (both tobacco and other items). We didn't spend too much time on our balcony for that reason. Just something for other families with small kids to be aware of. Overall, this unit is a great place to stay for a beach vacation!

We loved our time at Las Brisas! It was a great space for our family of four. It was as pictured and the view was simply amazing. We loved sitting on the balcony in the morning with our coffee. Beds were comfortable and the kitchen had everything needed to cook a meal (although we chose to eat out at the many local restaurants). Very conveniently located to John’s Pass and many great restaurants. We were looking for a relaxing family vacation and this location was perfect. We would definitely recommend to friends and family.

Our family enjoyed sunset card games on the beach, family dinners in with plenty of seating for our large group and outstanding ocean views from living room and master suite. Excellent condo
Loved:
-very large and spacious condo
- LVP tile flooring throughout so much easier on your legs and feet (vs typical ceramic tile)
- not a corner unit which means no road noise (we stayed in corner unit a few buildings down before and you heard a lot of road noise)
- king bed was very comfortable
- balcony furniture is very comfortable and fits many guests
- towels were hotel quality
- sheets in great condition
- huge kitchen and stocked with everything you need
- bathrooms were beautiful
- huge couch
- huge balcony
- the sand on the beach is perfect to walk barefoot
- a quick walk down the beach for lunch and cocktails at Caddy’s on the Beach. So easy!
Opportunities:
- dishwasher still does not work (as noted in earlier reviews) but a full container of dish soap was provided by mgmt company so you can hand wash
- mgmt company should post check out info on fridge. Do not strip sheets or towels because like a hotel they completely remove them, bring new in and wash used ones offsite. So you are not helping anyone by washing them in the morning..
- Las Brisas has no secured door to enter building. Anyone off the street can walk in and ride up the elevator to your door. Also no locked gate to get onto beach. Both of these added features could actually help parents with kids, especially kids that like to run ahead of you.
- We noticed someone using our second parking spot all the time.
- would be nice to have a beach umbrella in this unit
At 9pm one night we were sitting in our balcony with friends and heard a mother frantically calling for her 3 year old child on the beach. Half our group ran down the stairs to help while two of us waited for the elevator. Shocked and relieved to see the 3 year old boy when the elevator opened to us in the 4th floor. If there was a beach gate and a security door at the building entrance this 3 yr old boy would not have made it onto the elevator, so far from his family. These little safety gate barriers could really help tragedy from happening. I hope the condo association takes note and installs something. We stayed at the Kimo a month before which had a code lock to enter building, a code lock to enter beach. All levels of safety built in to protect and keep guests safe. Should be added at Las Brisas as well.

Amazing Getaway!
This is the third time we have stayed on the Las Brisas property - but the first time in this particular condo. It was beautiful! We had plenty of room for us and our three boys and we absolutely loved it! The dishwasher wasn't working, but it wasn't a big deal because we used paper plates and just washed the few dishes that needed washing. Overall, the condo was absolutely amazing and we would definitely stay here again! Thanks for a great week!

The condo was great! Perfect for 4 teenagers and 2 adults. Beach wasn’t that crowded either. We had no issues except the light on our deck was not working properly but other than that it was a very nice stay!

Great stay
We had a great stay. The kitchen was the most well stocked I've seen in a condo. The beds were decent and you can tell they've been upgrading a bit at a time. A laundry basket and some new comforters would be my only requests for a future stay.
