The location of this property is wonderful. The house is a few steps away from the beach and The Red Bar. Keep in mind check-in is at 5:00 which is late for us. We did receive notifications from Royal Destinations of the possibility of early check in for a fee. We opted not to pay the fee. We were able to check in around 3:00. Upon our arrival, we were somewhat disappointed with the cleanliness of the house. Something had splattered on the bottom cabinets and was still there, the outside dining table hadn't been cleaned, the walls and base boards definitely need a good cleaning and there were a few hairs in the master bathtub and in a guest bathroom as well. We stayed in the master. The bedroom is in need of a new mattress. It was definitely worn. There was a lump in the middle of the bed which was somewhat of a disappointment. The property has plenty of pillows; however, some were worn others very firm. I understand pillows are difficult. After a couple of nights, we did go out and purchase our own. The layout of the house is great! It was perfect for our family. We like to cookout a time or two while on vacation, the grill was perfect and we had a full tank of gas. The house is not stocked with staple items or spices which was somewhat of an inconvenience. The house did have salt and pepper. The house comes with 2 rental bikes which a bonus; however, the house does not come with beach chairs, beach towels, or a cooler. We were offered a midweek cleaning with a fee. The notifications offering additional services were a bit of an annoyance. The house is an expensive rental property. After check out, we received an offer of 5% off our next stay. We did book the house for next year. We have had issues with the 5%. The offer is very misleading. The 5% is only for the rental,it doesn't include all the fees from Royal Destinations. Overall, we were satisfied with property. I'm hoping the mattress will be replaced before our next stay.

We had a lovely time at this rental. Location was amazing and close to red bar, shorty's and the beach. The rental was not very clean when we got there, but I got it all mopped up and the sand out and wiped downy the countertops pretty quickly. Loved everything about it except that it was a little dirty when we arrived and I had to buy cleaning products.

The home was more than we expected. It was great for the nine of us. The bedrooms worked very well and each with it's own bath. Downside, the kitchen needs new and more pots and pans, problem with pans sticking and only 3 pots. Bathroom toilet in 1st floor bedroom needs repair and powder room toilet needs securing to floor.

Great visit as always. House was awesome as we stayed the prior year in the same house. Had issue with dishwasher and they were able to fix it pretty fast. If there had to be a negative it was with the inconsistent service from the chair set-up people (Rent Gear). Moved us around constantly to different spots and lacked customer service (of course they are a 3rd party and not part of Royal).

This is our second time to vacation in Grayton Beach and we loved this home!! Great location. Beds were more comfortable than my bed at home which is always more important then you think until it’s time to go to sleep!! The house was just asnit appears in the pictures. Very nicely furnished and well maintained. We will definitely stay here the next time we are near Grayton!!

We had a fabulous time at Hawk's Perch. Everything was so clean and beautiful. My sister and her husband had an issue with their shower. Couldn't figure out how to get the shower to work. Might want to include an instruction sheet in the tub shower bathroom. Also the stationary entrance door didn't want to stay secured. The trip was wonderful and everyone, especially Jenny, at Royal Destinations was fabulous to work with. Hope to be able to come again!!!

First time visiting this part of Florida. House was lovely and well equipped. Steps away from the beach where we hosted the rehearsal dinner for our son and his fiancée and both families. Wedding venue was a 5 minute-drive via golf cart the next evening. Beautiful home with a convenient location.

The house was in the perfect location and had ample room for our two families. We all agreed that it was lacking in some basic items. Specifically, the kitchen was not fully stocked. There were no oven mitts to remove anything from the oven. In addition, no actual dishrags or towels to dry dishes. I would NOT recommend the concierge service through Royal Destinations. If you call to follow up on anything, you get transferred to different people and no one seems to have the answer. Plus, every service they offer is overpriced. So much better to rent gear or excursions on your own through local vendors.
