A beautiful place in the Caribbean Mayan Riviera, Playa del Carmen, Mexico! in playacar phase 1 Villas Kiin, has 4br 4ba Villa surrounded by large trees and gardens. There is a beautiful pool half sunny and half under the trees, with a terrace to enjoy the day, and a cenote with a deck in the middle of them. The villa 45 meters away from the white sand beach. You can walk to town, "Paseo del Carmen" and the 5th Av are ten minutes away walking, there you will find lovely shops and great restaurants. The amenities of the property, like hot water, fully equipped kitchen, and private bathrooms were so comfortable, the location is amazing, just steps from the beautiful beach, the cleanliness was 10 out of 10. On communication also 10 out of 10. Don Carlos was always answering my questions and calls, even when I got locked out, he came to open the door for me, a true life saver.
The drive from cancun airport was fast and with no problems. Loved the property and the personal handling the property all 10 out of 10.

We had a wonderful stay at Villa Jaguar. The place was clean, Carlos the contact person was very responsive and everything was as stated in the listing. I was a little worried because of previous reviews so I contacted them before booking and they said they had remodeled and I had none of the problems of previous reviewers. The Villa was super close to the beach and easy walk to many shops and restaurants. We rented a car but could easily have gotten around on foot or taxi. The kitchen had everything needed. The upstairs suite was amazing. There was an air conditioner in every room and mini fridges in a couple of the bedrooms. The shared pool was only used by us, so it felt like our own. Very quiet place. Would definitely stay again.

Let’s start with the good stuff: location is absolutely perfect, two-minutes walk from the beach and only a few blocks away from the 5th avenue. The place is safe since it has 24-hours surveillance. We had babies so it was great to have baby gates since it is a 3-floors house. We had plenty of space because the house had 4 bedrooms with private bathroom each. That was great. Carlos was very responsive to our requests and very friendly but I thinj this house needs MUCH more and his effort is just not enough. The negative things: the house needs love and MUCH maintenance!! Everything is falling apart. If you touch a door handle it will end in your hands because is old, the pool is dirty, and 3 out of 4 toilets are leaking water all the time. The lights on the dinning area were yellow and very faint. We could not see anything while eating at night. We requested a change for a white light and they did change it. The living room TV was not working either and they changed also.
But the worst part goes to the main kitchen: the stove is AWFUL. Worst gas stove we’ve seen, it is oxidized, ugly, and even dangerous. Coffee maker is not working. Toaster was oxidized as well. There is not enough silverware, we were a family of 10 adults with kids and only 1 knife (oxidized and small), 3 broken mugs and a bunch of plates. In Mexico they are no selling disposable silverware or plastic cutlery anymore so it was a challenge (and expensive) to find a few and keep washing them. We have stayed in so many VRBOs and AIRBNBs and many of them give you the basic cleanning supplies such us paper towel, soap, detergent, or other basic stuff but here you will find nothing.
It was really challenging staying at this property and cooking for the kids (it was our initial idea to avoid excessive dinner-out because of the pandemic) Im not sure if they are going to post this review because I only found reviews with our same experience back in 2018 so we thought they fixed everything but they did not.

We had a chance to enjoy a full week and celebrate my wife's birthday. January is our favorite month to go to Playa del Carmen. The weather is just perfect and we were able to make good use of all the house's amenities. Beside having the beach one block away it had a nice pool and a charcoal bbq. The house has plenty of room. We were 7 and I never felt the need for more space. The house is not new but the location is most important. You can walk to every thing. Thank you Carlos for helping make this a great vacation.

The villa is close to the beach and a short walk into town if you want to pick up supplies at the Oxxo, have some tacos or visit the main tourist area. I wouldn't call it luxurious but it's clean and spacious - we were 10 people and there was plenty of space for everyone. Would definitely love to stay there again.

Lovely spacious villa in great location - could do with some TLC
This was a great base in a nice, quiet part of Playa but the whole place needs a "refresh".
New and more cutlery was needed and the cushions on the fixed seating around the pool were very old and discoloured. We were brought some new seats for the beach and sun umbrellas which were very welcome but all the soft furnishings could do with renewal and the kitchen equipment looked a bit tired.
The maid service was great - very helpful. Beds were great and bathrooms fine. Some of the doors were in need of refurbishment.
We had one or two Spanish-speakers with us but if your party does not have any, you might struggle, as no-one we dealt with was fluent in English.

This place is fabulous! But ongoing maintenance is much needed. When new, I bet this was the talk of the town. Now, pool cushions are torn and stained, many light fixtures have no light bulbs, the handle to the hot tub on the roof was broken, the grill is rusted, “clothes dryer” is a rack outside. Door stops are unattached and lying on the floor. Many items are broken. The big bang was mini explosions that shook the whole place in the Villa (#12) hot water heater. The room was black with soot so this had been going on for a very long time & it wasn’t vented. They did replace with a new tankless & painted over the soot (kind of) while we were there but then the paint fumes permeated the bedroom closest to that room for the rest of our stay. The handle to the hot tub (a jetted bathtub) was repaired and was fabulous if you can climb the treacherous stairs (not safe for kids or adults drinking adult beverages). The owner did offer us another day but who can do that with a party of 9 that came from different parts of the U.S. Be prepared with translator on your smart phone as those whose numbers you are given to call for information or help do not speak English. Due to a mix up in available dates we were first put into 2-4 bedroom villas (very nice) and then moved to the 4 bedroom villa. That with the water heater explosions and paint, I just never felt settled & relaxed. Sounds like I’m doing nothing but complaining but we actually loved this place! Close to the beach, shopping, pier, etc. and the neighborhood is beautiful and safe. we were hoping to make this an annual retreat for our family as there is an 8 bedroom villa as well. We have a HUGE family living all over the US. What we experienced may be typical for VRBO homes IN Playa, so we will wait to decide whether or not this will be the place for us. I did want authentic as opposed to feeling like I was checking into a hotel in the U.S. so that may be just what we got. If you stay here you MUST get Mariam to cook for you! She cooked the fish we caught with added sides and the food was FABULOUS!!!!!! Carlos the property manager is delightful and speaks English very well. He did the best he could to get things repaired. It would have been more enjoyable if items had been repaired BEFORE we requested. All in all, it’s a pretty neat place to stay and the price may reflect the lack of ongoing maintenance.

Villa Kiin was a great choice for my group of 7 people (could have easily accommodated 1 or 2 more). We have been to Playa more than 25 times. As we began planning for a large 50th birthday party (25 friends), we had our priorities well defined. We wanted villas in the very safe location of Playacar Phase 1 as every house is close to the beach and such an easy walk to town for restaurants, shopping, and entertainment. We also wanted reasonably priced accommodations since the beauty of Playa is experienced with it's people, beaches and environment. Villas Kiin did not disappoint. The villa had all of the basics needed for the 8 of us staying in the 4 bedroom villa. While we don't do a great deal of cooking while on vacation (Playa offers to many wonderful restaurants), the stove and cooking utensils were more than sufficent, and the other essentials (coffee maker, refrigerator, toaster, etc) all worked fine. The bedrooms had enough separation so that everyone slept well and without disruption. The benefit of each bedroom having it's own bathroom also goes a long way! If I was to give criticism, it would be the lack of a washer & dryer. I like to pack as light as possible when heading out on vacation, so I appreciate having a W&D in a rental. But even with that, we would rent Villas Kiin again.

I stood in Villa Skiin for 2 months. First we stood 1 month in the 2bdr villa heading with the terasse to the pool. Though, we never used that beautiful pool, which is beside a natural cenote and some beautiful big trees, expect for PADI exercice diving, because the beautiful beach of playacar is just 20-30 meters away. As well you find some ancient mayan ruins just on your way to downtown (WOW). We saw a lot of animals starting with colorful birds and ending with cereques (imagine a bit rat with big hips, just much cuter).
The 2bdr villa was very nice decorated, big and especially the roof of the big living room (made out of red stones) gave a great atmosphere. It has very nice and comfortable couches and chairs. The kitchen is well equiped, though sometimes you have to ask the administration to exchange some things that run out of order. They did it promptly. From the bathrooms sometimes came a bad smell, and we had some cockroaches in the house. But I liked it there a lot though!
The 2nd month we stood in a 3lvl-penthouse with jacuzzi rooftop and seaview. The seasight from rooftop and balcony is just amazing! This house was even better than the other. It didn't have the smell neither cockroaches and was great to throw some dinners with friends due to the great dining table and spacy living room. It's a very interesting house, because they can rent it to you in many different ways: only penthouse (2 lvl), penthouse and 1 studio or the complete house with penthouse and 2 studios. As well here you find a nice brick-roof in the master-bedroom on 3rd floor.
the service during the 2 months contained water (as well water to drink), gas, electricity, cable, internet (though we had to fight a bit until we got it and it only worked in some parts of the houses) cleaning, bycicles and many other little things, the administration (Thanks Amir, Myriam, Carlos) were very helpful.
So in the end I have to recommend this house. Although these are not the newest houses, and there are some things you maybe have to close an eye from time to time, I think you get a great deal over there and you'll enjoy your holidays a lot!

This is paridise you are only blocks away from the shopping and the ferry to take you to cozumel.The beach is less then a block away very beautiful since they redid the beach you can walk out in the water with out the drop off the beach is all sand NO ROCKS TO DEAL WITH.we are bringing new friends this year to stay they stayed in a condo last yr and fell in love with the houses. The maids keep the place clean and you have water delivered every day if you need it , i would recommend this to all my friends.

This is paridise you are only blocks away from the shopping and the ferry to take you to cozumel.The beach is less then a block away very beautiful since they redid the beach you can walk out in the water with out the drop off the beach is all sand NO ROCKS TO DEAL WITH.we are bringing new friends this year to stay they stayed in a condo last yr and fell in love with the houses. The maids keep the place clean and you have water delivered every day if you need it , i would recommend this to all my friends.

Perfect Private Vacation
My husband and I rented one of the villas and his parents rented another in the same complex. We stayed from April 13 to 27, 2010. We loved the privacy and the location was a perfect distance to 5th avenue and was close to all the amenties that we required. We found the villas very comfortable and the property manager to be very helpful. The pool area need a little attention at times but overall we found it very pleasant and relaxing. We would recommend this property and would definetly rent it again. This was one of the best vactions we've ever had and look forward to returning.
