Located in Kissimmee, this attractive house for $580 per night is a fantastic option for your next trip. Come and enjoy the sunshine while you relax in our SALT water pool. Far more gentle on your skin than chlorine, you will notice a difference. Why risk isolation in the cold freezing north, book now so you can have some warmth and sunshine in your life this winter. We are offing a preferred rate on booking of 3 months or more. We look after all of the booking arrangements, one of the rare owners that will contact you directly. Don't make the mistake of skimping on where you stay! We want to ensure you have a wonderful vacation and we are happy to share our tips from 15 years of Florida and theme park travel. We travel often and are happy to provide advice about our other favourite destinations. One time cleaning charge of $150.00 applies to all stays. Pool heat available at $25.00 a day. Lake Berkley has been our favourite place to stay while visiting Florida for 4 years before we bought! We liked it so much, that we decided to purchase a home in the community! Lake Berkley is conveniently located just off Hwy 192, close to many major restaurants, Starbucks and the best part...it's within walking distance of a 24-hour Walmart SuperStore (goods and groceries!). It only takes about 12 to 15 minutes to reach Disney. The community is gated with a guard 24 hours a day. Features include: - club house, - pool, - hot tub, - a natural spring-fed lake, - fishing dock, - boardwalk nature trail and - volley ball court. The main clubhouse contains - a fitness center, - floodlit tennis courts, - a community pool, - heated spa and - a children's playground and splash pad. Lake Berkley Resort is in West Kissimmee, just a mile away from great restaurants, shopping and services. Our garage has been converted into a Classic 80's arcade (Quarters needed to play). This is part of my personal collection of arcade games, I have kept them as original as possible so they do still take quarters. Due to the Antique nature of these games I cannot promise all will be working when you visit. I have them serviced regularly, however guests tend to jam the coin mechanisms. So please take this into consideration. Other amazing features include but are not limited to: - WEBER BBQ BIG ENOUGH FOR THE FAMILY - Private screened pool - Flat panel televisions - Tile in all the common areas - Carpet (bedrooms) - Stainless steel appliances - Granite counter tops We also ensure a great night’s sleep with a luxurious Sterns and Foster Mattress in the master bedroom and a Westin Heavenly BedTM in the junior master. This is your home away from home! Why crowd your family into a hotel room or town home, when you can enjoy our 1960sqft home. We have plenty of space to relax after a full day at the park! Enjoy the pool, watch TV and (most importantly) relax once the children are in bed without fear of waking them up! The flexibility to prepare your own meals makes staying here even more affordable. We strive to provide you with everything you need to enjoy your stay, our home is professionally managed and the property manager is on call 24 hours a day should something unexpected come along. The property was wonderful! Everything you would need and more was provided. We came prepared with some of our own things but they weren’t needed. Every kind of coffee maker was there for however you brew. Alan and Alicia were always available when we contacted them about minor issues and they were resolved quickly. When I saw the Beekman goat milk soap in the bathrooms I knew this was going to be great stay! We will definitely book here again if in the area.

Everything was lovely. The house was clean and decorated well. We really enjoyed our stay. We loved the large TV's in the family room and the main bedroom. All amenities that we needed was provided. Host was great, he responded to my calls and request right away. We will definitely look forward to staying here again.

Needs TLC
The property is in a nice location but it needs to be renovated. The furniture had stains and wasn’t clean, the shoes had dirty black molding stuff. There were dead flies on the floor in the kitchen. The Linen in the master bedroom as stained. There was no cable as stated and the arcade equipment didn’t work. I think the owner needs to have better management of his property since he is out of the country. He was nice but I was disappointed with the accommodations.

-owner was responsive to questions before and during stay
Negatives that aren't maintenance related:
-This is the only vacation house we have stayed over the past 10 years that has not had any sort of "home instruction manual" like most other homes have that give you basic instructions for neighborhood rules, pool instructions, garbage day instructions, instructions on how to use appliances like the modern washing machine, what different wall switches are for, check out procedures , etc.
-neighborhood is very loud and unruly at night and and not nearly as well regulated by the resort as far as rule breaking neighbors like vacation house resorts such as Emerald Island is in comparison
Negatives that are maintenance related:
-front door lock is about to go kaput. It took us 5 minutes to open and lock the door because the key barely fits the lock. Also when we first arrived, the door was unlocked.
-Refrigerator ice maker filter needs replaced so therefor water and ice maker was not working
- None of the games in the game room work anymore. (which is the advertised selling point of this house) . We went to turn them on , and some of them turned on but were not functional and also the Star wars game looks like someone had been fiddling with the electronic panel and had exposed wires.
-the toilet in the 2nd bathroom is coming off it's seal , and was leaking from the bottom when we first arrived until when we left
-beds are getting worn out and are sunk in a lot in certain places
-pool needs a thorough cleaning
-HUGE area of screen panel completely missing from lanai. This allows all sorts of debris and critters to come in to the pool area and is big enough for a bird like a crane to walk/fly into and get trapped inside.
-pool screen door knob broken off
I hope the owner pays the place a visit before more guests arrive to take note action on the numerous maintenance issues that prevalent.

We enjoy this property it was spacious and had all the amenities.

We arrived on August 7th 2019 and it was like 5;45 a.m. in the morning, and everything was just fine with checking into the property. The place where we stayed was very clean, nice and our stay was excellent. We would book again when we come back to Florida.

Great Location but not very clean
I stayed here with my family and friends in July and was not very impressed with the cleanliness of the house. When we checked in, the bathrooms were not clean. The screen around the pool was ripped and in general the pool deck area was dirty and not well taken care of.
I contacted Alan regarding this and he said he would contact someone to take care of it but I don't think that ever happened. We had a cockroach in the kitchen one night and a dead snake in a pail by the pool that someone thought to leave!!

A bit of a hiccup with the cleaning company when we first arrived but the owner was very prompt on getting another company over very fast. Would stay here again.

Great Location, Great Home, Great Host.
I went to Orlando on my honeymoon. Was looking for a property that was close to all the theme parks and that I could relax in at the end of the day. I came across this house and I contacted the property and almost immediately Alan responded to me. Since this was my first time using a service like this, Alan helped me through everything. The instructions for the house were easy to follow and the house overall was very nice. The bed was very comfortable and the pool was very warm. The house is perfect if you're planning on going to any of the parks. On any given day, Disney was about 15-20 minutes from the parking lot and Universal was 20-30 based on traffic. I enjoyed the stainless steel appliances and the nice counter tops since I enjoy cooking and being in the kitchen. The arcade was also very nice and I enjoyed most of the games. Only downside is, it gets kind of hot in the garage. Overall my first experience using this site and staying at a house was a success. I would recommend anyone who is coming to the Orlando area to strongly consider this home. You get to stay in a very nice and well kept home, and also have the reassurance of having an awesome host who will answer any question or problem you may have. Thanks again Alan for a great stay and I hope to be back again one day.

Incredible home with best location and amenities
Stayed for 2 weeks in mid April 2018 and was blown away by the property and the surroundings. The home 4 beds 2 baths was perfect to fit 2 families and not feel cramped. 2 living rooms provided lots of space to get away and with Sat TV / Wifi, we always felt entertained. The pool (opted for heated and so glad we did) was perfect. Used everyday, it was large enough to swim or lounge and was great for our family. Mesh covered to not worry about bugs! The home is in a gated community so we felt super safe, property was well maintained and the surrounding park was perfect for our 3 year old. There is a Walmart 3 minutes away that is open 24h and has everything you could possibly need. The home has everything you could possibly think of - coffee maker, waffle maker, dishwasher, laundry, fridge with icemaker, TVs in all 4 bedrooms. But the true gem of this place is it's location - best restaurants 5 minutes away, shopping - both malls and outlets 10-15 minutes away, Disney 15 minutes away. No matter where we went, we always felt like it was close enough to get there and back with no trouble and the area itself is so easy to get around with. Driveway fit 2 large cars easily and security at the gate was always friendly. As a family we've decided to make this a yearly trip as it was great from start to finish. The owner was more than accommodating and you could tell he takes pride in the property he has. The garage arcade was such a bonus too for our little one to play. We will definitely stay again and are still thinking back on our trip weeks later!

My family of 5 from Iowa picked this privately gated property because of the location. We were absolutely pleasantly surprised by the spacious, well-stocked kitchen and comfy clean bedrooms. Alan was very responsive and made everything effortless. Would stay again for sure!!

Great location, easy access to EVERYTHING!
Thank you Alan for lending us your home. While I think we only used a 1/3 of it, it had everything we were looking for. Easy access to just about everywhere. Comforts of home and then some. Rooms were spacious and tastefully decorated. Instructions were easy to follow and understand. No issues with anything! We will be back again. Thank you!

Loved the pool
The home is well-equipped with cleaning products,dishwasher tabs, salt and pepper etc There was a bin in the garage with sand toys, Beach umbrella and one chair. Came in handy when we went to the Gulf of Mexico. Master bedroom bed is soft and the other King size mattress is firm. Went twice to the community pool or as the kids called the big pool. The temperature was very warm and also had hot tub. The house pool is shaded which was great for our pale skin. Around the pool has a table with four chairs, two loungers and two padded chairs that reclined. The home was also equipped with a Bluetooth water resistant speaker. My complaints would be home was missing the GSP and the cleaning staff could have done a better job on the floors and bathrooms.Overall our first family trip to Florida was great and felt very safe at Lake Berkeley Resort

Great Property!
This home was awesome for us! Clean, very spacious, safe and close to everything! And the owner is very easily reachable we communicated through email multiple times. We will definitely be looking into this property again when we return to Florida!

The house is was very clean, family friendly and was close to everything we needed.
Alan the owner was so awesome and easy to work with. We went right after the hurricane and he sent me multiple messages prior to our arrival to keep me posted on the house condition and when the power returned. Once we arrived he continued to be easy to contact with any questions we had about the house or the area. The pool was clean and perfect after a long day at the parks to come home and jump in. The house had everything we needed and then some. It even had a pack n play and booster seat which was perfect for my 21 month old. The arcade was a lot of fun. I would recommend this house to everyone and would stay here again if we come back to the area!

Extremely comfortable home, great location.
First of all, one of the most important parts of a rental experience is how one is treated by the owner. In this particular case, I can assure the reader that I have never been treated so well by anyone else in a vacation rental situation. Alan is an extremely professional and caring human being. We were caught in the middle of hurricane Irma and he did everything he could to make sure that we were safe. He was messaging us several time as day, updating us on the local situation, and making sure that we were very well taken care of. My family is very grateful to him!
As for the property, this a a modern house in a very nice, quiet, and safe neighborhood. The house includes all the amenities one should expect from a luxury home – from modern, fancy appliances, to a nice bluetooth sound system, and nice furniture. Beds are very comfortable and beddings and towels are high quality. There's a very comprehensive cable TV package, nice modern TVs, and high quality internet with WiFi coverage throughout the house.
The master suite is very spacious with a large bathroom with a big tub , nice shower, and a large closet.
There's a very nice, screened swimming pool that is exclusive to the house.
Entertainment includes not only the things mentioned above, but also a Bluray player, Wii console for the kids and gamers, and an awesome collection of coin-operated arcade games in the garage.
The kitchen is spacious and fully equipped, including an espresso machine.
The central air conditioner keeps the house cool and comfortable, regardless of the outside temperature.
The house was spotlessly clean and well maintained, and it is located close to the main parks as well as good restaurantes, supermarkets, drugstores, etc.
I highly recommend this property if you wish to enjoy a great, worry-free vacation in the Kissimmee/Orlando area! I'd love to rent it again in my next trip, and I'd like to thank Alan, again, for making us feel welcome and safe.

Fantastic - as usual
Took my family down to Orlando again for some sun, shopping and the parks. I wouldn't stay anywhere else. Clean, roomy and a wonderful home to come back to after a fun filled day.
The kids loved the pool and having their own rooms.
