Summary: 6 bedrooms, 4 bathrooms, Sleeps 16 in beds. Welcome to the Royal Gorge River Ranch! Luxury accommodations on the river banks of the Arkansas River. A stay with us also includes access to world famous white water rafting trips with Colorado's finest rafting outfitter in our region - Royal Gorge Rafting & Royal Gorge Zip Line Tours. There are many activities to choose in our region. Please do not hesitate to contact us for any further information or to book trips. The Space: The River Ranch is a 5 bedroom, 4 bath, 2 story ranch house with a very distinct and relaxing beach house atmosphere. The River Ranch vacation rental is perfect for groups, family outings, corporate retreats, family reunions or whatever type of group you may have in mind. On the main level you will find a large dining room, living room, a fully equipped kitchen with breakfast nook, large oven with griddle, microwave, dishwasher and all the comforts of a modern kitchen. The living room has a large sectional leather sofa, leather recliner, gas fireplace, flat screen TV, movies and DVD Player. You will also find the Master Bedroom on this level with attached bunk bed room, a full bath with a 2 passenger Jacuzzi tub and oversized shower. There is a half bath, laundry room, large closet where we have various board games and extra towels for your stay. The upper level offers 4 bedrooms, two with queen beds and two with king beds. There is also a full bath with a Jacuzzi tub and a full bath with shower. Enjoy the upper level loft which furnishes two leather sofa sleeper pull outs, a television, movies and DVD player. Additionally two upper level decks offer magnificent views and quiet places to relax. The courtyard has a large propane BBQ, large fire pit gathering area, Outdoor Jacuzzi hot tub, a massive covered full wrap around deck complete with comfortable patio furniture. Get ready to relax and enjoy the solitude at one of Southern Colorado’s best Vacation Rentals. Guest Access: You will have access to the entire home and surrounding area. The River Ranch is located in the area of one of our zip-line courses and we ask that you do not use the equipment or platforms as it could be a safety hazard. The Neighborhood: The River Ranch is located near our famed white water rafting tours and zip-line courses. The River Ranch is also located just 3 Miles from the world famous Royal Gorge Bridge and Park, as well as amazing hiking, biking, and fishing right on your doorstep. Getting Around: The River Ranch is located just 3 miles from our White Water Bar & Grill and is 10 Miles outside of the town of Cañon City. Other Things to Note: Guests must sign a rental agreement at check in! Please contact us to preview the rental agreement. All reservations will have a one time cleaning fee of $250 applied to the reservation. Interaction with Guests: We have office staff available for contact every day from 8:00 am to 6:00 pm. Outside of our office hours we provide our guests with owner contact information to quickly resolve any and all guest issues.

Stay was great and the house is very beautiful with nice views. Probably could use some instructions on which light switches turn on which lights. The kitchen lights are down a hallway near a bathroom on the backside of the kitchen.

It was perfectly suited for our family gathering of 18! Plenty of room, beautiful setting, beautiful house with everything we needed. Big horn sheep & deer coming thru early am, lots of hiking, running terrain, hot tub awesome, big garage driveway for pickleball set up!! Loved it all; from 4 yrs old to 73, suited everyone’s needs, interests!! Great golf course & playground in Canon City. Thank you for a memorable week.

We had an amazing time at the river ranch property in Cañon City. The house was outstanding it exceeded our expectations. It was cozy yet big for the whole 16 of us. The home had all the essentials needed. Monarch Hill, Royal Gorge Railroad and bridge within driving distance.

We had 10 guests at the house five days to raft, zipline, and explore the area. We had SO MUCH FUN! There was plenty of activities in the area to keep us busy. The house was clean and spacious inside and out. I do think 16 adults would be a tight fit as the loft with pull out couches is not private. This accounts for 4 bodies sleeping in essentially the living room as the house has beautiful vaulted ceiling and open living concepts. Overall, we would absolutley stay again for another adventure!

The house was perfect for all 16 family members, plenty to do outside with hot tub, fire pit and horse shoes. The house came fully stocked with toilet paper, paper towels, dish soap, hand soap, shampoo & conditioner, trash bags and plenty of towels for everyone. I would recommend this rental to others!!

The house is in a beautiful area where you can hear the river if you walk outside. The hot tub is well maintained and perfect for soaking in while you watch the train below. There are horseshoes and a fire pit (which we couldn't use because of a fire ban), some cards and board games, and the house itself has 6 sleeping areas (one is a closet, so it's NOT a bedroom as advertised), plus sleeper couches, 3.5 bathrooms (not 4), and some nice touches like laundry and dishwashing soap, paper towels, and toilet paper. There is a fireplace and plenty of space for family to gather for meal preparation and dining. The house has lots of plates and utensils, some basic spices, lots of cups and glasses, cooking and serving utensils, a small crock pot and blender, a toaster and drip coffee maker, etc. The check in process sucks. You have to meet a management company at an office ONLY between 3-4pm despite the house having ability for check-in and access remotely, including e-signing of documents. To make it worse, when I arrived at the office (during COVID-19 peak), I had to wait in a tourist activity office where several other people were nearby and one of the employees at the desk where I was being helped was holding her mask AWAY from her mouth UNDER her nose while talking on the phone. I pointed it out to the employee helping me and he didn't do anything. This didn't start things off well.
I followed an employee to the property where they did a quick walkthrough (which probably shouldn't be done during COVID). The house is literally on the doorstep of the zipline, so expect to see people nearby. The house itself is a beautiful cabin, but everything beyond the surface is worn terribly. From finishes on the wood being worn to the towels, linens, and furniture being stained and having torn holes in them, and being broken or worn out, the mattresses being worn out, and the dishes and cups being cracked and chipped, it is obvious that items USED to be nice, but they just aren't anymore. The house was generally very clean, but there were areas that weren't. For example, there was soap goo on the bathroom ledge (we didn't have/bring bar soap). There's no bath soap provided other than hand soap and shampoo/conditioner. The electronics are old and wiring is stripped, the wifi is slow, and neither of the jet tub bathtubs worked. The dishwasher needed servicing and the garbage disposal reeked of fish. Overall, loved the house but not the price for the condition.

Fantastic property and house in a super location. It doesn't get any better than this. Plenty of space for all of us (11 people from age 5 to 93) and the house just felt like home.

This cabin was perfect for our group of guys in town for some river rafting and Royal Gorge adventures. There was tons of space for us to gather inside for dinner, poker, or watching TV, but there was also plenty of room to get away for some peace and quiet if you wanted to. Not only that, but there was plenty of stuff to do outside the cabin as well like horseshoes, grilling out, fire pit, exploring the interesting landscape, etc.. . We will definitely be staying here again if/when we return in the future.Nick from TX
