Located on open water on the Colorado Arm of Lake LBJ. Beautiful 4 bedroom/ 3 bath plus a loft home provides everything you need for a home away from home. You can enjoy all that the lake has to offer by bringing your own watercraft or renting one and using our boat dock provided. There are complimentary kayaks and paddle board as well as a garage full of games! This property is dog friendly & includes a dog run! The Space: Features: • Master with en-suite bath with jet tub and shower • Queen Bedroom has direct access to outdoor deck to enjoy an incredible lake view • Downstairs Master with full bath, and a couch in room along with TV. • Second floor kitchen with Dining Table for 6 plus extra barstools • Full bath on lower level • Washer and Dryer available • Free WIFI available to all guests • Game room with Air Hockey, Electronic Basketball game, and Ping Pong table • Complimentary Kayaks and Paddle Board • Boat Dock with Lift • Dual Jet Ski Ramp Sleeping arrangements: • Bedroom 1: Master with King bed -Sleeps 2 • Bedroom 2: Queen bed -Sleeps 2 • Bedroom 3: 2 Twin Beds- Sleeps 2 • Bedroom 4: King Bed- Sleeps 2 • Loft upstairs with 3 twin beds and a Trundle bed – Sleeps 3-4 Guest Access: Guests will be able to access the entire home including the boat dock. Guests also have access to the community park that includes neighborhood ramp. The Neighborhood: This home is located on Lake LBJ in Kingsland Texas. Minutes away from the Kingsland Community Public Boat Ramp, HEB, and several local restaurants. Other Things to Note: We are available via phone, text, email, or in person if need be. This home is very close to the water, so you will want to keep that in mind if you have young children. DOG Friendly with a $100 non-refundable pet fee per pet with a 2 dog limit under 80lbs. We will also require a signed Pet Agreement as well as a copy of the current vaccination records for each pet. Due to recent housing boom we are experiencing more construction throughout our neighborhoods. Please be advised it as may be near this property. Quiet Hours are from 10PM-8AM! All refunds will exclude a 5% credit card service fee. In lieu of a security deposit we require a $65 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.

There were two couples, two children, and two friends. Everyone had great personal space and the common area was great for hanging out as well. The game room is a fun bonus. We were there for New Year’s fireworks and had a really good view of them in the distance. Highly recommended!

Really nice house right on the water. Very clean. The back faces west towards the water with a nice view but in this hottest of summers (it got up to 108) the living room/kitchen got pretty warm in the afternoon. The game room was nice but not air conditioned so the heat made using that problematic. The biggest issue we had was with the television sets. They were all old and so didn’t have many apps (such as Hulu+, YouTube TV, Peacock, Paramount+, etc.). Supposedly there was Direct TV or cable but it didn’t work at all on the living room TV and barely worked on the others. We were there for the water but it was so hot we were forced to spend some time inside and the lack of functioning TV’s was very annoying. Wi-Fi enabled TV’s aren’t that expensive. It would really improve the experience if the owners upgraded them. That aside, it was a nice weekend, the kids enjoyed the water, and the boat dock with lift was great. I’d recommend it if the TV issue was addressed.

Great rental with direct access to the lake. Perfect for our 3 sons and their families. Grandkids had a blast playing on the Lily pad and swimming. Definitely coming back!

The house was perfect for our group and made our stay enjoyable. Check -in was a breeze. We couldn't have been in a more perfect spot for us. The house was clean. Our beds were comfortable. The games were enjoyable for all of us. It was very hot but the a/c kept up with the heat. We hope to come back next year.

I’ll start with the pro’s. Beautiful home and I love the location. Boat dock was amazing. We rented the place out for Father’s Day vacation. My dad and husband loved it. Game room for the kids amazing as well. They loved the paddle boards and kayaks. Property manager very responsive. Con’s. Every day a/c would reach 80+ and it was very hot in the house. We rented it out for a full week and wasn’t able to cook in the house bc it would get to hot to fast. We are not the only renters who have had this problem bc it’s been documented in the book below living room tv. I bought a new broom bc the one that was in the house was broken and would cut you if used. Patio chairs are very worn down and my son (60 pounds) fell through a lounge chair after he got done playing in the lake. I turned on the jets in the master bathroom tub and a bunch of black gunk came out. I tried to clean so we could use it to relax but it was still dirty. Over all I really did love the house and I loved the location. It was just to hot. Hopefully the a/c thing can get fixed in the future.

Pros: The location was nice and there were plenty of towels and beds were comfortable. Kitchen was well stocked with pots, pans, utensils, etc. Cons: we paid for a location right on the water but couldn’t jump off the dock to swim or float as there was thick algae and seaweed. This could have been cleaned up. We were told that there was 8-10 feet of water at the end of the boat launch, it was only 3 feet and we brought our own boat based on that information. The kids were excited to play ping pong in the game room but no ping pong balls were provided.

The house was excellent. Great view of the busy lake and a nice outdoor space. The kitchen is very well equipped. The management company was courteous and communicative. We'll probably be back.

I could write a novel on how excellent and relaxing our experience was! The house was absolutely perfect for the 7 of us-3 adults and 4 kids. It was clean, spacious, accomodating, and the kids LOVED the game room!!!! They also loved all of the lake toys available. The Lily Pad was HUGE hit! It is right on the lake with boat and jet ski access and we didn't have to leave the house if we didn't want to. As a parent, I felt safe knowing the dock was in a shallow amount of water where the kids could play and I could relax on the porch with a book. This is the first place I have stayed where I got a restful and comfortable night of sleep. The beds and covers were so comfy. The water pressure is good throughout the house so it made for awesome showers too. We loved every minute!!! Thank you for having us! HIGHLY RECOMMENDED!!!!

We live close to this place, so it was a perfect choice for the rest of our family to stay and be close to us. The garage game room was PERFECT and all the facilities were just what we wanted and needed.

This house lived up to all our dreams for a lake getaway weekend. The neighborhood was quiet and safe. The game room was where we spent all our time, it had more than everything we needed and was such a great treat. The sleeping situation was perfect for the mix of couples/singles that we had in the group. Wouldn’t change one thing! The host was very communicative and always answered in less than 10 minutes. Even let us check in early to decorate! Would recommend :)

Wonderful place if planning on bringing fur babies. Plenty of yard space for dogs and lots of water toys to play with. Gates and fence on upper level was secure for the toddler to go out and play on the deck.

A three-day weekend with extended family — sunsets are awesome! The location on the lake is great. The rooms are nicely appointed and layout of the house was lovely. Worked well for our crew. There are LOTS of stairs, though, so make a note for carrying things from the car or getting to the water. Definitely not easy for older adults. The house has very little afternoon shade from the hot Texas sun. It is blisteringly HOT. You either have to be in the water or inside — ok options. A/C worked great. Unfortunately, the HUGE neighboring dock (and their guests) totally overwhelm this property. Still we had a good time!

This was the second year in a row that our family stayed in Paddle Time. We love the location, all the room., and the great toys and games. The ping pong table was a big hit. The downstairs game room and the board games that are provided kept us entertained when we were inside. The lily pad and paddle boards made water time fun. We really enjoyed our stay and plan to return next year.

We had a great stay. The house is very nice. The dock is perfect for what we needed. We have a pontoon boat and my sisters family has a smaller boat. There were nice parking places for both of them. House is nicely located where both sides of the lake are easy to get to. And just a short distance from the island with shallow water that seems to be a favorite hang out spot for people. The only thing we couldn’t find in the house that we needed was a broom…felt bad we left the kitchen floors so dirty.

Location of this property was awesome.. being on the open water close to the sand bar was perfect! The space of the house is well configured, we fit 12 people comfortably. The only con was the a/c didn’t keep the house cool during the day. But we kept cool in the water :)

Kitchen had everything we needed except we couldn’t find a broom or dust pan but we made do and also the ice machine wasn’t working but we enjoyed the place and would definitely stay again. Lots of room for all 12 of us.

Overall the time there was great. There was a problem with the ice maker in the refrigerator, they sent out a repair man and he tried to fix it . They did see out bags of ice to cover the problem. The entire family had a great time.
