Margaritaville Resort~Waterfront Views~ Sleeps 16~ + Stunning Sunsets~ Resort Access Windows on the Water is in the beautiful Margaritaville/Tan-Tar-A Estates Neighborhood. This lovely, 3-level bluff-side home is directly on the water off the main channel with absolutely stunning views. You won’t want to leave! The layout is comfortable and open yet cozy, and includes 4 large bedrooms, 4 full baths and a fully stocked, open kitchen. This space is ideal for large families and groups as there is more than enough room for all, including 3 separate decks overlooking the water (one on each level!) Enjoy the quieter season at the lake where there’s no shortage of things to do at the home (game nights, a glass of wine by the fire table on the deck watching the sunset sparkle on the water, movie nights, stargazing, you name it!) You’ll also find plenty of fun at the Margaritaville Resort including heated pools (open till late fall), an indoor water park, marina, multiple restaurants, mini-golf, horseback rides and arcades. Within a 5-10 minute drive from the home, you’ll find a fantastic distillery with delicious, homemade pizza, a fabulous new brewery, a lovely local coffee shop, fantastic shopping, wonderful restaurants and more. This is the perfect get-away for your fall break! Note that the 4th bedroom is a mother-in-law suite with a separate entrance on the lower level (several steps required.) Must be 25 to rent. Guest Access: Entire house, 2 community pools and resort pools The Neighborhood: The home is located in the gated community of Margaritaville/Tan-Tar-A Resort. Other Things to Note: ~The house has a mother-in-law suite, which is the 4th bedroom. It is located outside of the home by their own private stairs. There is no access to it from the inside of the house. It is very large, private and quiet and the bathroom has a large, jetted tub. ~There are no laundry facilities in this house. -The lake cannot be easily accessed from the home, it is bluff-side. ~PLEASE NOTE~ We will include in the starter kit the following: 2 paper towels, 2 toilet paper per bathroom, 4-5 dish tabs, 2-3 trash bags, hand soap and dish soap. We encourage you to bring other supplies if you think they’re needed. There is also a Walmart, Target and several grocery stores nearby. House Rules: • No smoking • No pets • No parties or events- No Bachelorette or Bachelor Parties • Check-in is anytime after 4PM Check out is at 10am

This was a perfect property for our group of eight, (alhough, anymore may feel a little crowded in the common areas), definately just two in the kitchen at a time. Only one bedroom was accessible without stairs, something to keep in mind if that is an issue for you. Lake view was gorgeous, but no easy access to the lake on the property. Parking was easy, we were attending a function at Margaritaville and were able to walk or take a golf cart. Overall very pleased with the property.

The property owner needs to upgrade there water system. The water coming out of the faucets had settlement in it. Could definitely invest in a water softener/filtration system. Toilets didn't flush well. Upon arrival the front door was left open, I'm assuming the housekeeper didn't shut the front door or lock it. The gas grill needs replaced badly. All the burners are rusted out and only work half way. There was still painters tape on the walls and ceiling.

Very pleasant stay, no serious complaints. The beds were not completely made and one of the bathroom towel racks was missing.

Perfect for a relaxing family weekend. The house is spacious. The sunsets were gorgeous. Nice quiet neighborhood. We were very pleased with our stay there.

This house was very disappointing when we arrived. The parking spots are for 4 vehicles the size of a VW bug had a hard time getting our vehicles parked without sticking out in the road. When we opened the front door it smelled like mildew. The floors had to be sweep when we arrived in the living room there were nerds' candy everywhere. All of our feet were black from walking on the floors barefoot. The furniture was very old and outdated and very worn out, the upper deck cushions had cigarette burn holes. The kitchen chairs were very wobbly afraid to have the adults to set at. The MlL suit in the lower smelled so bad it was very hard stay there the furniture on the deck was unable to set on they were torn. The pool was a long walk no walking distance for the older kids to walk so we didn't utilize it. The lack of towels for showers was a big problem if you stay 2 nights they will take showers and we had 2 towels and 2 wash rags per room. Just Very Very Disappointed. I will never book this house again.

The house was wonderful, the owner emailed me to disregard the check in for a house that wasn’t mine that I didn’t receive any information on, also the owner asked me some questions in the direct messages tab on vrbo that seemed like a scam, but everything worked out fine.

A little hard to find using the maps on our phones but once we got there it was very quiet and comfortable. It was mid week and early in the season so there were no neighbors that we could hear or who could hear us. Also, there was a problem with our original booking at the last minute and the management was very helpful in getting us into a new place. I also emailed the management with several questions and found them very responsive. The only problem we had was finding the trash dumpsters (not at the house but down the road and we couldn’t get the key to work). Since we were driving, we took the trash home but that wasn’t ideal.

The house is lovely and provided us with plenty of room to visit. It is comfortable and if the weather had been sunny, I’m sure I would have been full of light. The floor to ceiling windows gave us a spectacular view of the lake.
A couple of things of note:
There is a slight difference in the floor level into the kitchen, leaving a tiny step up. We all tripped on it a couple of times. If it cannot be fixed it would be nice to have it marked so it is obvious.
Most of the bedrooms are down stairs from the main level. That was not a problem, but we were not expecting them to be below the living area.
The mother in law suite is separate and has its own entrance as stated in the listing. However the stairs are narrow and when we saw it, it was dark. We chose not to use if because we were concerned about the stairs.
Having stated that, we were not a bit inconvenienced and enjoyed the house.

We recently had the pleasure of staying at this beautiful Lakefront property, and we were very impressed with the cleanliness and the accommodations of the property. It was spacious enough to accommodate our group of 16, and had more than enough room to spread out and relax. The view of the lake is breathtaking and we spent a lot of time lounging on the deck around the fire taking in the view. Property was well maintained and had all the amenities we needed for a comfortable stay. Jill was great to work with during our booking and any questions we needed she answered them right away.

Beautiful home, great view. Wish we had warmer weather to enjoy the balconies over looking the lake but we were very comfortable in the house. Would love to go back when it was warmer to enjoy all the amenities.

However, in the main living space any time a sink or shower was on or toilet was flushed, there were gargling noises that came from the pipes and drains or the toilet made noises. When the toilet made noises, sometimes water with splash up onto the toilet seat. At one point, the shower drains shot up some black substance in the bottom of the tubs. In the two rooms downstairs, we were not sure or did we trust that flushing the toilets would not overflow them. The toilets seem to have trouble flushing with very little toilet paper. Overall, this day was not too bad we were just concerned about the plumbing and water circulation to all bathrooms and kitchen.

We booked this home because of the view and it did not disappoint. Property has typical wear and tear for the age of home and comparable to others in neighborhood. It was well equipped and large enough with lots of space to spread out. FYI for those that care, there is a propane fire pit on the main deck which is great for cool evenings, and though the pics show a mini fridge in each room, there is only one in the lower level suite.

We had a group of 9 people for a conference at margaritaville over the weekend. The house was perfect - everyone had their own bed and plenty of bathroom space to get ready in the morning. The kitchen provided tools to make a meal for all 9 of us. The location was perfect and a phenomenal view. We all enjoyed our stay!

It is almost impossible to get hold of property manager and talk about issues. All Propane tanks were empty for grill and fire pit Light in deck were broken and refrigerators in bedrooms also were broken. I tried to contact the property manager but no response. Overall I didn't like their csutomer service

We were very pleased with the accommodations. The rooms are large with plenty of space and the view is nothing but spectacular. The mother-in-law suite has no inside connection to the home. You must walk up the hill to come in the front door. Although this did not cause a problem for us, it may for other travelers. We highly recommend this home and will definitely look to rent it again.

We had a great time at Windows on the Water. The setup fit our needs, perfectly! We had 5 adults and 10 Kids with us, ages
7-17. We swam in the lake at Grand Glaize Marina, Beach #1. I believe it might be the closest Sandy beach that has water access. That evening, We ordered Pizza from PaPPo’s Pizzaria. It was very good. We had our yearly Cupcake Wars competition. This is were the Grandkids have a competition in decorating Cupcakes. The kitchen area worked great for this. The next day we rented a boat and tube from Aqua Toys Rental. We had so much fun that day. We had to split up and take turns so part of our group swam at Grand Marina Beach while the others had fun on the boat. The last day, We visited Bridal Cave. It was Beautiful, and a good thing to do on a hot day. That day, the girls wanted to go shopping, and the boys headed to Lakeside Pool next to LandShark Bar and Grill. It has a 120’ slide that they loved and my son enjoyed the tiki hut, where he could order a Margarita. This pool is free with your stay. We made s’mores that evening on the top deck and with the amazing sunset’s, our pictures were instagram perfect! I can’t get over the sunsets and the boats on the lake. The home has 3 levels and water view decks on every level. After posting our pictures on Facebook, I have had several people comment on where did you stay? Thanks for sharing your home with us, Jill. We hope to be back, soon!

Could have been cleaned better prior to arriving there was a rush job as cleaners were still there when we arrived. Leak under kitchen sink took 2 1/2 days to fix. Came home to a soaked cabinet n kitchen floor 3 different times. Dishwasher smells like rotten eggs n doesn't clean the dishes. Centipedes in the basement along with spiders. Railing about to come off lower deck. Good view & location but wouldn't rent this house again.

Great Family Vacation

Great place to stay
We had lots of fun staying here. The rooms were large, the house was as listed, and we enjoyed the pools, including the one at Margaritaville. We did have trouble accessing Netflix on the main tv, but the kids used their iPad and the WiFi.

It was a great overall experience! Only issues we had were dirty towels in the bath tub and doors not working properly in the mother-in-law suite. Other than those two things it was perfect for our family as a middle ground between Texas and Wisconsin!

Overall good stay
We had an overall good stay. Not having a washer and dryer in such a large house was difficult, even for a short 3-night stay. The deck view was incredible. The listing could mention that you do not have water access as the house is on more of a bluff. Although, there are plenty of things to do otherwise including a community pool.
