This is a very nice home within easy walking distance to the beach. I would give a 5 star rating; however, First Choice FL Vacation Rentals, who manages the home, charged additional administrative fees above the total cost listed on VRBO. When I inquired about these additional administrative fees, Marty (the manager) told me that if I didn't want to pay the extra fees, I could cancel. I was not in a position to cancel, as I was renting this home for the Christmas holidays, so I paid the extra fees in addition to the total cost calculated on VRBO.

We have stayed in St Augustine several times and this house was by far my favorite. It was clean, so bright, clutter free, and the furniture was all incredibly comfortable. We had issues with the stove and cable and Joe arrived at am the next morning to address the issues.
We have 17, 14, and 8 year old sons and the layout, and bedrooms & bathrooms worked perfectly for us. 3 out of the 4 bedrooms have bathrooms attached so everyone had their own space.
The location is amazing. You can walk to everything! The beach is a quick walk across the street.
We loved our stay at this house and we will definitely be back.

My family stayed with family from out of town for Thanksgiving. Everything was exactly as they said. Very clean, close to everything, and the property manager went above and beyond to make sure we were happy. Will definitely recommend to friends and stay here again in the future.

Your property Floorplan was set up perfectly. The bedrooms on the first level worked out well for my mom who does have a hard time with stairs (she could do them but not having to do them every night was helpful) Everything I needed to cook with was available. The decks were beautiful. The seating areas are so well appointed. Even though the weather didn't cooperate the pool was also beautiful and a few members ventured into the heated pool. Thank you so very much for everything. Also Marty was quite helpful with all my questions

Layout was perfect as we brought grandparents and younger sibling to family weekend. The property was very clean, well appointed, and comfortable. We would definitely stay here again!

We had six ladies from high school staying and we can not say enough good things about the house. Pool was awesome! So many bathrooms!! Balconies were huge! Just made our weekend so much fun and Marty the property manager was the best. Super fast responses and definitely on top of everything! Endless summer was a great home away from home for all of us.

The house has lots of room with a great kitchen and wonderful porch. We could see the fireworks from the porch. Palm trees shade the pool which is nice after a day at the beach.

The property was very nice and the pool (with some shade) was great.the balcony was good and it was only a short walk to beach.
Only negative was amount of “fees” in the price.

Fabulous and roomy house. Everyone was comfortable.
Beautiful pool
My favorite was the upstairs deck where we could all sit and have breakfast together— soo much room.
We were 6 adults and 2 toddlers
Highly recommend- was SAD to leave!

Endless Summer is fantastic! It's the best property we have ever stayed at. Beautiful house, great pool and perfect location. Also, St. Augustine is wonderful!

the post was misleading regarding the pool being heated as you are required to pay for a full week even if staying a couple days. Found many bugs in the bathroom that needed to be "stomped" out.

This house is beautiful and perfect fit for 5 people. We could all have our own bedroom and bathroom. The only thing we all would request is some different finish on the stairs. They were very slick. We really had to be careful. Good location. We would rent again.

We enjoyed our stay. Unfortunately it was the week of coldest temperatures in Florida. The house was in walking distance of the beach. Only two isses: the cleaning crew did not clean out the coffee pot or run the dishwasher there was mold .

This property was even better than expected! Beautiful, spacious, clean & very well appointed. We had everything we needed & more. And the location was outstanding. Marty was extremely receptive when we needed something. It was a wonderful experience, we were sad to leave!

The house was just what we needed. Room to spread out, the location was wonderful. Very short walk to the beach and convenient ride to downtown. Beds were comfortable and it was especially nice to have so many bathrooms.

The house was a great house to host our girls trip. It was close to the beach so that was great. We were disappointed that when we booked the house it said it had two rooms with twins beds. They changed one of them with a king bed. We picked this house for the reason it had 6 separate beds. This change meant that two of us had to share a bed and that is not what we wanted to do. Other than that the house was great. Loved all the bathrooms. The only other thing was the pool was very dirty when we got there and the pool lady didn't come till Saturday pm. It would have been nice to have had it cleaned on Thursday the day we arrived.

Stayed at this property with husband and our extended family. We were 8 in total and the ages ranged from 5 to 70. The space was as pictured in the photos and spotless when we arrived. It is nicely laid out so that we could be together when we wanted, but could also have some quiet time away from the group. The house is only a few minutes walk from the beach which was not very crowded at all. The pool was nice to have when we were not at the beach. We had good communication with the property manager (all done by email).

We loved our stay at Coquina Gables!! The area has such a laid back beach vibe and we had such a relaxing vacation! Beach access was closer than I thought, being straight across A1A. There is also car access to the beach a few blocks down. The beach is not crowded at all, which we loved! There are a few restaurants to walk to while on the beach when you don’t feel like packing lunch. We loved Mango Mango and Beachcombers!
The house was perfect. It is very spacious and was very clean. The kitchen is stocked with everything you need. The bedrooms were perfect for our family and each room having a bathroom was so convenient. We loved the upper deck and hung out there every day. Great spot to watch a quick rainstorm!
The pool was a great relief from the beach and we were in it several times a day. It was private and perfectly shaded by the palm trees. My only suggestion is maybe an outdoor broom to sweep the patio up from palm tree pieces after it rains. We would clean the pool daily of leaves, etc but that is to be expected! Definitely not a dealbreaker.
There is a surf shop next door that is really cute. They did have some daily surf lessons with kids while we were there but we did not think it was a big deal and there was never anyone parked in our spots. It was cool to see a local business flourishing!!
The area is really cool and there is just enough to do without feeling overwhelmed. Mini golf, restaurants and ice cream within walking distance. Beach stores, groceries and gas are close by. The Alligator Farm was fun and the town of St Augustine was super cool with some amazing places to eat.
We personally had no issues with management and I did have some questions that were promptly answered, even on the weekend when we arrived. I was worried about that one recent bad review but after staying there myself, I just don’t get it. Don’t let that one bad review change your mind, this is a great place for a quiet beach vacation!
Overall, we had a wonderful time and truly the most relaxing vacation we’ve ever had.

Bad:
Marty seems to have no stake in how people's stays are. I think he's a realtor and has no personal attachment to hosting this house. He's rude and of the interactions we had he made me think he cannot be bothered to do anything, but the bare minimum for the guests. He thinks I'm rude. If he cared about repeat business he wouldn't have been pointing fingers he would have been solving problems.
The AC upstairs went out on day 5/7 of the trip. It happened later in the evening and we knew nothing was going to happen that night. I did not hear from anyone like I was told I would the next morning. I had covid, which doesn't excuse why someone would not call when they said they would, and Marty through VRBO message and on the phone basically shrugged off the problem. I was able to temporarily fix the problem, but the AC shut off again the next morning. I do not know if it was ever fixed.
When we arrived, someone was cleaning the pool. This person did a terrible job because we spent another 30 minutes fishing bugs out of the pool within an hour after she left. Marty's response was, I'm paraphrasing, "This is Florida so you are going to have bugs." I get that, but it doesn't excuse the pool person from doing a bad job. Supposedly she was going to come out the following day, but we never saw her and since the major mess was cleaned up it wasn't clear anyone else had done anything.
The rooms all have a Roku hooked up. I brought a Switch. The regular TV remote to change the input was nowhere to be found. I did find several remotes that were not the right one for the TV upstairs. I managed to work around this, but it was a constant and unintuitive process to switch between the Roku and the Switch. Marty did not respond to me with the location of the remote or to tell me there wasn't one.
In the listing I did not see anything mentioning the house being next door to a high-traffic surf shop. Each day there were people parked in the front of the house (our parking), blocking our driveway, or parked in our parking spaces. Not our issue, but surf shop people got tickets every day for parking in front of the fire hydrant, so don't do that.
The listing did not mention, nor did Marty respond, that there are cameras on the front porch. I used the app "Fing" and determined one camera was connected to WIFI and online. The other camera was either offline or on a private network.
Good:
Big house with plenty of room
Kitchen
Social areas in the house

Great house and location
What a great vacation! Two adults and five children age 8-16, we had plenty of room to stretch out. The beach is a 5 minute walk, and there are great restaurants within walking distance. It was totally worth paying to have the pool heated in late April. We will be back!

With four bedrooms and baths and two living areas, this house was fabulous. Just about two blocks from the beach and about 10 minutes from town, it’s a great location. However, getting Uber or Lyft was a challenge. The pool area is quite large and the pool was clean. The upstairs balcony is a great place to hang out anytime of day or night. I highly recommend this house for vacationers.
