Welcome to this wonderful two-story Villa located in beautiful Panama City! First thing, grab an ice-cold drink and relax out on the deck or upstairs balcony then use the free WiFi to start researching your first Panama City Beach adventure. Use the stainless steel appliances in the full kitchen to whip up some magic for your guests. They'll love dining at the oak table under the crystal chandelier in the formal dining room (you can enjoy an even more intimate setting when you close the French doors). Later, take them up the ornate staircase for a breathtaking view from the private sitting area. The shopping at Panama City Beach is absolutely fantastic. Be sure to check out Crossings At Inlet Beach and 30Avenue, both less than three miles away, and Pier Park, nine miles away for afternoons of fun. Want to get out on the ocean? You can charter boats with 30-Angler (six miles away) for natural reefs along the Gulf Coast or Dead Fish Charters (16 miles away) to fish for King mackerel, Snapper, and Cobia. And there are also plenty of good restaurants nearby like La Crema Tapas & Chocolate or The Terrace Restaurant, both less than four miles away. This rental is located on floor 1. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). The house is not very comfortable, but the location is good. The living room furniture is not the best, there is no outdoor seating area in the back (only a small table on the porch). Close to the beach.

It's a mansion in a community with great amenities, beach, bay and lake access. Unfortunately it needs attention. AC leaks water into kitchen. Guest bath leaks water through chandelier onto dining table. Master shower doesn't work. Moldy kitchen floor makes feet black. Note: Narrow driveway with no turn around so park in front.

The rental experience with VACASA was very smooth and less expensive than “the other” company that the property was marked with. The location was fantastic; the home is across from the well-heated pool and a short walk to the beach walk-over. The Carillon Beach grounds are very well done, with some amazingly detailed properties and unique characteristics.
The Bad:
The property is tired in desperate need of a make-over! The builder-grade carpet needs shampoo. The living room furniture is stained and needs a refresh. The yellow interior paint makes the photos look bright but doesn’t hide the stains and bruises of the rental cycles. The exterior is definitely looking rough. Even the cheapest hotels have closets with hangers! None of these are unusual for a rental property at this price point, but renters who are expecting an upscale experience, based on the photos, should set your expectations a bit lower.

Cosmetic blemishes and worn fixtures aside, there are issues with the property that points to neglect.
The 3rd bedroom shower leaks through the chandelier onto the dining table on the first floor. The issue goes beyond the yellow bead of caulk applied to address this issue. (reported in other reviews but not addressed)
The hardwood floors are very (very) unclean, scratched and darkened from wear and dirt walking barefoot would be discouraged (reported in other reviews but not addressed).
The home has a musty /moldy smell that permeates all your clothes (reported in other reviews but not addressed) .
The third-floor balcony is unusable, the door handle is broken and when viewed from below the unpainted and well aged wood looks unsafe.
The master bedroom ceiling fan “clanks” on each rotation in an unpredictable cadence ( translation – you can’t sleep with the fan on (reported in other reviews but not addressed) .

Carillon Beach stay
The house was clean and ready for us upon our arrival. This was a secondary house to another house which I rented which was right on the beach. So this house was for overflow sleeping and quiet. It’s suited us perfectly.

I recently rented this house. When we first entered the unit, we were very happy with the beauty. The staircase from the 1st to 2nd floor was quite lovely. the house was open and airy, with multiple areas for people to hang out in. It wasn't apparent to me from the pictures that this was a 3rd story unit. There is a picture of the room on the 3rd floor. It's the open room with a desk and a sleeper sofa. The porch off the 3rd floor had a bit of a beach view, if you want to climb all the stairs.
After a while, the beauty of the house wore off and we started noticing the issues. The floors looked clean, but left our feet black from dirt. We reported it and additional cleaning was done, but we still continued to have problems.
The master bedroom fan made a clicking noise, which is irritating when sleeping. The jacuzzi tub's jets didn't turn on. The outside porches were black with grime.
The exhaust fan in the downstairs bathroom was much louder than usual, particularly when left on for a while. It was so loud it could be heard in the 2nd floor MBR. It also vibrated the wall in the MBR!
The biggest issue we had was with the bathroom in the 3rd bedroom upstairs. Some of us were downstairs when another in our party took a bath, and noticed an additional shower in the dining room. The bathroom was leaking onto the chandelier and onto the table! It's not apparent in the pictures online, but this has obviously been an ongoing issue for some time, based on the water damage that could be seen on the ceiling, on of the walls, and the chandelier.
Some of the issues were reported to property management. I requested a status update, and received one the same day. Maintenance was supposed to come out to check out the exhaust fan, and a plumber was supposed to come out to check out the leak. However, they didn't come by while we were there, and we never received an update that the issues had been addressed. We made the decision not to use the tub/shower in the impacted bathroom, as we didn't want to be blamed for damage. That meant that we were down to 2 usable bathrooms for cleaning up 7 people each day.
Overall, we enjoyed our stay. It was a lovely neighborhood with friendly people. It provided a less crowded beach within the PCB area. The house also came with a beach umbrella and chairs (the really nice wooden ones with pads) on the beach. We enjoyed our time. However, based on how much we paid for it and the expected amenities with the house, we were disappointed with our rental.
If you rent this house, you'll enjoy your stay. I would advise you to request additional floor cleaning if need and don't expect to be able to use 3 bathrooms for bathing.

If you are looking for a quiet, family-friendly neighborhood with quick beach access, this would be an option for you. This house is a quick 3-5 minute walk to one of Carillon Beach's walkways to a private beach, complete with beach chairs that are provided for rental. I would like to note that if you are going to be with a larger group of people and plan on cooking, the appliances and cooking utensils are very limited (no blender, scissors, limited knives, one cutting board etc.) Similar to some of the other reviews, the house is dated and could use a few touchups. There were some issues that we noticed: the doorknob just fell off the door to the second story deck, broken tile in the full beds room, the banister on the second floor is wobbly towards the master bathroom. However, if you are looking to hit up the 30a area but do not want to stay there, Rosemary Beach is an easy 10 minute drive from the house. House has ample parking as well and is an easy walk to the pool.

The house is NOT bright and sunny as it appears in the pictures in the listing. Dark brown and yellow walls, dark kitchen. And very musty or mildew or mold smell throughout the house- I sprayed fragrance room deodarant every day. Clear evidence of water damage on multiple ceilings. These issues should be addressed before it is rented again.
There is no furniture on the upper decks/porches to sit and look out.
There was zero place to put clothes in the first floor bedroom- no drawers or dresser and no hangers in closet, so I guess clothes were supposed to lay on the floor?
The couches pull out to a single bed, but there were no sheets for them- and I asked if we needed to bring sheets and they said no.
No cooking dishes for oven, only cooking pans for stove top.
The grill caught on fire when we started it, full fire going out the back and sides of the grill, so we didn’t use it again.
Lots of attention needs to be taken to this house before they rent it again and a fresh coat of beachy color paint to remove all the brown all over the house would go a long way!

We love this community.
First time to Carrilon and it was amazing. The house was amazing and the community even more. Great places to eat. So many different ways to enter the beach end so much space. The pools were great and Vacasa was even better to book with. Won’t book with anyone else from now on.

This property should not be available to rent. It is unsafe for people to live in. We actually left the property because it has mold and active water leaks. Here is an INCOMPLETE list of some of our issues: mold, hot water set to literally boiling temp., nail sticking up through carpeting on the stairway, windows and front door need replacing (fogged), moldy/mildew smell, microwave didn't work, when my husband tried to check the elec. panel it and the wall it was on was covered over in black mold. Large brown water leaks on the ceiling over dining rm and top of stairs, bedroom doors that wouldn't shut, garage sale type furniture, wires hanging down from TV's, It is unsafe and in complete disrepair.

The microwave stopped working, the front door knob stopped working, and we didn’t have enough towels so or toilet paper. We also noticed a mildew smell in some of the rooms which we think indicates that the house has had some water damage. There were actually some men working on the roof while we were staying there

The house was spacious and clean. However there were a few little things that could have been addressed:
- the bedroom door was locked on our arrival - property management came within 1.5 hrs to open
- a toilet wouldn't flush - property management fixed when they came
- the kitchen supply was minimal - few pots/pans, no blender, no oven mitts, etc...
- the propane tank ran out during our 1st use so we had to postpone dinner to go purchase another
Overall we had a lovey stay, most was the the usual "wear and tear" from rental properties which is understandable. We love Carillon and will be back, but will look for a different home next year.
