We spent Christmas in Franklin at Karen’s farmhouse and loved it. The home is walkable to all of downtown Franklin - legitimately a couple blocks from Main St. And the home itself is new and beautiful. Incredibly cozy feeling with shiplac walls, high ceilings, gourmet kitchen, comfy King beds throughout. Our family of four had more than enough room and loved the convenience and upscale farmhouse serenity. Karen was a great host and had thought of everything, including a Christmas tree that really added to the holiday spirit and made the home feel that much warmer and cheery! Zero issues with check in or anything else. Great place, great downtown Franklin location on a quiet street, and great host. This is our go to home when we visit Nashville/Franklin!

Look no further if you are traveling to Franklin or Nashville, TN. The owner of this gorgeous home thought of everything to make your stay perfect. Firstly, this home is much larger than it appears in pictures! The main level includes a spacious, open living area with very high ceilings, comfortable, beautiful modern furniture, and really soft blankets to cuddle up with on the couches. The stereo connects to your phone and can be used (or silenced) throughout the home and outdoors at the patio/fire pit area. All of the televisions in this home work very well and the remotes are easy to use. There is a very nice dining area and a half bathroom on this level, as well. The kitchen is sheer perfection with modern, state-of-the-art appliances. The kitchen is extremely well-stocked, and you will find LOTS of extras that other rental properties don't offer. No need to bring anything with you to prepare and enjoy full meals, except groceries! Upstairs you will find three delightful bedrooms with king-size beds, work areas, televisions, luxurious linens, pillows, and blankets. The two upstairs bathrooms are stocked with lots of products, fluffy towels, hair dryers, etc.The stylish decor and feeling of this home made it my new favorite rental! We will certainly return.

Our family gathered in this beautiful property to celebrate our daughter's wedding. The house was well appointed, clean, comfortable and far exceeded our expectations. Karen was wonderful to work with. I would highly recommend this property!!

We hosted our daughter and her family, including 2 girls under 6. It was great for all of us. Plenty of room downstairs for the 6 of us. Open feel with lots of space for the girls to dance. Well stocked kitchen. Upstairs the beds were super comfy and the rooms had lots of room to unpack everything. Even a desk area in the upstairs hall! Great layout. Plushest towels! Easy walking distance to everything. We parked car and never used it except to shop for groceries and go to downtown Nashville. Very nice host. Hope to return!

This location was perfect for our girls trip. We enjoyed the amenities of the home, it was perfectly set up with plenty of space for 6 adults. The kitchen and living room area was a great space to be able to cook and visit during our stay. The location was also in walking distance to many restaurants and shopping. I would recommend this home to others!

Book this gorgeous farm house immediately! This pristine and bespoke home is clean as a whistle, elegantly decorated, and the location is sublime! We stayed for a week and wish we could live there forever. It's a 2 minute walk to all the darling shoppes and restaurants of downtown Franklin. We had yummy buttermilk biscuits with honey every morning at the Frothy Monkey cafe. And Karen was absolutely FANTASTIC to work with. She got back to us immediately and is incredibly committed and extremely kind. We can't wait to come back.

We loved our stay. The small touches like soft sheets and thick towels make it feel so cozy. The decor was lovely and charming and there were plenty of supplies on hand. It was an easy walk to eat and shop. Would definitely stay here again.

We absolutely loved our stay here at the Farmhouse. This was our first visit to Franklin and we could not have picked a better place to stay in. It is well-appointed, from soup to nuts. We entertained family one evening and they all fell in love with it. Plus, the property is a very short walk to downtown Franklin, which is very special. The property manager, Karen Lovelace, is top notch. She is thoughtful, caring, responsive and professional. Without asking her, she took the time to bring us bath mats that she thought we may need. That's a special touch! My recommendation? Give yourself a treat and stay here.

What a treat this home was, traveling back home from Spring break - we stopped in Franklin for a couple nights of respite and we definitely chose correctly. Not only is Franklin a walkable, amazing little town - but this home was beautifully appointed with everything we needed (and more). Beds are very comfortable, water pressure is lovely, the microwave is very techy - but fun to try, and all in all this house was a seamless stay where everyone was delighted. Check out the Visitors Center, the many antique shops in town, the bakeries and please, please make reservations at Puckett's Grocery for dinner and music. Highlight of our trip.

On beautiful days we walked around Franklin and on rainy days it was still so bright and airy we didn't mind staying in a but longer. Karen was so kind and easy to work with, strongly recommend and totally give 10 out of 5 stars!

I chose this booking because it met my family’s desired lodging needs for this special trip for many reasons. We needed at least 3 bedrooms & 2 baths. The location was also the top reason , it was wonderful to be within such close proximity of the downtown Franklin area of Main Street. The house is immaculately clean! It is modern and exceptionally well maintained. The beds were sooooo comfortable that it was genuinely a struggle for me to not want to take a day and sloth in bed hahaha. Everything you need is there to cook a small meal, we did not cook while there but certainly could have. The neighborhood is so nice and quite. There were a total of 5 of us and we all had a great stay. my only suggestions I have based on my stay, I did not realize that the steps upstairs were as high as they are. I knew there were stairs, obviously, I just did not know there were as many steps to get upstairs as would be required. I had my 79 year old mother with bad knees and my 25 year old daughter who has Down syndrome and a tad bit mobility issues with us. They endured it fine but I know my mom had to really power through to make it up and down a flight of stairs she’s just not use to doing with arthritic knees. Had I realized the climb I probably would not have rented this unit, but that would have been the ONLY reason. And one suggestion I would make to the property manager, us ladies need at least 1 full length mirror so we can accurately see our outfits. 😄 none of us could see ourselves before going out to make sure we were totally happy with our boot and outfit selection. Other than that, I cannot think of any negatives associated with this rental, I’d certainly stay here again should the opportunity present itself. We were all very happy.

It was very clean and nice. There was no pillow case on one of the pillows. No big deal because I brought my own pillow. The towels could have been a little nicer. It was a lovely, quaint place. We loved the location.

Karen, your house was one of the best VRBO rentals we’ve experienced over the years. Your decor was so tasteful and homey. The home was cleaned and stocked well for 3 families. We were easily able to walk to the main Franklin strip to enjoy shopping, while also walking to an amazing dinner at Cork & Cow. Our cousins wedding at Graystone Quarry was only 7 miles away and a short drive. Thank you for making our family getaway so wonderful.

We stayed as new grandparents whine our son and daughter in law explored the area. We got to babysit! Karen was very helpful and the home was super cute! Just as pictured! Appreciate the flexibility in check out time allowing us to work around naps and interviews!!! We walked to some great restaurants in Franklin…. I’d definitely recommend!

The location of the house is great. However, to arrive to find out there is no internet was a big disappointment for the price paid to stay. There are things that are required at checkout that should not have to be done for the amount of money paid. Pretty house.

We had a group of 5 women who went to college together 52 years ago and all of us were so impressed with the house. It was very clean and well appointed. It had everything we needed. Lots of room to sit around and catch up, a great kitchen and very comfortable king sized bed in each room. We also loved that each room was connected to a bathroom... very convenient. Walking distance to downtown Franklin was a plus. All of us agreed we would definitely stay here again!
