SECURITY CAMERA(S): This home has active security cameras. They are located at the pool area, driveway, and all ingress doors. Please inquire with TLUXP if you have any questions or concerns prior to booking. Pet Policy Pets are allowed only at properties that indicate Pets Considered in the amenities tab. If you are planning to bring your pet, please conduct your search specifically for a home that is pet-friendly. Prior written approval is required, and a pet fee applies. Please call our office to inquire about your pet, as homes may have varying policies. County Rules Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement. Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement. Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway. Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors. Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors. Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio. Winter Driving Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment. Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife. Office Holiday Hours The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Technology and state-of-the-art updates were key considerations when The Duck House was remodeled. The driveway and back patio are heated automatically using an underground hydronic heating system. Every room has its own television and all televisions use high speed connections for streaming television or music. The home is controlled by a Savant whole home entertainment system that manages music throughout the property. For guests with electric vehicles, there is a 220V plug installed in the garage to accommodate electric vehicle chargers. Inside, comfort was on the forefront of the owner's mind when selecting everything from linens, down comforters and pillows to the towels and furnishings. The bright living room has seating for 10 guests in large, cozy couches. The spacious family room has a wood-burning fireplace with a sitting area, wet bar and a four-seat game table. The dining table is custom crafted. The den / library offers even more options for lounging and conversing. House was very clean and beautifully decorated! Views were spectacular! Location was convenient. We enjoyed every aspect of the house and was great for our large group.

The property and home there is absolutely spectacular. If the heater for the pool had been working all the days we were there it would’ve been a much better stay. It worked three out of the five days we were there. There was problems with the circuit breakers. I have to say whenever we did call, they did come out as soon as they could, when you are leasing a property of that value, everything should be working for you. You pay premium price to have a swimming pool. Small things like salt and pepper shakers were not filled and very low so we could only use it one time and then you had to get the key for their storage unit in order to refill them. The other problem is they have a beautiful master suite and a beautiful bathtub but the stopper for the bathtub does not stay closed so the water just seeps through it. Hard to have a nice warm bath.

We were having a multi generational family trip and this was the perfect property! So many places for small group conversations or games, but plenty of room for us all to eat together. Theater and pool table were in use every minute. There is a downstairs bed and bath for the seniors so they could avoid the stairs, and one cozy “den” with couches, fireplace and Tv that also has a door when the rest of the group gets too noisy. We had 16 people and everyone loved the house. Nice neighborhood for a walk in the snow. We were all wishing we’d get snowed in for a few more days. This place is a 10/10. Don’t hesitate to rent it. We can’t wait to come back and do it again in the summer.
