Wish they had cleaned the room at least once knowing that we will be there for only 4 days.

This is a very new hotel in a great location, the staff was fast, friendly, and courteous, and the rooms are in *excellent* condition. So why three stars? A few things. One, I don't know if Marriott has recently switched mattress providers or not, but the mattress in our room was WAY too firm. Two, no in room safe ... seriously, I think this is the first Marriott property I've stayed at in 20 years that didn't have a safe in the room. Three, no breakfast service (I think the website has finally been changed to reflect this after scores of complaints, but a Residence Inn without breakfast? What?!). But the big one was four: during our stay, the hotel had *serious* elevator problems (of the three elevators, frequently only one was working ... the hotel has *19* floors) AND, at night, one of the AC units on the roof was making an intermittent banging sound every 20-30 seconds ALL night. NO ONE (who I spoke to) from about the 12th floor up got any sleep. This last issue was NOT the hotel staff's fault of course (and they were very apologetic and trying to address the issue), but until it's fixed, you shouldn't stay at this hotel.

Big hotel with 3 elevators and only 2 were working. Very long waits to get to and from my room. No appologies from anyone on the staff.

This is a lovely Marriott Residence Inn, in the center of the downtown business district, near Canal and the French Quarter, with direct access to the St Charles Avenue street car line. My experience was excellent from start to finish. There were a number of parties underway, but this was not a problem because they were grouped together, away from other guests with no noise or disturbances on my floor.

The property was nice, rooms were spacious and beautiful, and the hotel was in a great location. Employees were very friendly and helpful; however I would never stay at this hotel again. Walls were thin and you could hear everything. The elevators popped so loud that it was impossible to get rest. I had to call twice before they would move us rooms because the room we were in was so noisy. We paid close to 500$ for 2 nights and did not get much rest.
I also booked this property because I was under the impression there was parking. I was charged 78$ for 2 night parking. I frequent NOLA often, there are more affordable properties that are not so loud amd parking is more affordable.

I chose this property because of it's location and because of the desk area for my cousin since she had to log into class during our trip. This was for my grandmother's birthday and everything overall was good. The bellman who helped us at check-in was nice and courteous. My check-in at the front desk was professional, just not as warm. Our room was good but I'm not sure that I requested for a disability room. Shower was difficult to operated as the handheld handle was the only thing to turn on. Guest services was contacted for more coffee and sugar but it never came. The room could use a few repairs like the door covering the garbage can was hanging, one of the couch pillows had cuts and the bathroom wall had writing. Otherwise, clean and comfortable room.

We stayed here for three nights with family for our trip to New Orleans. This hotel was perfect for us! The Central Business District is a little quieter than the French Quarter but everything is still within walking distance - there’s also a street car stop across the street. Lots of good restaurants and cafes nearby too.
As for the property itself it is newer and very clean, quiet, comfortable beds I think it’s great for families. The staff was also wonderful and very helpful. I see some reviews complaining about the lack of a free breakfast but common…you’re in NoLa the food is the point of the city! Lots of great breakfast cafes right next door. Would stay here again

Clean, modern and comfortable. Kitchen is a plus. Location is great, not too far from the action but not in the center of the craziness. Front desk staff were very nice and helpful.

Room smelled like chemicals trying to cover up the strong smell of dog urine. There were wet spots on 5 different areas of the room the size of a soccer ball. Hair in our fridge! There was a burn mark on the desk so the room had obviously also been smoked in. I stayed with my young daughter so I was not happy each time we walked out of our room and I felt like I was at a Willie Nelson concert because the smell of weed was so strong. Also, one of the elevators was out of commission so wait times to go up to your room or the lobby were long. Lobby was cute and location was good. Everyone at the front desk talked so quietly, I couldn’t hear them and they acted like I was the problem. Overall not a great experience. Jimmy at the front desk was the best part of the stay.

Requested and had confirmation for a King Size bed and got 2 queens. Free breakfast was Not provided as advertised. Staff was less that friendly.

The good:
Great location—you can walk to just about anywhere. Close to all the action and away enough for a quiet sleep.
Access to Garden District is just a straight cable car, which stops across the street from the hotel! We love riding the cable car—$3 day pass and $.80 cents for seniors! Exact change and you can pay the driver.
Full kitchen—with so many restaurants around, you won’t need it but it’s cool to have coffee and tea in the room at your convenience or for longer stays.
Friendly staff and doorman; they let us check out at 12noon
Spacious room with big windows. You can see parades going by. Streetcar can be loud for those who are sensitive to noise.
Washer/dryer for longer stay

Not necessarily bad but compared to nearby hotels they lack….
An inviting or cozy bar and lobby
No free water bottles in room
No breakfast like most Residence Inn; however, there are 2 breakfast cafes right to hotel.
No coffee or ice water in lobby
No daily maid service; only 3rd day of stay and you have to request before 9am; however, you can request extra towels and trash taken out
Overall, a pleasant stay in a great location!

This has to be the smoothest hotel check in and check out of any hotel I’ve stayed in New Orleans in as long as I can remember, and I have been there many time in the last 40yrs. The valet parking is a big plus as well,

Back from a cruise for a night during carnival season. Could see parades from room. Seating available on St. Charles. Staff was AMAZING. Super helpful with directions and assistance. Would definitely stay again. 10/10.

Room was probably one of the most comfortable I’ve had in a while, however the Fees and overtaxation iadded on to the bill is concerning. The Taxes are even added to the Parking Fee which is Insane because that’s literally you paying for a parking spot when you Valet and just wow…A Stadium Tax is even added to your bill, regardless of if you are using a stadium the hotel does not offer as an amenity smh
