Historical Building with doorman in super central position. Every facilities just outside the building (Supermarket, garage, Restaurants, Bar e Caffè) Located in the hearth of Florence on the top roof of a wonderful and aristocratic building, belonged to the family Niccolini-Bourbon Del Monte during the 17th century, this property has conserved a rare and fascinating entrance with a magnificent staircase. The elevator goes up to the second floor then there are 25 more steps to reach the flat (sse the pictures). This apartment is quiet and tastefully furnished with modern and sophisticated decorations in the tones of beige, light grey and black. Within its elegant and metropolitan look, this space is very spacious in order to accommodate families or group of friends, travelling together. The flat is all spread on one floor where you can find two living rooms, a fully equipped kitchen with a dining table, two double bedrooms and two bathrooms. On an upper level (a staircase with 13 steps) you can find another bedroom, with two single beds and a bathroom en suite, in total privacy. This apartment can host up to 6 people in the three main bedrooms- A doorman is available during day time and outside the building you can find two other facilities: a private garage on request (prices depending on the period and on the type of car) and a just renovated fitness centre. Wi fi is complimentary . The apartment is exceptionally convenient for anyone who’s choosing to see most of Florence hot spots. You can enjoy this wonderful city without a car, everything is within max 10 minutes walking . This is a prime location for sightseeing and entertaining; the area is vibrant but very safe and has plenty of shops, restaurants and theatres within reaching hand.

TOP ROOF PALAZZO DEL MARCHESE was one of the best apartments I have ever rented. It was perfectly located near all the main attractions in Florence, an easy walk to the train station, and is as beautiful as the photos presented. Antonio and Cristina were available, informative and communicative, quick to respond to our needs. They personally greeted us and showed us around the apartment. The apartment was clean, well stocked (even a bottle of Prosecco and coffee). Plenty of nice dinnerware and pots and pans, coffee maker, blender, etc. Check in was easy and as far as security it was the best I have ever experienced. You pass through three locked entrances to get to the apartment. If you follow the rules you should not have any concern about your safety or valuables. Also, you have many trattorias, cafes and restaurants right outside of the building. It was clean and comfortable. We had 5 adults staying there and had plenty of space, seating, hot water and beds. I would definitely stay here again while in Tuscany. Also, we hired them one of the days to take us to winerys in Chianti and San Gimignano and were very pleased with their services.

Wow!! What a beautiful place. We stayed at this wonderful apartment for 3 nights and loved every minute. From the spacious living area, a well appointed kitchen to the beautiful bedrooms and comfortable beds. We traveled with another couple so there were 4 adults and the apartment could have easily accommodated 2 more.
The apartment is beautifully furnished and decorated with just the right touch to make us feel at home.
Cristina is a great communicator that made it easy for us to check in and out and she was available for questions during our stay. Prosecco and water upon our arrival was also a special touch that made us feel welcomed.

This was the perfect apartment to explore the city of Florence and the surrounding area of Tuscany, Rome and Venice. The owners were wonderful to work with and had some great recommendations for us around Florence. We would certainly stay at this apartment again and will recommend to friends.

We were robbed at this apartment!!!! There was a third set of keys downstairs that criminals gained access to! Police said there is a very bad gang in this neighborhood and we were lucky it was only theft!!! Owner offered ZERO HELP besides going to police with us.
Unfortunately the insurance we have won’t cover our $5000 worth of loss. Cell phone, iPad , jewelry souvenirs , etc…. VRBO said it was owner’s responsibility and owners refused to help cover cost - and we did NOT ask for $5000 just partial rental money back to help us purchase new items to replace ones stolen.
Nice unit but don’t expect any help from owners if there is a problem!!!!!

We couldn’t be more pleased with this property and the host. The property was beautiful, spacious, in an excellent location and was very clean. Our host thought of everything when preparing the property, from having ample supplies of essential items to having a manual that explained how to operate the washer - which was very much appreciated. We would highly recommend this property and will make sure to return to it or one of the other properties that the host manages when we return to Florence. Thank you for helping to make our vacation a wonderful experience.

Excellent location for this comfortable, gorgeous and spacious home. Comfy beds and plenty of room to relax after exploring Firenze or Tuscany. We had a lovely stay at this beautiful, central apartment. It is a 10 minute walk from the train station and we had no trouble finding the address. Cristina had been in touch via WhatsApp prior to our arrival and was there to meet us and settle us in. There was plenty of room for our party of 3 couples. We enjoyed a tour to Siena and a wine tour to San Gimigliano with Antonio, who picked us up at the door. We highly recommend a stay!!

Worth every euro
This apartment is worth every euro. The air conditioning alone was worth it. This rental has a fully stocked kitchen as well as a smart TV. The apartment is located super close to the Pam grocery store as well as the train station. Our host was very helpful and responded to all communications quickly. The only quirks include the last flight of stairs and the multiple keys needed to enter the unit. The stairs have minimal lighting during the evening hours so I would not recommend traversing them after dark. We truly enjoyed stating in this gem.

Great property in a perfect location
My family and I stayed at the property in March 2022. The contact with ownership was perfect. The condition of the property and it amenities were perfect. Only issued, and the listing indicates the same, is the elevator does not go all the way up to the apartment. This was only an issued when we moved in and moved out due to luggage. Other than that, the added exercise was welcomed after all the amazing food we ate in Florence.

We spent Christmas here this year and had a wonderful time. Our family of four (two college age kids) spent our Christmas in Florence. It was the first time we were not home for Christmas but we felt right at home at this apartment. We had plenty of room to spread out. The location is perfect, very close to the train station and walkable to all the major sites. The neighborhood is great with lots of good places to eat. And communication with our hosts was easy and efficient. They took very good care of us.

Wonderful apartment
We spent Christmas here this year and had a wonderful time. Our family of four (two college age kids) spent our Christmas in Florence. It was the first time we were not home for Christmas but we felt right at home at this apartment. We had plenty of room to spread out. The location is perfect, very close to the train station and walkable to all the major sites. The neighborhood is great with lots of good places to eat. And communication with our hosts was easy and efficient. They took very good care of us.
We particularly loved the rooftop views of Florence and the light it provided to the apartment.

A Great Week in Florence
This is a great apartment, in a great location with great hosts Antonio and Cristina. It suited our family group of five adults perfectly. It is within easy walking distance of almost all the main attractions in Florence. It also is about a five minute walk from the main train station and the tram that runs to the airport. Lots of good restaurants nearby and a market for essentials on the corner. All in all a great week.

thus apartment is straight out of the IKEA catalogue. Not toddler friendly was my daughters comment. When we arrived for out five night stay, the elevator was not working. Our family of six had to carry out suitcases up four flights of stairs to the top floor. No advanced notice was given as the manager stated she was not informed of the problem. This was not fixed until after the third day. In addition, the lift bathroom has no water pressure for showering. The second bathroom had a horrible sewage smell after showering. So all of us used theMaster bathroom shower which also had problems regulating the shower temperature and had a broken handle with no working lock. In the plus side, the bedrooms are comfortable and a portable crib with bedding and a toy teddy bear were provided for our grandson of 20 months! Kitchen is well appointed, refrigerator, stove, washing machine and drying rack were appreciated. The wifi, although present, was not working well and had to be rebooted constantly. There is no safe for documents, however the door is very secure. The top floor also has a locked gate to separate it from the hotel. Exellent location from the train station, just plan your walking route prior to visiting if pulling luggages. Easily accessible to many tourist attractions, shopping, and excellent food!! Grocery store, taxi stand, gelato and restaurants nearby. Personally, I would not consider using this apartment in the future due to our need, for health reasons, of a working elevator. I would recommend that the owner have alternate plans in the event this happens again. In addition, easy repairs and maintenance of the shower drains and water pressure should be easily accomplished.

Great Location!
Our stay here was wonderful. The location was great - 10 minute walk from the main train station, 5 blocks from the Duomo, 2 minutes from the river and just steps from a grocery store. Despite being on the top floor in an ancient building during blazing hot weather, the climate control was great! The air conditioning worked well even in 90+ degree weather. The only complaint was the wifi. The signal was weak and often didn't work. With two teenage boys, this was not ideal!

A very central location. Everything's at a stones' throw.
Excellent location and no need for any car. The major train station Firenze SMN, is at a walking distance. All the Major attractions are around_ the Duomo, Academia museum, Uffizi gallery, Ponte Vecchio , Pitti Palace , Boboli Gardens , Piazza Michael Angelo, and Midici Ricardi museum and palace are all walking distance. Would hardly imagine a place so ideal for any tourist.
The property itself has a classic 17th century touch. The apartment is tidy and cosy.
Landi and Gianni, lend a personal touch and are a superb hosts. Wishing them all the best.

Conveniently located and pleasant apartment
Overall the stay was very comfortable and pleasant. Location is very convenient to many tourist spots and especially worthwhile for anyone considering taking the train. Surprisingly you can hear late night time noises from outside. There is one quirkiness about this building...after getting off the elevator, there is another 20 +/- steps to the top floor where the apartment is actually located...so be ready to haul your luggages (^^)
