Overall the property is great. It’s super cute and well appointed kitchen. It’s technically a 3 bedroom but beware that the bunk room and bathroom is super tight. Difficult to have an adult over 6 foot comfortable in the bed or shower. Would function better for smaller people. Walk to downtown and out to 98 for restaurants is super convenient. Nicely located within the community and easy to get to pool or beach. Kind of nice that the property is just before all the traffic starts to back up.

Location, features, and condition as previewed, and a relatively quiet location. All living/dining on 2nd flr with lots of natural light and two useable porches - a really good space. The kitchen is a bit odd in the details - more show than function, but fine for a week. One glitch: the shower in the kids bedroom is essentially not functional; it’s really small with the door swinging inward and hinged on the wrong side; so the adult can barely, if at all, reach the controls. Prop. management was responsive with good attitude.

Great House, Great location. Bedrooms are VERY small. Upstairs family area is perfect. Carriage house is separate rental and is very close and uses main house pool area to enter which is also where bedrooms are. With that said would recommend.

Everything about this property was fantastic! It had been newly remodeled and was absolutely gorgeous. Every amenity imaginable was at your fingertips …. Especially in the kitchen.
Location was private and quiet.
The garage was tight fit with old furniture on the sides . It made pulling in/ out and getting out of car a challenge due to minimal space.
We will definitely be back to 16 Abaco Lane !

Great stay - great property located south of 30A for those that it matters to. House had everything we needed and nothing we didnt. Cocktail pool was great to have on site.

House was huge disappointment
House does NOT hold eight people. Two regular bedrooms, concrete floors, one ridiculously small room (actually the size of a small closet) with a teeny tiny broom closet size “bathroom “. There were two kid sized bunk beds with windows right at the two beds with no way to cover them. There was blood on the side of bunk bed and light switch. Granddaughters had to sleep every night on dirty pull out sofa bed with no sheets. The vent on the stove was broken, so everything we cooked smelled up the house. Everyone disappointed!!!!!

Upon arrival, I was given directions by text..management failed to inform that the key box was on the back side with a totally different house number which was above the garage. After attempting to call mang office several times and fumbling around in the dark for 30 minutes I finally found the key with assistance from the guests in the carriage house. During our stay there was a leak in the ceiling above the cabinet that held the dishes, that leaked all the way down to the lower level floor. It was repaired while we were out for dinner but we were never told where the leak originated. The dishes and shelves were dried but no indication that they were washed. We spent the remainder of our evening washing dishes to be on the safe side. If you are traveling with a toddler beware of the drop in oven. It is not properly anchored and tilts forward when opening the door. If you drive a vehicle larger than a small compact car, you must find a place to park on the street. It will not accommodate a midsize SUV. Plan to live out of your suitcase as the closets are full or have no hangers, and drawer space is non existent . We used the large piece of furniture in the lower hallway to put our suitcases as there was not enough floor space in the bedrooms. There are no extra blankets in the house if you need to use the sofa bed. It almost appeared as if the house had been staged for resale. And. Last but not least, there are no instructions for the TV. Three remotes, a day to figure out that one has to be charged overnight, and lots of guess work. Simple instructions would have been greatly appreciated. Stayed in a lot of Rosemary Beach cottages through the years. This is the only one that I would not return to.

Excellent location, only a block or two from both the ocean and Coquina Pool. The beach near the house was one of the less crowded stretches of sand. Property manager was easy to get hold of and very responsive. Overall, we had a good time, but there were a few things of note that were not apparent to us when we booked. There is a Carriage House on property, which is rented separately from the house. There is little privacy between the two. They are so close to each other that you could leap from the rear balcony of the Cottage to the balcony of the Carriage House without issue. When you book not knowing this, it can be a little awkward. There is a two-car garage for this property (one each for the Cottage and Carriage House), but the garage bays are very tight and will only accommodate mid-sized cars/SUVs or smaller. The street parking around the house is scarce and fills up quick. The private pool is shaded, and there is no privacy there from the Carriage House. The private pool is supposed to only be for the Cottage, but I'm not sure how clear those instructions are made to the renters of the Carriage House. We did come back to the Cottage once and the people staying in the Carriage House were in the pool. Finally, when we arrived at the house some of the kitchenware was not clean. The kitchen sink did not have a stopper (for hand-washing) and there was no soap for the dishwasher. Apparently, you are supposed to provide these things, which seemed odd to me. As a renter of the property, you are supposed to leave the place in a generally clean condition, but there were no basic cleaning supplies at the house. That seemed odd to us, and we have rented beach homes in many different locations over the years. After a conversation with the property manager, he sent his cleaning crew back out to the house and they left us with these things. Lastly, the bedrooms don't have dressers for your clothes, so we ended up having to live out of our suitcases the entire week.

We stay in Rosemary each fall and we enjoyed the close proximity to the beach. The house had small bathroom in the bunk room so small that my teenager had to use ours. The kitchen on the top level was awkward and having someone else to stay in the carriage house made using the pool odd. The pool was not heated and that kept us from using it. The house was dirty.

We had a great time overall. Issues with roof leak, outdoor shower and freezer/ice make were inconvenient but handled quickly by staff. Really appreciated the in person tutorial of the TV and sound system upon our arrival. The orientation of the pool area coupled with the proximity to the carriage house made for a somewhat awkward situation. Probably will not choose to rent this house again without renting the carriage house as well, if that is feasible. The only complaint is that the washer and dryer were substandard for a house of this type, location and cost. They resemble a small apartment set up. Additionally, the washer had an unclean odor and the washing room on the whole was not very clean.

Loved this property! Location was excellent and so close to everything. Rooms were clean and comfortable. Our 2 yr old daughter loved her “big girl bed” in the bunk room. Families with babies, please note the bunk room is too small to fit a crib or pack and play but it will fit at the foot of the bed in another room. Also, there is no way to lock the door from the inside if you have curious toddlers so bring a baby proofing solution if you are renting abaco.

The house had what we needed. Overall parking at Rosemary was difficult. We had no idea that the house we rented had a cottage connected to the property and the tenants parked their car blocking the driveway as their SUV was too big to fit in the garage. Their unit directly overlooked our pool and they also used it. I believed the pool to be private when we rented this house at high season prices. The 9am checkout and 5pm check in feels unreasonable but it was understood this was their policy.

We enjoyed our stay at Abaco Pearl Cottage and would definitely stay there again. Great location, beautifully decorated and very clean. The only thing to note is that the carriage house over the garage is very close to the cottage and overlooks the pool, so privacy could be a concern. We had two different families rent it over our week long stay. As you are lounging by the pool, people are constantly walking around you to access their entrance. Luckily there were no issues but noise and privacy could be a potential concern.

The unit was clean and nicely located. The couple we stayed with did have a major issue with the time of the rental. We paid for Thurs-Sunday and Check in was at 5 PM so we lose 2/3 of the day waiting for it to be cleaned and then check out was so early at 9 AM (and they said no to a 10 AM check out) that we were rushed getting out too. If those things aren't an issue then I'd recommend as location is good and it is a nice and clean property. Otherwise I'd say look elsewhere.

really liked the house. lovely great room/kitchen and porches.
fridge doors broken, toilet paper holder on main level also.
i think it’s kind of crazy that they charge to heat the pool since the house is so expensive.
also, the rosemary beach rental chairs and umbrellas take up all the space on the beach. if you don’t want to pay $75/day to rent then you struggle to find a good spot. seems unfair.

Loved our stay at the Abaco Pearl. Cozy cottage. Older cottage but had all the beach vibes needed. Comfortable beds, well equipped kitchen, spacious and clean. Accommodated all 6 kids during a week of virtual school. Love the location. Right next to the kids park & coquina pool. We enjoyed the private heated pool, thank you 30A luxury:):) It was cold but we still spent time on the porches & patio area grilling & good times with friends.

This home was beautiful and comfortable! We really enjoyed the heated pool after playing on the beach, which is only a block away. And when it rained we took advantage of the books, puzzles and games provided! Due to COVID, we cooked a lot of our meals and the kitchen was well supplied. We would definitely recommend this house to others!
