About this house rental
Enjoy sunshine all year round on a quiet side street in the heart of the Schwabing artists’ quarter.
The sense of space is unique. From the central dining area, a 12 x 12-meter “open space” extends throughout. Yet there are three separate bedrooms.
This stylish, perfectly laid-out 4-room apartment is located on the 3rd floor of a historic apartment building in the popular Munich neighborhood of Schwabing. The street is a traffic-calmed zone, ensuring a peaceful night’s sleep in every bedroom.
The spacious hallway/entryway offers plenty of room for a coat closet or other storage. As is typical of older buildings, the bathroom and toilet are separate. The living room and dining area face south and are thus generously flooded with light throughout the day—even in winter—thanks to the large windows.
Amid the hustle and bustle of everyday life, it’s especially important to recharge your batteries at night. This requires, above all, peace and quiet: Even when the large windows are wide open, street noise is virtually nonexistent—despite the unbeatably central location.
Two bedrooms face the inner courtyard to the north and west and welcome their residents with the pleasant sound of birdsong. The third bedroom faces south toward a quiet, traffic-calmed street.
A kitchen counter over seven meters long offers plenty of space for the amateur chef, and the giant 344-liter SIEMENS refrigerator can store supplies for weeks. And guests at the espresso bar keep the cook entertained.

The wide hallway gives the apartment an exceptionally spacious feel. A built-in closet offers ample storage space. And the 4-square-meter mirror is large enough for an entire extended family to see themselves…all at once.
The bathroom is separate from the toilet. An open, spacious, and walk-in shower at ground level is the central feature, with a mix of concrete ciré and solid oak serving as the defining materials.
In addition to the large towel radiator, there is underfloor heating that keeps the floor’s smooth surface at a comfortable temperature. A vanity unit with a double sink, along with ample counter space and storage, gives the bathroom the spacious feel it needs.
The warm gray of the floor and walls, a backlit mirror, and warm lighting accents create the perfect feel-good atmosphere.
This historic building from 1910 was transformed into a spacious oasis of well-being while preserving its historic core. During the one-year renovation phase, the historic structure was given the respect it deserves: bricked-up sections were uncovered, and old wood was restored and reused. Walls were torn down and new ones built, “opening up” the floor plan. Doors from 1910 were faithfully restored and now replace the architectural eyesores of the 1970s.
The surrounding area is typical of the neighborhood, characterized by a multitude of historic facades and residential buildings.
Shops for daily necessities are just a few minutes’ walk away.
The Clemensstrasse tram stop, located 300 meters away, takes you into the city center to Karlspaltz/Stachus or the main train station in no time. The U2 Hohenzollernplatz subway station is just a three-minute walk away.
