Location and Restaurant
Room was terrible, toilet clogging, AC not working, no thermostat, heavy repairs needed.

Staff at the desk exceeded expectations. They were friendly and helpful at every interaction. The room was small, but very comfortable and clean.
The only negative is probably not one the hotel can do much about. I am disabled and the elevator was difficult to negotiate with the heavy door and small size when I had to use it with luggage.

no valet parking, interior was worn. I realize the building is old which I like but the furniture was in bad shape.

Did not remember booking a suite, was surprised when we walked in. Furnishings were clean and comfortable. Really didn't need the second King bed though.

Very spacious suite. Great lighting, comfortable beds, very clean and comfortable.
The restaurant and the cafe both have good food. Of course, there are also many restaurants and bars within walking distance.
There was no fan or window in the small bathroom.

We actually were on the go, so we mostly did a big lunch or early dinner. But the coffee drinks were great. Rooms were awesome, beds were phenomenal, staff was terrific.
I really wish you guys had a book of phone numbers, or extensions, or a room service menu. I know the ambiance is the whole thing, but you could have made like 400 bucks off me and and my Husband if we knew how to go to or call the spa. We had walked 30 miles the day before and were trying to figure out who to call. Not a big thing, but could make you a lot more money.

Our room was very large, with a great walk-in closet, nice size living room, comfortable king size bed, housekeeping came every day, and of course... great location!
When booking the room, it showed that there was a Keurig coffee pot. I called to confirm, and was told that it was not a Keurig, but a drip machine. When we got there, we saw neither. There was an electric tea kettle and instant coffee. I called down to the front desk, to voice my concern and was told "that's what you get!". We also had a broken bathroom shade (Not a big deal, but when you're paying a lot of money, it's annoying). I think my biggest concern was that we did see "questionable" people wandering around. I had to be careful getting on the elevator by myself.

Quirky, interesting hotel. Advertised parking was not available for several hours. Bathroom was very dated (1950’s) and poorly lit. Breakfast option was vending machine quality.
Great location. Intensely “designed” - good reuse of an old building.

Very very comfortable bed with decent pillows. Very nicely decorated.
In the room, the Kleenex smelled like mildew. The room smelled fine so must be from storage area. Just awful. The linens felt damp. The air conditioning was awful. The elevators were roasting hot and the cocktail hour area had very poor functioning air.

Front-Desk day staff was unpleasant and not welcoming. This is not acceptable in a 4* hôtel.

Nothing. Got there after a 7 hour drive at 1:30 and ran into an issue checking in.

It was amazing! Every little detail was pretty and eye catching!

The location and the amenities were very good.
The bathroom sink vestibule was so under lit that I had to shave elsewhere and my wife had to have the salon do her makeup. Also, the hallway carpeting on our floor was hideous.

The suite was very nice with truly separate bedroom and living room with sofa bed. The location was excellent -- right downtown but walkable to Brown University. The in-hotel restaurants and bar were good and fun.
Separate heating / cooling controls in the living room and bedroom would have been nice, but it wasn't a problem for us. The sofa bed could have been firmer

A well located, funky hotel.
We had a junior suite which was very big, with two king beds.
Great design and style, lovely perfume in the lobby and clean room.
It’s a shame the bathroom is outdated and small, and not in line with the room decor.

This is a unique beautiful hotel in an amazing central location in Providence. Everything was within walking distance, including great restaurants and bars. They even have a nice little rooftop patio open to guests. We'd stay again in a minute.
Be aware that the HVAC system is a little older, so when the city is hot, it has to work pretty hard. And, I've been stuck in a hotel elevator before so the elevators gave me a little anxiety.

We stayed there when it was the Biltmore. The property still needs some upgrades — and the AC controls were way off their targets - but it was clean and nicely furnished!

Overpriced. From a 4 star hotel with such prices I expect more employees and less self-service.

Parking charge overnight for $25 + the cost of the room and taxes will probably deter me from future stays
