NOTHING
EVERYTHING: it was dirty, reeked of cigarette smoke, not as pictured, and nowhere to park. We spent almost a half an hour, looking for a place to leave the car before we even approach the building, which wasn’t properly marked. This was a horrible experience.

The location is wonderful. Walking distance from the beach. Everyone we interacted with at the apartment was very nice. The apartment is not a luxury apartment, but it had a couch, microwave, hot plate, mug, plate, forks and knives, frying pan, pot, iron, dish soap, hand soap, and tv. I could not figure out the tv, that was probably my fault. I am assuming if you are travelling here, you know it is an area with many Russian, Georgian, and Ukrainian immigrants and English is not the main language spoken on the street. I loved getting to know the culture in the neighborhood and I think I'm 5 lbs heavier from all the cheese, baked goods, and lamb I ate. There is so much good food around. Neighborhood next to the apartment very safe feeling at night and pleasant to walk our dog we travelled with. Our very nice neighbor had a bird in a cage that lived in the back and a cute rottweiler puppy. I thought this was charming and more interesting than staying at a hotel. The room was clean. It was small like all New York stays, but managed to fit in quite a few amenities in the space.
I was initially thrown by being expected to pay cash, which I also could not do, but they made a work around for me and were able to put it on my card. After staying in the neighborhood for a few days, there are many cash-only businesses and this seemed less out of place even if it is generally unusual to encounter from somewhere you book on this site. It is a bit cheaper to pay cash, if I stay again I will probably plan on that and feel comfortable doing so. The room I was in also was not the one in the photos, but smaller without the street facing windows and a smaller shower and table. The mattress would be much better with a topper because you can feel the coils through the sheet. The bedding is very basic. I was a little unclear initially on how to check in, but this was quickly resolved with a phone call. There is construction and we stayed on the back of the building so getting to the room involves walking down a dark corridor under the scaffolding that does smell of dog urine (there is a code to get back there, so very safe feeling). We were travelling with a dog, so I actually appreciated the entrance not being on the street, but I do think it important to know not all the rooms have the windows that look out at the street and I could see some guests being disappointed if they were expecting a brighter room or are sensitive to dog pee smells (only outside the room, and probably not an issue when the scaffolding isn't there). The shower I think would also present some issues for older folks or people with mobility issues. There was a moldy smell in the bathroom when we checked in but it dissipated. I would stay here again because it fit our needs, but do think a bit more transparency about which room is being booked might help manage expectations. Street parking is more difficult on weekends. I might recommend the hosts add a dustpan or broom to the room because I felt bad about accidentally bringing in sand and having no way to get rid of it.

The owner was very nice and the place was very clean. However, from a customer service standpoint, several things were lacking:
This place is "cash only", which was not listed. I don't carry this much cash, so I was told "just go to the ATM across the street". Three service fees later, I was able to pay. The apt address - 97 - is not listed on the building. It's actually 89. I had to call three times to be let in. I had to make the beds myself. It was a good price, however don't expect amenities.

The place is great. It is like a little studio apartment. There is a stove, refrigerator and microwave. This is perfect for longer stays.
No place to hang up clothes, so the next time we will bring some over the door hooks.

I've stayed on 2 occasions and in 2 different rooms at this property & was happy with both. The rooms are spacious & clean, with a lot of privacy. Since the rooms are set up like apartments, I had the ability to prepare my own food which made my stays more relaxing than having to go out & order something for every meal.
The building & the area felt safe, lots of family homes in the neighborhood, and the building can't be accessed without a digital key which made me feel more secure. On the same block is a small grocery store adjacent to the building that made it convenient to stop at the ATM or get last minute supplies. During the day there is plenty of on-street parking.
Mila, the staff who sees to providing the keys and linens is very kind and helpful, it's obvious that she cares about the property & the customer experience. The location is a great place to go out for a walk, there are beautiful sights to see, including the beach, and nearby parks to enjoy the fresh air. There are a lot of great restaurants nearby and it's a very short drive to access the highway.
At night parking can become difficult to find, but that is expected in the city.

Mila, the lady that oversees the place and deals with guests, was very forthcoming and pleasant.
I did not like- to put it mildly- the person that answered the phone listed in the reservation.
very rude and unhelpful.

The actual address was different, so I had trouble finding it. I encountered the host outside and asked him, but he did not admit that the building was Apartment Ocean Block. Only when I ran into him a few minutes later for the second time did he say that it was an apartment rental unit, so my check-in was delayed, The kitchen had little hot water, and the bathroom had none. I had to call the host. It took a long time for hot water to come up. And there was no table and no chair for eating. I was hoping to check in immediately and go to bad right away with no problems.
