From the first-floor villa, walk right out onto the wide uncrowded beach with a boardwalk directly behind the back deck. The boardwalk ensures an unobstructed view to the water. The villa is also within short walking distance to the club house and pools with the access/amenity fee included at NO EXTRA CHARGE. The Villa: Wake up to the comforts of home! The master bedroom has a flat screen TV, private connected full bathroom (including hair dryer), and a sunny reading nook. The inviting king size bed features a new memory foam mattress. A fully equipped kitchen includes a Keurig and drip coffee maker, so you're ready to enjoy coffee on the patio in the morning as dolphins swim by. Four can sit comfortably around the dining table and the kitchen opens into the living area making serving meals easy. The open airy floor plan offers amazing views to the water from the living, dining, and kitchen area. High speed wi-fi and cable are provided with a brand new 55” 4K TV in the living area. The sofa in the living area has a pull-out queen size bed for additional sleeping accommodations. Off the hall is a full bath with a shower allowing your guests their own space. Pack lighter, with two beach chairs and an umbrella on the deck ready for you to take down to the beach. The deck has seating for four around a pub table. If you are a dog lover, this villa is dog friendly for (1) dog! An additional pet fee is required if your dog is accompanying you. Island Life: Seabrook Island is a private, welcoming oceanfront community just miles from historic Charleston, SC. Immersed in natural splendor, the lush barrier island offers sun-kissed days on the beach and activities for every vacationer. In the evening relax on the shady back deck with a glass of wine watching the sunset or easily get a beach bonfire permit and walk down from the villa to the beach for a sunset fire, then roast marshmallows as you wind down from a memorable day. ** Seabrook Island Property Association (SIPOA) has started charging for all gate passes. Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge. Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment. Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply. THIS PROPERTY ALLOWS FOR A MAXIMUM OF 2 GATE PASSES TOTAL Once the car has a gate pass, any licensed driver can drive. This villa comes with an AMENITY CARD INCLUDED IN RENT that allows access to the Seabrook Island Club amenities. The clubhouse and pools are a short 0.5 mile walk from the villa. Access includes the Seabrook Island Club: oceanfront pools (seasonal), Pelican's Nest outdoor oceanfront restaurant/bar (seasonal), Island House restaurants/bar, golf, tennis, pickle ball, horseback riding and the Lake House facilities: outdoor/indoor pools and a large fitness center. Additional fees are charged for all activities. You'll also have exclusive access to free activities through Coastal Adventures every day of your stay including a bike rental, a paddle boarding or kayaking excursion, a round of golf at Stono Ferry, and a Pirates, Sunset, or Dolphin cruise! Shopping and restaurants at Freshfields Village are just 10 minutes away, including a Harris Teeter for all your grocery needs. Historic Charleston is a beautiful 40-minute drive away offering rich culture, entertainment, history, and a world-renowned culinary scene. This villa has it all – get ready to relax and create wonderful memories! Cancellation Policy: If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have. For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The property itself is clean and right on beach. The couch is a little past its life, and for the price, should be replaced. The biggest complaint is with the property management company. I own a short term rental myself and was disappointed how coastal getaways manages this property. The emails are convoluted, instead of having specific emails for property or site you book through, they are a bit lazy and just use a single generic email to cover all which is a bit confusing. After booking, then the additional fees start, such as fee for gate pass, fee for the so called included amenity card, etc. it felt like every week a new email and fee came on top of confusion as to what extra step I needed to fulfill before check in date or risk loosing additional money. They should step up, put the effort into making cost straight forward and include into the nightly rate as well as putting together dedicated emails for each property that also pertains to site you booked through.

The people upstairs were very noisy, stomping on the floor. Sounds like they were moving furniture around we got no rest. We did call and complaint but no one did anything about it. That was the first night the second night the same thing started happening we cut our stay short and came back home. After years of coming to Seabrook this is the worst experience I've ever had not just Seabrook but from anywhere I've ever travel. This was a very unpleasant wasted trip. With no rest or relaxation. This was not Nancy's fault that we booked with. It all had to do with the folks upstairs.

We had so much fun! The Villa fit our needs perfectly. I messaged the owner regarding the one shower and it was fixed rather quickly. Also, Seabrook Island has so much to offer. We did travel with our 9 1/2 year old silver lab and it was nice she could be on the beach all day with us. It was great that the listing mentioned a beach bonfire. Never had that opportunity to do a bonfire on any of our vacations but we did it on this one and it was awesome. Great place! Would highly recommend!

1391 Pelican Watch Villa is a wonderful one-bedroom condo unit with fantastic beach access right out the back porch and down the boardwalk. The unit was very clean and all necessities were on hand. I relied on going out to nearby restaurants for all meals but the kitchen was adequately equipped if I had desired to cook. The only gripe I have is this unit is ground level and I could hear every footstep taking place in the unit directly above throughout my stay. It was mildly distracting on a couple of occasions, but only because we experienced a few rainy days during the week and had to be indoors. The beach access is wonderful and offers plenty of space for the small amount of folks staying in the Pelican Watch area. If you need to "get away" from your regular life and truly relax this condo will definitely provide!

Pleasantly surprised by the quiet location, and we loved being able to walk to the river directly from the unit. Perfect for our dog. Nice to have 2 full baths in this lovely one-bedroom unit. Our only disappointment was not being able to walk on the sand all the way around to the ocean side, because of the erosion.

We thoroughly enjoyed our stay at this well appointed condominium. It is located at the far end of Seabrook much closer to Kiawah river inlet and the beach is very private. Our only complaint was weather didn’t cooperate, but our stay was great.

We had a wonderful time at Seabrook! This was our third visit but our first stay at this property. It is beautiful! So well stocked and decorated. Thoughtful touches like nightlight’s. It was so easy to take our Yorkie for a walk just a few steps out of the villa. We wouldn’t hesitate to stay here again.

My husband and I had a perfect getaway. The property was everything we hoped it would be. The back porch is right at the boardwalk to the beach, and best of all we were able to bring our dog. We got to see the dolphins right along the beach on multiple occasions. I didn't realize the kitchen was as fully stocked as it was, which made cooking easy when we stayed in. And there was even firewood for a beach fire which we did on our last night. We will definitely be back in the future. Thank you for a wonderful stay!

We simply love Seabrook Island and 1391PW!! Over the course of the last 4 years, it's become our calm, sweet oasis and we hope to return each year for as long as is possible!! The views are simply stunning and the beach is fabulous! For the most part, it was extremely quiet during our stay this year and the whole experience was relaxing!! We LOVED that Seabrook Club did a Dogtober Pool get together while we were here, and that our labradoodle, Skye, got to participate. She enjoyed jumping in the pool and playing with other dogs (the pool was going to be drained for the year and that allowed doggies to enjoy it before doing so ---people brought bags of dogwood to be donated to Humane Society). THE only problems we had with the unit were that the dryer needed repeated uses in order to get clothes dry (something's up with it???), and the Wi-Fi seemed spotty. We got our iPhones connected, but our Skye's Whistle (which uses wifi) struggled some.....and my MacBook Pro would never connect to the Wifi (I've NEVER had problems with it anywhere before?!?!?) ---and some times it seemed the Wifi would cut out on my hubby's phone. It's ok as we aren't tied completely to our devices, but just a note that it could be a problem for someone who is more tied to internet. We LOVED the new TV's and decor.......TV's were much easier to utilize and enjoy!!

We loved the villa and location!! Sunsets from the deck were spectacular. Sunrises were a short trip down the beach via foot, bike or car. The dog friendly beach was the best we have experienced. This time of the year the beach was not crowded and being able to take the leash off for play time was wonderful. The management company was very helpful with information before and during our visit. The Villa was clean and nice. The smart TV allowed us to use our streaming apps which we enjoyed. Overall it was a spectacular experience!! And we had the bonus experience of witnessing dolphins strand feeding on the north end of the beach.

My family had a great time, always enjoy coming to Seabrook Island. The condo was excellent, very clean, with extra cleaning supplies, check in was simple and ready hours early, the staff were very communicative so we were prepared for the entire trip from reservation to check out. Also extremely pet friendly and easy access to the beach. Will definitely be staying with Coastal Getaways again.

Perfect location . Calming decor. Great to have two bathrooms - no waiting ! Enjoyed being close to the beach to walk our dog. - good location for sunset watching and watching the shrimp boats pass by. Have to keep an eye on the tide times as the beach mostly disappears at high tide.

Lovely, quiet vacation
Our condo had all of the most important things on my list: very clean, beautiful view, great outdoor seating, and comfortable simple furnishings. I loved sitting on the patio with coffee each morning. And every evening we sat on the beach with snacks and wine. Some days were chilly in late December, but some layering and socks did the trick. We had lovely walks on the beach. We rented bicycles that were delivered to our condo and really enjoyed the beautiful neighborhood and the trails that took us into Kiawah. Those miss covered trees! We would definitely return.

Seabrook is one of my all time "Happy Places"
This is our 3rd year of staying at 1391 Pelican's Watch.....we love the location and the property. We look forward to visiting again in the future if possible!! We have figured out that if there's people staying above us, then there's lots of noise (my husband calls the sounds Elephant Like!!)---but we def understand there's little that can be done about that. We def appreciated the fan we found in the closet. Truly, the place is just perfect for us (other than for the noise from above). We appreciate the fact that we can bring our girl Skye (a labradoodle) and that Seabrook is welcoming to her/so dog friendly!! :)

Unbelievable
This was our 4th time visiting Seabrook Island all at Pelican Watch Villa. It’s hard to find anything nicer. Nature surrounding you everywhere. We had deer right outside our balcony. Daily dolphin sightings and loved the pelicans. Most shells that wash up are alive! This unit is very nice and provided everything we needed. We would rent again. Only suggestion is that the mattress in bedroom is showing it’s wear and should be replaced soon. Great experience

This property and the island setting far exceeded my expectations. Seabrook Island is so very beautiful with the massive live oaks, palm trees and meticulous landscaping.. The private beach and the dunes were amazing, even had a deer pay an early morning visit.

Having beach chairs for us to use was great for sitting on the beach watching the sunsets. It is a unique location because you can actually almost get the sunrise and you get a perfect sunset. Suggestions from Nancy as to where to eat and get fresh seafood was great, we even brought some home with us. We thoroughly enjoyed ourselves, we spent Thanksgiving and we were surprised at all the supplies the kitchen had to offer. I had no problem with preparing our feast.
Being pet friendly was a plus, especially the beach area. There were about a dozen dogs having a blast!. We have a hypoallergenic dogt because I am allergic to dogs so I am a little worried when I travelling staying in pet friendly rooms, but I had no repercussions from other pets, so I know it was clean.
We both felt the Condo was decorated very nicely and the complex was quiet. Having beach chairs for us to use was great for sitting on the beach watching the sunsets. It is a unique location because you can actually almost get the sunrise and you get a perfect sunset.
Suggestions from Nancy as to where to eat and get fresh seafood was great, we even brought some home with us. On Saturday afternoon 40’ from the porch a huge 10 point buck appeared out of nowhere and jumped over the walkway which leads to the beach, he disappeared into the brush, just not something you expect to see at 3pm…

Stunning location
Beautiful beach just steps away from this comfortable home. We saw dolphins every day and loved seeing the dramatic tides and daily sunsets. Condo is comfortable and well-appointed, but would just change two things: the shower heads need to be replaced and the bed linens are low-end. Otherwise, just a lovely stay.
