Overlooking the Adriatic sea, beautiful island Lokrum and historic old city, Villa Paulina, surrounded by cypress trees and wonderful gardens, is ideal place for relaxing and exploring the beauties of Dubrovnik. This amazing 500 m2 historic house (built in 1938) is on the list of protected monuments as a house of exceptional architectural value between the Two World Wars. Villa Paulina nurtures the concept of interesting and functional spatial design where all interior design elements are from famous international and Croatian designers (Charles&Ray; Eames, Eero Saarinen, Jean Prouvé, Eileen Gray, Foruse, Konstantin Grcic, Hee Welling, Otto Blümel, Maarten Van Severen, Grupa Numen/For Use etc.). Every detail has been carefully considered and created in cooperation with the famous architectural team from Studio Up and in cooperation with famous Croatian artists. Enjoy the paintings, sculptures and installations of Nikolina Šimunovic and Petar Dolić, artists of great sensibility and art of creation. Villa Paulina has 5 designed bedrooms with 'en suite' bathrooms and a king size murphy bed in the living room, and 2 extra beds. 12 + 2 people can be accommodated. On the ground floor is a large kitchen, tavern where guest will enjoy traditional food, bedroom with en suite bathroom, family toilet and a living room. In front of the villa there are private garden, hot tub, swimming pool, dining table and lounge chairs. This stunning terrace overlooking the Adriatic sea, beautiful island Lokrum and historic old city will impress all romantic souls. First floor, also called Paulina's floor has beautiful designed bedroom with ''en suite'' bathroom, salon where can sleep two on the murphy king size bed, and dining room. On this floor, especially in salon guest will experience the life in this villa for past decades. Second floor has 2 designed bedrooms with ''en suite'' bathrooms, one balcony where guest can enjoy in beautiful view of island Lokrum and historic old town, lobby, sauna with shower room, and mirror room with luxury bathtub that is connected with attic. The attic contains of beautiful designed bedroom with ''en suite'' bathroom and book corner where book lovers can enjoy reading fine literature. Also, in front of the villa there is garage for our guests.

This was a perfect experience. The host, the property, and the location…perfect. The host greeted us in the rain upon our arrival to assist us with our luggage and arrived at 4:20 am to assist us when we departed. He responded to our every need. He ensured we had the best experience. The property is everything you see in the pictures…. views, space to spread out, comfortable beds, a well equipped kitchen and the property is close enough to walk to town. Our entire group loved everything about this host and location…a perfect ending to a two week vacation. You won’t be sorry if you get the chance to book this property. Thank you, Ivan. We had the best stay at Villa Paulina. The property is perfect -- well-maintained, lovely inside and out, and in a wonderful location. We had peace and quiet in our own space, and it was an easy walk to several beaches and to Old Town Dubrovnik. Ivan, the house manager, was incredibly responsive and helpful. Our weeklong stay was absolutely wonderful.

We had a wonderful time in Dubrovnik at Villa Paulina. The house is correctly represented in the pictures on VRBO. Ivan was a great host. He helped us plan our events. He stocked the kitchen with some treats and coffee for us. He quickly responded to all questions.

We had an incredible Villa within walking distance to Old Town that was decorated beautifully and met all our needs. We were four retired couples that all had beautiful accommodations and tons of extra space. We loved the pool and hot tub and our host set up the most exquisite Chef dinner!
Villa Paulina is a beautiful property but the recommendations and assistance of our host, Ivan put it over our he top.

We were a family of 9 adults (ages 32-65) who thoroughly enjoyed our 7-night stay at Villa Paulina Sep3-10. The property was perfect for us. It was very comfortable, spacious, well-located (i.e., close to old town, shopping and two beaches within walking distance), offered beautiful views and the host was helpful and responsive. Transportation for longer distances was simple with Uber or taxis. I would not hesitate to recommend this villa to anyone considering a luxurious stay in Dubrovnik.

If I could award this property with an Oscar I would. So spacious, magnificent views, peaceful and located within a short walk to the hub of Dubrovnik. We all were taken aback with the generosity of incidentals and the starter pack of food in the ‘chef’s’ kitchen.
I could have stayed put and zen’d on the patio, floating in the pool or swimming in it against the pools’ jets. Then a relaxing soak with a penthouse view from the hot tub.
This is a must option.

Villa Paulina is a truly beautiful accommodation in Dubrovnik. We were a family of 10, and found the house to be very spacious with privacy for everyone. The rooms are spaced out and the house is extremely quiet even with so many guests. The highlight of the house is the incredible views from the balconies or the pool, where we spent all of our time at home. It is a very short walk downhill to Old Town, and a quick walk to several beaches (St. Jacob's was our favorite). The daily maid service was a treat. Ivan is super helpful and accessible. We enjoyed every minute and highly recommend Villa Paulina!

The View!
What a wonderful villa! Every room in the house has a stunning view of the Adriatic Sea. The terrace with the pool and hot tub all overlook the sea and there's a large dining table. There are balconies off of a few of the rooms. The commercial kitchen is fully stocked. Ivan was so helpful with arranging our trip, which was a 50th birthday celebration with friends, and he was a responsive communicator. The location is perfect, just a short walk up the hill from the beautiful, historic old town.

Ivan is a pleasure to work with and made the entire stay stress free. The villa is beautiful and meticulously maintained. The view is spectacular from every room. We comfortably fit 10 adults. You can’t beat the location with an easy walk to Old Town. I would highly recommend Villa Paulina to anyone visiting Dubrovnik!

Fantastic location & responsive property manager
This property is in a great location!!! We were concerned about being outside of the old city but the house is an easy walking distance - 7 minute sidewalk with great views along the way. Comfortable and easy. That's not clear from prior reviews. Our property manager Ivan was attentive, caring and responsive. He did absolutely everything he could to ensure a wonderful stay including leaving us food when we arrived and arranging several other matters during our stay. Every time we reached out, Ivan responded immediately. The house is as advertised with great views and wonderful air conditioning. We loved the kitchen which was stocked with 2 different types of expresso machines...and complimentary coffee beans and pods. We're coffee people so this was very much appreciated. Also loved the ice machine and that the kitchen was fully stocked with everything needed. It was like a commercial kitchen with everything a chef would need. And Dubrovnik was amazing! Overall very happy.

Villa Paulina is very unique house, so beautiful and it's location is perfect, just a few minutes from Old Town. Interior is so lovely, very spaceous and a lot of light, nice and big windows. Furniture is very expensive and timeless! Beds couldn't be better, very comfortable and linen are luxurious and soft.

Villa Paulina offers a peacful retrait away from the hustle of every day life. The villa has 4 floors nicely decorated and a large terrace. Hot tub is perfect after all days long in the city. I like furniture very much, usually villas have ordinary furniture but it is not the case with Villa Paulina. Here you have very expensive design sofas, chairs, tables, lighting etc. It is a big surprise!!!.....also we had been eating from the finest porcelain dishes too.

I stayed in Villa Paulina with my family and friends, I have to say that it was absolutely great vacation! The house is nicely designed and it is perfectly clean. We like so much paintings and art instalations, preserved furniture and professional kitchen. The wine collection is fantastic and we enjoyed listening music from sound systems.

Villa Paulina is a contemporary house, it is a most beautiful home I have ever stayed in. Villa Paulina face the old town of Dubrovnik, you can enjoy the view of island Lokrum through the bedrooms and the view on old town from the balcony is spectacular! This Villa is absolutely gorgeous, it is incredibly beautiful! Very well maintained and perfectly clean. It was vacation from heaven, we are so happy now because we came to Dubrovnik and stayed at Villa Paulina! The view from the salon is unbeatable and piano is cute.
