Was pretty much just like the pictures. Over all stay was good. When they show a small bedroom in pictures it's just as small as it looks. Queen bed and no room to walk around it. That was the only disappointing part of the room.

The place was Beautiful ! The room was very nice as well the only thing that makes me probably not stay there again was the people they have at the pool area now …….they hound you to death about having the bracelet for the pool on at all times nobody wants a bracelet ring on there arm when your tanning !!!!!! I mean as long as you have it with you should be sufficient !!!!!! But it’s NOT THEY WERE DRIVING PEOPLE CRAZY OVER THAT Bracelet constantly so I will not stay there again !! Even people who was owners of there ! And also you can’t listen to music at the pool EITHER

The location of the Boardwalk unit 601 was very helpful for our larger gathering. The only negative comment about the condo were the bunkbed mattresses and the smaller bedroom mattresses were uncomfortable. The view was amazing and the balcony was well equipped with furniture for all to enjoy the awesome sunsets. The property management company (ECDI) promptly serviced some clogged bathroom drains and the clothes dryer vent that was loose. The condo was an excellent solution for our family gathering. We will most likely return for future family gatherings. We prepared many meals together and enjoyed the beach, pool and the condo. Our largest concerns were with the Resort Security and some of the Condominium Association Rules. On one occasion two of our adult daughters ventured out during the evening using UBER. Security wouldn’t let them return to our unit later. Security insisted that they needed to have condominium wristbands on their person. This information was not disclosed on the list of rules provided by Security. On several occasions, the Security (male with the ponytail) assigned to the monitor the pool and spa was overly assertive with his authority. He really needs to improve his communication and interpersonal skills. The time frame we were at the Boardwalk was no longer “SPRING BREAK” with mobs of college students. At times there were less than 20 persons in the pool and spa areas and several of them were with our group (ages ranging from middle 30’s to 60’s). Security should not stand directly in front of guests and make their presence known when no one was acting inappropriately. They should monitor from the entrance areas and not be annoying or intrusive. Given the strong “EVICTION” language in the Condominium Association Rules, these should have been disclosed prior to us booking your condo. It is very unprofessional for any association to define rules that are very subjective and use the term “etc”. Define “proper swim attire”. I totally understand “no thong” for a family resort however, I was unable to find specific definitions or documented examples for “T-Back” or “Cheeky Suits”. I fail to understand why a wonderful resort would base their year round rules on managing the “SPRING BREAK” crowd verses having additional rules during a specific time period similar to what Panama City Beach does.

Our biggest complaint is there was hardly enough towels for all guests. Only one kitchen wash cloth and towel were provided for the week. We were given 2 dishwasher pods for a 7 day stay with 11 people. And a tiny bottle of dish soap that was almost gone. Come on! Obviously cleanliness is not a big concern of this management team. Bathrooms had minimal hand soap. No laundry detergent to wash the minimal amount of towels and wash cloths provided. We have stayed in several VRBO's and they typically have the basics in the kitchen. Here we found a bottle of pepper and that was literally it. We left basic staple items that we had left over like Pam cooking spray, bottled water, etc. and my guess is that the cleaning crew, who does a lack luster job with this condo, took it for themselves. It's a great condo with a lovely view and a lot of potential. It just needs a deep cleaning and some extra TLC in basic items provided. The condominium is located in a good area.

The view was amazing & it was clean. When we arrived after driving 10.5 hours, we were presented with a list of rules. I get certain rules, but 30 plus. If I had this list prior to booking I would've chosen elsewhere. I get you are trying to be as family oriented as possible, but when on a vacation I like to have a drink by the pool and on the beach. There is literally a bar/grill next to the pool & you can't bring a drink onto the pool deck to enjoy. Having security guards walking around every 10 min to check bands is a bit much. By day 2 they should know who is staying there and who isn't. I must say a few security guards were reasonable but a few of the male ones were tyrants! I came with my daughter & a few of her friends & they felt like they were constantly being watched, as did I. That is not a vacation! To have to wear bands 24/7 was even more annoying. The condo came with literally nothing. Be prepared to bring or buy extra cleaning supplies. Not even extra dish rags. How is one supposed to wipe down the counters? Needless to say we had to buy our own. Not even beach chairs to use. I was aware of some of these things but still, when driving a very long distance you don't want to have to worry about these things. (I did leave a few xtra for the next tenant). At least have beach towels available to use or check out at the pool. The condo was clean. However, it needs some major updating from painting the walls to the tv's. Especially the couch.

The only recommendations I would give to the owner's of the property was a few things. The sleeper sofa in the living room was in very poor condition. We didn't need to use it as a bed but the couch was terrible. The dryer was getting very hot when it was used and my husband looked behind the dryer and there was a lot of lent that had accumulated behind the dryer because the vent hose that had been taped to the dryer was coming apart so we stopped using the dryer for fear it would catch on fire. Also the top drawer in the fridge door would not stay on if you put anything in it so we just tried to not use it because the shelf would just fall down and our items would fall out. There also, seemed to be a problem with the oven because it would take a long time to heat up to just 350 took about 30 minutes. Evan with the above mentioned room conditions our family really enjoyed our vacation and hope to visit Panama City again

We loved our stay! We’ve stayed in different condos at Boardwalk Resort and have always enjoyed our stay. Although, we weren’t told that the tiki bar would be closing for the season the weekend we arrived. So that was a bummer.

This was a beautiful condo, exactly as described. It was furnished with everything we needed to enjoy our 5 night stay. Very clean and very much worth the value. We had an issue with loss of power on our last evening and had to call the emergency number. They were quick to call back and very friendly. Turned out it was throughout part of the condo due to some construction in an upper unit, but was restored within an hour. The only other negative we experienced was the noise of the kiddie pool below our unit, just a minor nuisance. Would definitely recommend for a large family and would book again.

Had the worst experience there was blood all over the mattress and mattress covering. It had not been cleaned at all. They were supposed to bring us a air mattress never did. We also found a gun in another room we had children with us. It would have been horrible if one of them found it. I have emailed them twice no response at all. Starting to get really upset.

We booked this rental through VRBO by a privately owned management company. The management company was very responsive to any questions/concerns we had. The condo was nice and looked like the pictures in the listing however, we felt it could have been cleaned better prior to our arrival. (Dishes still in dishwasher from previous guest, floors where not clean)The views where amazing and the resort amenities where fantastic. Resort did have on staff security 24/7 which gave us peace of mind as this was our first time to PCB. Security is VERY strict about pool rules. Ex: no floats in the pool, no beverages by the pool, children under 12 have to get out of pool every hour for 10 mins which put a little damper on enjoying the pool amenity to the fullest extent. Overall we truly enjoyed our stay in this rental.

My family vacations in Panama City annually. The views are beautiful and parking was amazing at this condo. We enjoyed our stay.

From the towel racks and toilet paper rack broken off wall to ac froze up and dryer not drying clothes or towels ..even with the lint taken out. The sectional cushions would not stay in place. To the point we stopped sitting on it...we tried to use the bed in the sectional and there was food, dirt, silverware and you name it in under the sectional.. Had to wash every plate and pan we used before we used it..to the point we went and bought paper plates and cups and plastics silverware to use..also had to buy a coffee pot because it was so clogged and didn’t work..called on the kitchen sink leaking and they never showed. The kitchen trash can was so nasty I didn’t want to touch it even with rubber gloves on. What makes it worse when I picked it up there was more food and dirt under it like it’s has been there for months..(really can even move a trash can to clean.!) I don’t know know who cleans this unit but when they clean, sweep, or mop they do just the middle of the floors and don’t move or pick up anything..This unit needs a deep cleaning and a lot of updates...We have stayed in a lot of places and I generally overlook a lot but this is absolutely nasty and the worsted place I have ever stayed..absolutely terrible!

We had a wonderful week in this condo. We had an issue with the coffee pot and within a couple hours we had a brand new one. The only things I would recommend would be new patio furniture and a different couch. The cushions kept sliding off so not very comfortable to sit on. We will definitely be back again!!

Overall a good place to stay. Loved the kitchen,master bedroom, & all over size. Kitchen pretty well stocked. Could use a few more teaspoons. Could have been cleaner. The balcony chairs were very rusted but we called maintenance & they brought some right over. Parking is good. Building well maintained. We would stay there again.

One that I actually asked the owner about was the rusted table on the balcony. I was assured that they furniture would be replaced by our stay. It wasn't! The table is rusty and the lounge chair is torn. Very disappointing! The owner should also replace the rusty pots and pans. It's not healthy cooking in those pots. I would recommend this condo if these issues are handled.

Great location. The condo could use some repairs as tiles were cracked, patio furniture rusted, lights constantly flickering in kitchen, and beds weren’t the sturdiest or super comfy. Also, when booking don’t plan on adults in the bedroom with queen size bed as it is super small and no room to get around or put stuff.

Overall, I recommend this vacation rental. Reviewer Comments: Upon arriving the condo appeared very clean and well maintained. The “check in” process was simple after having to call the managers to get the instructions on how to do so. The room was fairly clean but there was still a lot of sand and sticky residue on the floor in places. The bonus bedroom with the bunk beds has its own balcony but you can’t enjoy it because of the rust all over the floor of it and the chairs were so deteriated you couldn’t sit on them either. The outdoor furniture as a whole needs to be thrown away and replaced. The couch in the living room also needs replacing as you can’t even sit on it without it sliding you off into the floor. The spare room also has a broken shower head in it. I really hope that the owners take note of these issues and make the repairs as soon as possible. Other than those problems, the rest of the property is almost perfect. Great views, amenities are great and the kitchen was awesome. Overall, I wouldn’t be afraid of renting another room here in the future but for the money I feel it should’ve been perfect.
