Perfect for myself and daughter going to a show at the Festival theatre. Great location, room ideal size and modern in furnishings.

the breakfast was amazing.
The room was ok, but there is a problem with the insulation for the windows. the room was kind of cold because the exgternal bad weather. There is no a black out system on the window.

Struttura vicinissima al centro, comoda per visitare Edimburgo senza macchina e senza mezzi. Camera piccola con minimo indispensabile ma pulite, pulizia eseguita giornalmente molto accurata. Colazione ottima.

Great location and tasty breakfast with many options. Close to main attractions. They stored are luggage for 2 days which was really helpful.

too noisy, rooms too small, no dental kit, no iron, breakfast was not up to standard. for £160 a night, expected better.

Breakfast excellent, staff very friendly and helpful. When we needed to store our bags after check out for a few hours, they were very accommodating.
The room was very stuffy with no fresh air, such that it was far too warm with no option to cool down other than to open the window. When we did so, there was a loud fan/machine from the building directly next to the hotel which was so loud it stopped us sleeping properly (even after we'd closed the window again).

Location was good.
Walls were paper thin - could hear people in rooms either side. Position of bed was awkward. Having to shimmy to the bottom of the bed wasn't the best! Windows could do with updating. Could hear everything outside in the street.
Staff seemed really stressed - not a good look for any customer.

Good central location, nice and modern rooms and helpful staff.
There is not much traffic in the street but the windows feel like no windows at all even in the third floor the cars are noisewise literally driving through the bed.

The breakfast is very good, with lot of choice (they have the full scottish breakfast) and nice toasts. The location is very convenient within the old town of Edinburgh, within walking distance to all main attractions.
The room is quite noisy, mainly due to a non-so-well-insulating window. The hotel is near a supermarket warehouse, where the ventilation systems can be heard all night. My room also had problem with internal ventilation in the toilet, that turned on at 7.am almost like an alarm.

the location and the breakfast were amazing. The personell was very helpful and one day that we shoul leave before breakfast time, the prepared us a breakfast box for take away.
The bathroom was not operatinh appropriately and the toom was not cleaned every day.

Breakfast was very good (traditional English style plus some Haggis - famous Scottish dish), room was very clean. The distance to The Royal Mile was approx. 10 minutes. The area around the hotel seemed to be safe and quiet.
There is no lift in the building, so if you are on the 4th floor, then get ready to climb up stairs with your suitcases or after the night in a pub. Also our toilet didn't have a toilet brush, which was surprising...

The room was spacious and clean, the location is very central and close to the main tourist attractions. Staff was friendly and polite during check in and check out.
There is limited selection for breakfast and the crew serving the breakfast was very slow in one of the days with a 20 minute wait. They also ran out of some basics (like orange juice), but overall were friendly and the food was great quality. If you are in a rush though I recommend getting to the restaurant early

Very modern and clean hotel, super central (we went to a show at the Capital Theatre), lovely staff, comfortable bed, good sized room. Very nice breakfast
Huge fans from what seems to be the back of a shop opposite the hotel made noise all night but after a while you kind of get used to it, not ideal though but out of the hotel's control I guess

well decorated with excellent quality fixtures in the shower room and lovely shower products.
The bed was too big for the room so it meant one of us had to clamber over the bed to get into it and didn’t have a side table for book, phone and glasses. So irritating. A 150cm bed would have been fine!

great location, close to everything that we were planning to do
there was an awful lot of noise within the room, the bathroom fan was especially noisy. I had to wear my ear defenders as the noise was quite overwhelming at times

very noisey from 7am onwards and the second morning the fire alarm went off so had no proper sleep

Excellent value for money. You can reach everything interesting in about 10 minutes walk, the room is not luxurious or too big, but it's comfortable, warm and smells nice and clean. The bed is super comfortable, and you have everything you need for a short stay. The staff was exceptionally friendly and helpful (even offering us early check-in), and the quick check out is dream for an introvert.
I think the space can get a tad tight if you stay for longer (and if you have a big suitcase for instance). But it did not affect us.
