Villa Kinga was perfect for our stay. Location was awesome. Very easy to get everywhere. The outdoor shower was great we didn’t track in any sand or saltwater

What you see is what you get - the pictures are recent and accurate. This is a newer villa in a great location. Short walk to Grace Bay and Somewhere Bar & Grill. Includes a nice rolling cooler, nice beach chairs and towels.

We has a fabulous time at this property and Andrew was most helpful when we had a slight problem with the electronic lock getting in. The pool was clean and central in the house and we had privacy in our own rooms.
We did encounter much negativity when Margaret, the manager, visited us while searching for the physical key. She put a damper on our day with her negative attitude and words.
Overall, though, we were much impressed with Andrew and the house. We recommend this property to anyone visiting the island.

This property was absolutely perfect! The location was so close to the best beach- you couldn’t get better snorkeling and walkability to beach bars and restaurants! Also a short drive to Salt shop area and Chalk Sound. The house was so well appointed! It had everything you could need- coffee filters, dishwasher pods, detergent pods, hand soap and enough toilet paper for the entire week! The kitchen had everything! A juicer, plug in teapot, and every dish and utensil you can think of. I brought a BRITA water
Filter container but the filtered water from the fridge was fine. Security was absolutely not an issue. We locked our doors, but if you lock your doors, there is no way anyone could possibly get in. The area felt very safe, even at night. The outdoor area was lovely. The gas grill was great for the one night we ate at the house. The cooler was great to pack for our beach trips and there were plenty of chairs and towels! If you are looking for the perfect house in Providenciales, look no further!

Overall, this house was in a good location for our family. It was easy to find and private. We enjoyed the pool and the outdoor spaces especially, and having four separate suites worked well.
We liked that the house was close enough to walk down to the beach easily, and especially that it was close to the snorkeling. We went snorkeling either at Coral Gardens or at Smith's Reef most days. We did have a car, which made it much easier to get around.
The one downside to the house is that our last night at the house, we were not as careful about bringing everything inside at night, and someone hopped the wall and took three pairs of shoes and a bathing suit. I would recommend that people be very careful and bring everything inside a locked door at night as there seems to be more petty theft on the island than we experienced in the past.

Just completed a ten day stay here with 8 family members. When we arrived it was as clean as could be, not one grain of sand anywhere on the property which was great. (Don’t know how they get it that clean honestly!) The pool and outdoor area was great, we spent 90% of our times outside and only would be inside if we were sleeping or cooking in the kitchen. It’s about a 3 minute walk to the beach which is a huge bonus. The outdoor furniture is very nice as well. The beach chairs are a huge plus too. We spent a lot of time walking the beach and eating/drinking at somewhere. There is very good snorkeling right at the end of the road where you enter the beach which we loved. Overall we liked the property and area and will return to the Turks and Caicos as this was our first visit here.
I know some reviews have mentioned burglary but we locked our doors when we were not there and at night and had no problems whatsoever. Thanks Andrew

At the end of the week the house was broken into in the middle of the night as we were sleeping. Some of our valuable belongings that were left in the kitchen/living room area were taken. We noticed the first door to get into home was unlocked in the morning. My husband checked it every night before bed to make sure it was locked. We called Andrew that morning when we realized this all happened. He said he would come in the afternoon to check the place and change the lock to main home (there are 2 separate codes to get to pool area verse main house). We stayed home as we were worried about someone breaking in again and waiting for Andrew who showed up 7 hours after we called him about the robbery. He said he called the police for us but they wouldn’t do anything. When we asked for compensation because we had to wait a whole day for him to show up (we had plans for an excursion that was non refundable) and he said he does not feel that he had to compensate us and robberies happen on the island. We found out the house was actually robbed a month before that, and he said he took precautions. However, there are no cameras, no sensor lights around main area, no alarm system and there’s no additional fencing to avoid anyone to be able to hop over the walls and get access to the pool/house area. When I called him that morning he told us the thieves hop over the wall and unlock the the main door from within to get in. So he is aware that this is an issue! As the owner to the house, he came across unprofessional and with no remorse as if he didn’t care this happened (although it was twice in a month now).
If you plan to take the RISK in renting this house, we suggest you take travelers insurance and do NOT bring any valuables, keep your bedroom doors locked at all times since this house has been broken into multiple times now to keep you safe. We plan to return to T&C but never rent this house or any house Andrew owns again. It’s sad and terrifying that this is how we ended our vacation.

This home was perfect for my family, a group of 7 adults with plenty of space. Everything is brand new, even the appliances and kitchenware. The location could not have been better, two minute walk to an almost private beach. Located between resorts so we had the beach to ourselves. Andrew is very responsive and kind.

Let occupants know that there is thievery on the island and that ALL property doors should be kept locked and not to leave any items outside(ie. around pool at night such as shoes or other items you don't want to lose). The two outside bedrooms rooms around pool smelled of mildew. The owner was quick to respond to any issues. The property was very nice and and extremely well equipped.

The location, in my opinion, could not have been more perfect!! It is <5 min walk to the beach, and it is within walking distance (if one chose to walk, we also had a car) to excursions pick ups on Grace Bay beach and many restaurants (Somewhere, etc to the left and Mr. Groupers, Hemingway's, Bay Bistro, etc to the right). It was simply just great proximity to everywhere we went (ie, Turtle Cove, groceries, shopping, restaurants, etc).

Steps from beach
Location is a 10 for this property-short walk to beach and next to Windsong resort where you can get drinks and have lunch. Also short walk to Somewhere-great for light food and drinks. House was well equipped, including coolers to take to beach. The pool was wonderful to come back to after beach and it’s a private enclosure so great place to hang out. Overall we were very pleased with the property.
Few minor things would have given this an overall 5 star rating:
Vrbo listing says a property manager would meet us at check in and go through the house and where things were-no one checked us in. The house has two bedrooms in main house each with private bath and 2 casitas. The casitas smell musty and stale because the AC is off between rentals-I understand why the AC goes off but just know it’s a bad smell that even Febreze didn’t cure! No manual of house info, just a list taped to kitchen cabinet with phone numbers and garbage days. I reached out to ask about end of stay clean up-linens, towels, etc-some rentals ask you to strip beds, others do the towels-just add to the note so I don’t have to ask. We could not figure out how to work any exterior lights on driveway-must be on timers that are off cycle so house was pitch dark every night we returned from dinner. I reached out to owner to inquire but did not hear back. Pool water was very low, below skimmer and top pool stair was completely out of water-safety issue, not sure, but can’t imagine it’s good for pool filter if water level too low. I reached out to owner but no response. We weren’t picky travelers, we’ve rented many VRBO properties and this one would benefit from more information about how things operate in the house.
There are 8 Tommy Bahama beach chairs, and 2 umbrellas, plenty of beach towels so that was a plus.
Overall it was a great trip and rental, just few tweaks to make rental a 5 star.

Great Villa!
The villa was clean and fully furnished. The location does require a car to access the Grace Bay area ~ 5 minute drive. It also near the super market ~ 4 minute drive. A car is highly recommended. Beyond that the beach is within walking distance and has decent snorkeling right off the coast. Somewhere is the nearest restaurant/bar and is about a 6 minute walk down the beach. Overall great stay and Andrew was a flexible and responsive host.

Very quiet and private. We were able to snorkel the highly desirable reef in front of windsong every day. You can see all of the turtles on the north side of the bouys at sunrise or sunset. Very cool! We ate at Somewhere two nights - the food is amazing. We also shopped at Grace Bay IGA to cook and grill a few nights. We had no propane one night and the manager was very responsive arriving within the hour with a new tank… she also brought papayas!! A real treat for us.
The house has a cooler and eight Tommy Bahama backpack chairs which were key for our family! We loved the i Soon Reach local light beer. The brewery tour is also fun!
The swimming pool is a huge bonus. The beds were very comfortable. Everything was top notch. We have stayed at several VRBO homes and this one was by far one of the best. Loved the fact that we didn’t need to keep track of a key! We can’t say enough about this home. Wonderful! Thank you Andrew and the property manager, Margaret!!!

The owner of the property was exceptional! Very responsive and shared some wonderful recommendations for meals and sightseeing on the island. We absolutely LOVED the beaches- ALL of them! The Villa met all of our needs from cooking meals in, bbq-ing out by the pool, OH-THE-POOL… (Magnificent!), very close to fanominal restaurants, pharmacies and grocery stores. Bedding, towels, furniture accommodations are A++.

Villa Kinga is absolute bliss!
The owner of the property was exceptional! Very responsive and shared some wonderful recommendations for meals and sightseeing on the island. We absolutely LOVED the beaches- ALL of them! The Villa met all of our needs from cooking meals in, bbq-ing out by the pool, OH-THE-POOL… (Magnificent!), very close to fanominal restaurants, pharmacies and grocery stores. Villa Kinga Marvelous
Great property. Really your own personal vacation “compound”. Close to great beach and all Grace Bay has to offer. Only issue on communication rating above was that the Vrbo app did not work as designed as a go-between with Host. Not Host’s fault. Fortunately he provided his personal email and replied promptly. Otherwise a flawless experience.

Close to the beach, great accommodations
This is a wonderful property. Very short walk to the beach. The house worked great for four couples, we all had our own space and great communal space to hang out. The beds and couches were both very comfortable. Loved the pool and the outdoor shower to rinse off the sand from the beach! The extras like beach chairs, 2 umbrellas and spices in the kitchen made the stay even better. Andrew was very responsive to all of our questions. If you are looking for recommendations for restaurants or activities, we loved da conch shack and Omar's beach hut. We rented Kayaks from Big Blue Collective for the day and went to Iguana Island and the Mangroves, Sunset cruise from Ocean Vibes, and the jet ski tour to the Shipwreck from Sun and Fun Sea sports. Next time we would book Kite surfing lessons, they looked like so much fun!

A Week in Paradise
Fabulous from start to finish.
Andrew helped us throughout out stay. The house is wonderful, especially the private rooms with separate sleeping quarters and bath rooms. The kitchen is well equipped and the property offers comfort and privacy a short walk to Grace Bay.
We all talked about returning next yeat.

Andrew was very helpful with any concerns we had and quickly brought a replacement beach chair when one of ours broke. The layout for four couples is awesome. Fantastic Home and Perfect Location
The house was amazing for our group of 4 couples. All of the bedrooms are private and have a full bathroom. The kitchen was great and had everything we needed. The pool was amazing as well. The property is a short walk to the beach with great snorkeling nearby. Restaurants and grocery stores are close as well. We would definitely stay again. The hosts were also very accommodating and responsive to any questions we had before and during our stay.

A week in paradise.
We were looking for relaxation and Villa Kinga did not disappoint. The home was beautiful and was stocked with everything we needed for a perfect week. Just a short walk to the beach which we had for seven days all to ourselves. The beach was as beautiful as the photos show. Andrew, the owner was very responsive to the few questions we had. If you are looking for a perfect, private getaway, look no further than the Villa Kinga. It more than met our expectations. I would wholeheartedly recommend it!

Enjoyed our week!
My family of 8 spent the week of Christmas in this home. It was a great home with a short walk to a beautiful beach. Villa Kinga is exactly like the photos. There are 2 rooms that are not attached to the main home however it worked out perfect for our family. Kitchen is fully stocked and beds were very comfortable. We even had chairs and beach towels to take to the beach. The only downfall to our visit was the mosquitos, however we were able to fight them with mosquito coals. We spent most of our time outside on the beautiful patio. Home is very close to the super market and many restaurants. Recommend a boat cruise in addition to attending the Thursday night fish fry. This was our first time to Turks and Caicos and will definitely be returning sometime in the future.

We had such a wonderful week at the Villa Kinga! The house was beautiful and just steps away from the near perfect beach! Short drive to the market and most restaurants, and Andrew was very responsive to all questions! Highly recommend!

Location, location and POOL
The home is about 15 minutes from the airport, grocery store and plenty of restaurants. The home was spotless and spacious. The pool is a great addition, as it is large enough to enjoy the rafts that were waiting for us when we arrived. The location is perfect, just a few minutes to a beautiful quiet beach- nestled in between the more crowded resort beaches. The owner supplied us with everything we needed, plenty of towels, umbrellas and beach chairs. The owner was very responsive with any questions that we had, and appreciated his quick response. Our family of five- 3 teenagers enjoyed coming back to the house after the beach and relaxing by the pool. The only reason why this doesn't get 5 stars is that two of the four bedrooms are each in a separate building from the "main house" so for our family, we would have preferred everyone to be together. Thank you Andrew for a wonderful week away in a truly beautiful place!

This was very beautiful vacation with family. Nice home clean everything was their what we needed also nice privet no one bother us we enjoyed lot planing to visit again.

Fabulous
Simply breathtaking! Our family of 4 had a FABULOUS time at this home. It is spacious and clean and has all of the amenities one requires for a private week away, including a private pool and direct beach access. It is also safely and securely located in the beautiful Grace Bay beach. Our children were able to enjoy all of the activities and we had the peace of mind of allowing them to go and partake without any concerns. This allowed us to enjoy some quality time as a couple. Its the best of both worlds and worth every penny. Our family look forward to coming back in the near future. It is the ideal vacation destination.
