My husband and I stayed in this spacious flat for 4 weeks. The location of the flat is fantastic. It is ½ block from the Royal Botanic Gardens and right on the 3 main bus lines that service a large section of Edinburgh. It is very easy to walk to several access points to the lovely paths along the Water of Leith. It is an easy walk to Stockbridge and not very far to walk up to New Town or over to Old Town. The apartment has a very well appointed kitchen with plenty of cooking tools and a roomy eating area. We were able to cook up a large American Thanksgiving feast in the flat. The view from the living area and main bedroom is of Calton Hill, Arthur’s seat and part of Old Town. The sunrise and sunsets are incredible. The beds were comfortable (if a bit soft) and the comforters were very warm. We had a snafu about halfway through our stay when the boiler started to give out and we didn’t have reliable heat or hot water for a few days. James (the landlord) was very quick to get an emergency plumber out and after a few visits from the plumber, the flat now has a brand new boiler. If you want to be close to all the action in the city but live in a more tranquil area you can’t go wrong with this flat.

We encountered mice on the kitchen counters throughout our three-week stay. The presence of bait traps indicates this is an ongoing problem. We reported the problem to both the host and VRBO. The host promised to send an exterminator to address the mice problem, but no one ever came. VRBO was difficult to contact and did nothing despite their “Book with Confidence” guarantee.
The housekeeping is dreadful and likely contributes to the mice problem. We had to dispose of some left over food that we found in the cupboards. We spent time cleaning the mold out of the washer before putting our clothes in. There were greasy cooking sheets covered with fat drippings in the oven.
On the first night in the unit, the duvet on the primary bed smelled of urine. The host did have a replacement duvet and pillows delivered.
The bedding and furniture are worn. The double mattress on the primary bed desperately needs to be replaced. It was so saggy that my spouse had to move to the twin bed in the back bedroom to sleep for the three weeks we were in the unit. Additionally, the living room sofa has been overused and is in need of replacement.
Although outside the purview of the owner, the building's entry and stairs to the unit are dark and dirty making us feel unsafe.
The view in the distance of Arthur's Seat and the skyline of Edinburgh combined with the ongoing activities in Warriston playfield across the street were redeeming features of the apartment. The location near the Botanic Gardens was good.
Based on our experiences, we would not recommend staying here.

Warm, comfortable and clean flat with a fantastic view! A real home from home. Convenient for buses into town and a supermarket nearby. We really enjoyed our long weekend in Edinburgh and we would recommend this flat as a great place to stay.

This VRBO flat is comfortable and well-maintained, and we enjoyed our two-week stay there very much. Because we like to walk and use public transportation, the location was perfect. Within 1/2 block is a bus stop with 3 routes to the City Center.(Helpful hint: an all day bus pass good for all city buses costs 4 pounds which is only 60p more than 2 one-way tickets.) Using our passes, we could ride any route, or various routes, to see more of the city than the usual highlights. From the the flat to Stockbridge is an easy 20 minute walk, and from Princes Street to the flat is a pleasant, downhill walk.
The East Gate entrance to the Royal Botanical Gardens is 1/2 block away and is free, and we visited it several times. Another advantage is that less than a 15 minute walk on a pedestrian/bicycle path takes one to the TESCO Supermarket, making it easy to cook in for meals in the roomy, eat-in kitchen. From that kitchen window is the view of the natural, stone-walled backyard, still blooming with flowers. From the living room window, there is a view of Calton Hill, which beckoned us to walk there too, not so easy, but worth it!
We hated to leave this beautiful city and this home-away-from-home flat!

We had a wonderful stay at your flat in Edinburgh. It was very close to the city centre and the view from window was lovely.
All the amenities were provided right down to the universal adapters. Four of us stayed and there was loads of room. We especially enjoyed the gas fireplace when you come in from the damp.
The neighbors were friendly and helpful when I needed to pre-book a taxi. We would definitely recommend staying in this flat.
On the negative side:
- TV was advertised, TV was present but you could only watch Netflix
- we found the lighting to be dim in the bathroom and the hallway as well as the entry stairwell in the early morning
- we found a soiled diaper in the corner of the side table in the master bedroom and an empty liquor bottle under the master bed; definitely not a thorough cleaning before our arrival.
The negatives do not outweigh the positives. We enjoyed our time in Edinburgh and will most certainly be coming back!

Amazing property
The flat is amazing. Spotlessly clean and very well appounted with everything we needed and more. There is plaenty of room with a large kitchen diner and a large living room aswell as two bedrooms. The location is ideal, it took us about 20 minutes to walk to Princes Street. James was very helpful before and during our stay and made sure he made our holiday perfect .
A lovely bottle of wine and sone shortbread were welcome gifts and other holiday makers had left essentials such as tea, coffee and sugar. For anything else there is a Tesco right around the corner.
Edinburgh is s beautiful and interesting city and this property is the perfect place to stay.

We love Edinburgh!
We had a wonderful stay at your flat in Edinburgh. It was very close to the city centre and the view from window was lovely.

Excellent
Perfect for our weekend at the rugby, shops, bars and restaurants close by. Would have preferred a small jar of coffee and milk to the complimentary wine and short bread but still a nice touch!

Comfortable place in a great location
Our family of 4 (including two kids - 3 and 6) stayed here for 4 nights. It was a decent size, including plenty of room for kids to play in the living room and also a spacious kitchen. Also, clean and no safety concerns with the kids. Access requires one flight of stairs (with no lift - typical of properties like this in Edinburgh), but this didn't cause any significant problems for us. The location is excellent - Botanic Gardens and Water of Leith nearby, with very good bus services into town also very close. We would definitely stay here again.

A very quaint, quiet 2-bedroom flat, within walking distance of restaurants and shopping, and right on the bus line. Close enough to walk to the royal mile, if you're up for a good stroll. Excellent accommodations! I would highly recommend them!

There is a wonderful view of new and old town out the living room and master bedroom. The view out the back of the flat is of a lovely treed yard. The flat has all of the necessities without the frills, so it is a comfortable, relaxing place to unwind. We purchased cards to ride the bus so we never used a car in the city. Taxis are readily available as well. It is a brief walk to almost everything you will need, from the grocery store to coffee shops and pubs. We had a great experience in Edinburough and this flat was a part of making it a special time for our family.

James is a responsive host, accommodating and helpful as necessary. His home, in a great part of Edinburgh, has comfortable rooms, a luxurious bathroom, and a well-stocked kitchen. I would gladly return.

Great location with very easy access to transit. Spacious, clean, and comfortable.
Located off a main road in a quiet residential neighbourhood Full kitchen with dishwasher and clothes washer. Comfortable beds. Great sitting room with fabulous view over playing field and Calton Hill. Perfect for a family with up to two children. Large Tesco foodstore 10 min walk away. Helpful information from the owner. Would return next time in Edinburgh.

Great clean flat with an excellent location!
We really enjoyed staying in this flat and only wish we had more time to relax. We were on the go the entire time in Edinburgh and we were able to get to everything we were there to visit without much effort. We would definitely stay here again, given the opportunity to do so. We stayed with our 4 children and had plenty of space without everyone being on top of each other. In addition, the neighbors were very friendly. Thank you for the opportunity to stay in your place!

Everything you need for an Edinburgh stay
Couldn't have been happier with the flat, James was an exceptionally gracious host, very helpful. The flat is perfectly located on a quiet street in what is , for me, the best area of Edinburgh. Just around the corner you have a bus stop that will take you into centre of town in under ten minutes, my Wife and I ended up walking most days as it takes you through the heart of the new town and some amazing architecture. Stockbridge and all it's vibrant bars and restaurants are a short walk away. For us the main perk is the proximity to the Royal Botanical Gardens. It is literally right across the road from the flat to the East entrance, admission free. On a warm day there is no better place to recharge and take stock in Edinburgh than here.
All in all a perfect flat in a perfect location.

Fantastic flat in a great location
We had an amazing week in Edinburgh with our 2 children (age 7 and 10 years). The flat was warm and spacious and the children particularly loved the basketball net in the living room! Lovely views from the living room towards Arthur's seat and a big spacious well-equipped kitchen. Thank you for the welcome bottle of wine. Very frequent bus service into town (tip you can get a day rider ticket for the whole family for £8.50 when you can hop on and off the buses all day), and a Tesco store within easy walking distance of the property.
Edinburgh is food lover's heaven! A few gems were Alba D'Oro for excellent fish n chips within walking distance of the apartment and the Piemaker on Southbridge for the best mac 'n cheese pies. Oink which has 3 shops in the city serves amazing pulled pork rolls and pig shaped shortbread biscuits. A visit to the Scottish Parliament building is recommended as is the National Museum of Scotland and Museum on the Mound - all free entry.
Plenty to see and do whatever the weather! Would highly recommend this flat. James was quick to respond to any queries we had during our stay. We will definitely be back. Thank you.

Great Location, comfortable and cozy
This is the second time we have stayed here and it was again great for our needs. Special bonus was joining the neighbors gathered on the street to ring in the New Year and watch the fireworks over the castle. Edinburgh is beautiful during the Holidays.... and you can easily get to the major attractions from here. Highly recommend!

Perfect Flat For Us
My wife, her girlfriend (a Native Scot), my mother and I spent 8 days at James' flat in Edinburgh in June. For us, it was perfect. Two bedrooms, one with a queen and the other with two twins. We spent most of our time around the kitchen table visiting while enjoying a relaxing breakfast before the days adventures. The flat is very nicely located--basically across the street from the botanical gardens, a short walk to several restaurants, and a bit further, but still easily managed walk, to the Tesco grocery store (soon to be another grocery store right near the Tesco). We used cabs between the flat and downtown for convenience which ran about 6-8 pounds one way. Stairs getting to the flat, but no problems for us. The flat was great views of downtown, especially Arthur's seat, for sunrise and sunset. James was super helpful leading up to the trip and while we were there. Our schedule did not allow us to spend any time in the large living room with several comfortable looking seats since we were on the go most of the time. Overall, an excellent place. Very helpful notebook with local suggestions and yes the Indian take-away place is that good! I have nice breakfast out one morning at the Blue Bear Cafe; to die for donuts from the recently opened Bearded Baker--all walking distance for us.

You can just walk either to the royal mile or to Leith harbour along a nice path. Tesco close by as well as super take-aways. James is very responsive and helpful.

Great location, Lovely Flat
Our stay started with a delay getting in to the flat due to a key issue. However, that did not negatively affect our stay. James was so helpful and encouraging. The flat itself was lovely. The kids really loved the flat. It was well equipped with all of the amenities we needed, it was quiet, and it was at a nice location. I would definitely stay at this flat again. Thank you James for your patience and help!!

We all thought this was a great apartment. Perfect place to stay to enjoy Edinburgh.
Very comfortable space. Especially loved the kitchen and modern bathroom. One issue that did arise for us was that the comforters on the beds were too heavy. Would have liked it if there were spare sheets and light weight blankets available. We had heat off and windows open a bit, but comforters were still way too hot for us.
