This condo was fabulous! Checking in was easy and, even with such a short turn around for the cleaning crew, the property was in great shape upon arrival! It was as described; right on the beach, amazing view of the ocean, Balboa Pier, and even the shoreline/hills to the south. Open the windows at night to hear the waves and get some that fresh sea air! It was chilly, but the sliding doors to the balcony were perfect; full wide view of the beach and ocean from inside! Everything worked great and we had a nice, relaxing weekend getaway. (Next time we’ll visit when it’s warmer though, lol!) The balcony was great to look at the ocean, watch the dolphins, whales (yes, whales!), and people watch along the path in front of the condo, and to go for walks in both directions! (Sooo close to everything!) Whoever stays next, don’t go to the store before checking out the stock first! There were tons of coffee filters (both kinds, and their machine take the cup variety not cone, btw). There were multiple salt and pepper shakers, lol. And we left behind plenty of rolls of toilet paper, and extra paper towels, so the next guest may do the same!

Enjoyed the stay and proximity to beach and view. Suggestion: heavy wood chairs around kitchen table make a horrible load noise when pulled out to sit. Put felt pads on the legs (24 needed) to stop the noise and especially make it better for downstairs tenants.

The location is excellent, and really cannot be beat, but that is absolutely what you are paying for, and not a whole lot more. The property would benefit from even some very basic amenities (like more than single ply toilet paper) and comforts (the beds were no softer than plywood, and equally uncomfortable pillows). If those things don’t matter to you, and you are just looking for a beachfront property, this will more than suffice. However, if you want to maintain a level of comfort above the roadside motel, you may want to look elsewhere.

The location was so nice. It was the perfect spot with kids. Right on the beach but next to food and shops. We had the best time on our trip would for sure stay here again.

Great property right on the beach. Check in on line was easy, property was exactly as advertised, and had all of the towels, linens, and kitchen utensils we needed.

Perfect location for our fall location.

It was our first trip out post-pandemic so we splurged to be right next to the sand. Totally worth it. The level of customer service from the host was very impressive: fast, smooth, and very clear communication. There was a little rain damage to the ceiling prior to our arrival and the host called us ahead to let us know and they checked on us during the stay to make sure we were happy. I appreciated not being surprised and it really didn’t effect our time at all. Thank you for a great experience.

The location is unreal and it was such a plus having 2 bathrooms for a 3 bedroom place. Beachview was super responsive and Jake was a pleasure to work with. We will definitely stay here again!

Location is great, beach out front is amazing, but we went during a heat wave and the unit has no AC, so very uncomfortable, very hot the entire time we wear there, nearly impossible to sleep when inside temps were 95 throughout the evening I won’t ever rent a unit without AC ever again.

The place was very amazing close to everything a wonderful view

House is on the older side and could use some maintenance but not bad. One of the beds is missing a slat near the head which may be an issue for couples. For a single person it could be offset but not as easily for a couple. The location is amazing and the huge sliding glass doors with the beach view can't be beat.

Our family really enjoyed this unit. The location was great! We really enjoyed having the top unit with our almost 2 year old and not having to worry about him escaping from the lower level. Already planning our next vacation.

The location was perfect! We stayed Thurs-Sun and felt like we had the beach to ourselves Thurs-Fri. It is walking distance to many restaurants. One of our favorite parts was watching the dolphins from the balcony each morning. Overall it was clean and a good size for two small families. Only cons are that the beds weren't the most comfortable and the dishwasher didn't work very well.

Location for this house is perfect! All restaurants are a walking distance. Everything was clean, decor is a bit dated but the view makes up for that!

Unfortunately the weather was unseasonally cold when we were there. The forced air heater was only located in the hallway so some of the bedrooms were freezing at night. Had to keep the heater on all day and bedroom doors open to warm them up by evening. Propert management (Beachview Realty) were great to work with and communicated with us throughout the visit. Would recommend based on location.

Discovered this hidden treasure in Newport Beach where the beach is less crowded and the views of the ocean are magnificent. Definitely recommend for those who want less beach traffic.
