The breakfast was excellent and the innkeeper is extremely friendly. (We also enjoyed speaking with her father, who lives locally.) The location is good, up a hill and a short walk down to the town. There is free parking. The room was on the small side but adequate for our needs.

These comments should not be taken as criticism, but rather observations that reflect the difference between staying at a B&B or inn, as opposed to a hotel. We stayed in Room 3, which has a very small shower and toilet in what I would guess was a closet at one time with a sliding door, and a sink in the room itself. As is typical in antique buildings, the stairs to the second floor are quite steep and could pose a challenge to those with mobility challenges. There are a couple of chairs in the room but not the type you could sit in comfortably for any length of time. The TV is very small by today's standards. Not all of the electric outlets worked. I want to reiterate and emphasize that none of these things were deal breakers from our perspective, but I can imagine others might feel otherwise if they were not aware of them in advance. Overall, the Inn's pros greatly outweighed the cons and we would return if we were to visit Boothbay Harbor again.

This property is very conveniently located walking distance from the harbor eateries and shopping, and is situated on a hill with views of the water. The daily breakfast offerings were superb.

We yearned for a comfortable chair in the common room and in our bedroom.
