Breakfast met my expectations.
There was no elevator(lift) in the section in which we stayed.

Located just 8min walk from Piazza San Marco is this quaint hotel. Pruili is actually a local chain of several properties in Venice - Hotel Casa Nicolò Priuli certainly is one of the more budget options among its portfolio, but offers a high standard. Despite having its own entrance/lobby (which is never staffed), you actually check in down the block at the Palazzo San Lorenzo; this is also where you will have breakfast and any other hotel services. Hotel Casa has a nice sitting area decorated in the typical Venetian style on the 1st (along with an out of tune piano), which I never saw anyone use. The rest of the property is guestrooms. I had a Superior Room with Canal View, which featured windows overlooking the canal and Chiesa di San Giorgio dei Greci with its leaning tower; it was a nice experience being able to start and end the day overlooking this typical bit of Venice. I liked the room, which is modern with an updated bathroom all clad in marble, with antique furniture touches here and there that adds to an authentic old world charm; bonus points for the Murano chandelier that anchors the room. The king bed was comfortable with a mattress pad; the room also contained kettle, tea/coffee, mini bar/fridge and safe. I would describe the room size as "cozy" for 2 people sharing, but that is common in this city. The location is close enough to all the big tourist sights, with numerous restaurants nearby (I really enjoyed Ristorante alla Conchiglia downstairs, the food was excellent), but still far enough to avoid the tourist bustle - an added bonus is that just 1 block further east, you get a real glimpse of local Venetian life, residential buildings with children playing, laundry hanging out the windows, and Balio Market featuring real Italian (ie, non-inflated) prices for groceries and snacks.
The only negative I have is minor - the rooms by the canal mean a view, but also the morning noise including garbage boats and water taxis floating by.

Very old classy rooms with beautiful antiques and rugs. If you get a canal view it is well worth it. Was on top floor with canal view and room was big with marble everywhere. Lots of storage and seating in room. Right near the St Marks Square. Wouldn’t stay anywhere else
No elevator so if you are on a top floor you have to carry luggage up flights of stairs. Staff will do that at check in though. But checkout you probably need to be able to carry luggage down. I felt bad for the senior senior citizens.
Food was great for breakfast.
