It was clean, comfortable and the staff was very friendly and helpful. Restaurant was good for dinner and breakfast was fast and very good.
Our room was accessible only by going up and down Advocate’s Close. There were several stairs - not so bad down, but up was pretty steep. Not the place if someone had any mobility issues. The staff was VERY helpful carrying our bags up and down for us. Other than this, I really liked this place a lot.

Amazing location and good breakfast. The staff at breakfast were friendly and efficient
The hotel is scattered over a number of buildings, so you have to go back outside when you leave reception to get to your room. All the buildings are old so there are lots of steps to manage. Staff were a bit indifferent at reception, seemed like they wanted to just enough to make you go away but not actually truly helpful. On the last day my parents needed help with their luggage, as to get from their room to reception involved going outside and climbing a lot of steps, but despite calling reception for 15-20 mins they got no answer. Finally switches in the rooms are really annoying and nit easy to figure out, and we couldn’t control the heat coming from the radiators.

This was our favorite hotel of our whole trip. It is PERFECTLY situated - walkable to either end of the Royal Mile, down to Greyfriars, or over to Waverly or New Town. As a family it was wonderful to have the space and utilities of an apartment (especially a washer/dryer), with the ease and amenities of a hotel. The space is beautiful, the beds were very comfortable, the shower pressure was chef's kiss, and the giant bathtub heated up immediately. The hotel restaurant was so good we ate there multiple times and the vibes were immaculate.
Nothing. It was perfection.
